Please provide a construction phase erosion and sediment control plan. a. This should include the construction entrance, perimeter protection, inlet protection, concrete washout, etc. Response: The sediment control plan is shown on sheet A004. Please see sheet A005 for the construction entrance, perimeter protection, inlet protection, other details, and notes. We do not anticipate creating a concrete washout to better protect the landscape, but rather are instructing any washoff to be done in a 5-gallon bucket and emptied back into the mixer, as described under #5 on A004. 2. Please provide the MLAG, MFPG, and FFE. a. Please provide the minimum flood protection grade, minimum lowest adjacent grade, and finished floor elevation for the proposed home. The definitions of these can be found in Section 104.02 of the Storm Water Technical Standards Manual. Response: Please see sheet A001 and A004 for the above requested information. The minimum lowest adjacent grade (MLAG) is 910’, and the finished floor plan elevation (FFE) is 911.5’ (i.e. 18” above the adjacent grade). For the MFPG, the minimum grade of 910’ around the entire residence is located 28 feet above the closest FEMA flood plain (882’) located more than 1,700’ due south. The FEMA map is shown on sheet A001. 3. Please provide the lot size on the plan. Response: Lot size is 9.942 acres as shown on sheet C501 under the label “Tract B” and has been added to sheet A004. 4. Please provide the total disturbance of this project. a. If 0.25 acres or more is disturbed, a storm water management permit will need to be applied for. Response: Total disturbance for the project is 8,943 sqft (.20 acres) and shown on sheet A004. Also, as we understand it, there is a storm water management permit in place in Permit #551 for the property. Those storm water management measures already in place will be kept and maintained alongside the additional measures described on sheets A004 and A005. 5. Please show the location of the sump pump if there will be a basement. a. This will need to be tied into a storm system or discharged onto the lot 25’ of [sic] the property line or any easement line. Response: Please find the location of the sump pump shown on sheet A004. It will be discharged onto the lot 62’ feet from the west lot line. There are no easements near the discharge location. 6. Please show the proposed grading around the proposed home. a. Please also provide spot shots at each corner of the home. Response: Please see sheet A004 which includes the grading and elevation heights at the corners of the home. 7. Right-of-way and path will need to be required. a. Per the City’s Transportation Plan, 121st Street is a parkway collector street and requires 90’ of right-of-way. 45’ of this will need to be dedicated by this lot from the centerline of the road. This plan also sets forth the requirement for 10’ multi-use path along the frontage of the lot. This will need to be constructed with this project or a contribution will need to be made for the cost of constructing it. Response: The owner will make a contribution to the construction cost of the multi-use path. Please advise on that amount. 8. Please mark the height from grade to the midpoint of the tallest pitch on one of the architectural drawings and note the pavement area in square feet on the plot plan including the driveway and any private walkways. Response: Please see sheet A300 for the height from grade to the midpoint of the tallest pitch (32’-3 ½”). In order to minimize erosion and protect work completed under Permit #551, there is no new pavement area in the plans. The future driveway and private walkways are shown for reference only and will be applied for under Phase 2 of Permit #551. Those notes are shown on sheet A004.
