GENERAL NOTES & STANDARDS
1. Covering all work and materials exposed to the
weather.
2. In the event of damage, make all repairs and
replacements at no additional cost to the Owner.
VII. The Work shall:
A. Conform in workmanship to the methods and operations
of the best standards and accepted practices of fabrication,
construction and/or installation by workers skilled in each
appropriate trade. All parts shall be durably and
substantially built, and shall present a neat, workmanlike
appearance.
B. If the work is damaged or cut during construction, or if
not conforming to specified standards, tolerances or
manufacturers' instructions for installation, it shall be
replaced, patched, and/or repaired by experienced workers
in the trades involved, and to the satisfaction of the Owner
and Architect, at no additional cost to the Owner. Such
replacing, repairing and/or patching shall be done with the
appropriate materials, and in a manner that all surfaces so
affected shall, upon completion of the work, appear as new,
and as if never cut or damaged, and shall match the
surrounding similar surfaces to the satisfaction of the
Owner and Architect. The same applies to existing surfaces
and areas adjacent to construction.
C. Where materials, equipment or other products are specified
by manufacturer or brand name, such designations are to
establish standards of desired quality and type. All
materials shall be of high quality, and at a minimum, equal
to that specified, as determined by the Architect. No
substitutions shall be made without written approval
by the Architect.
VIII. These general requirements apply to the entire project,
whether or not repeated on other drawings or in other
drawing sets.
A. Failure of the Architect to object to a manufacturer or
supplier should not constitute a waiver of any of the
requirements of the contract documents and all products
furnished by the listed manufacturer must conform to such
requirements.
B. All references to "standard", whether for materials,
processes, assemblies, workmanship or performance for
similar purpose shall mean, unless otherwise noted, the
most recent available published version of such standard as
of the date of the execution of the Contract. When
reference is made to the "standards," such is understood to
be made a part of the Contract Documents, and to have the
same effect as if fully reproduced therein.
C. Cooperation between the Contractor and Subcontractors
and other trades shall facilitate the general progress of the
work. Each trade shall afford other trades every reasonable
opportunity for installation of the work and for storage of
their materials.
D. Contractors shall replace all broken glass, remove stains,
spots, marks, and dirt from decorated work, clean all
hardware and glass, remove paint spots and smears from all
surfaces, clean all fixtures and wash all tile and stone floors.
The Contractor shall also comply with all special cleaning
instructions contained in any specifications or
recommended by the manufacturer of any fixtures.
Existing conditions and work remaining in place during
construction under this contract shall be restored to the
conditions prevailing at the time the contract was awarded.
E. Each Subcontractor shall locate and lay out its work in all
its parts and establish lines and levels accurately and to put
any discrepancies to Architect, in writing, immediately
upon discovery.
F. The Architect will arrange for regular, periodic progress
meetings. All key personnel of the Contractor and
Subcontractors shall attend. Notify such other parties as
the Architect may designate as job conditions and progress
might warrant. The Contractor shall take minutes of these
progress meetings and distribute to the Architect, Owner,
and any other parties present within 48 hours of the
conclusion of the meeting.
G. Contractor shall maintain on site a complete set of
Construction Documents for the purpose of checking and
recording all work, including changes in size, location and
dimensions as well as any resulting from change orders,
bulletins or field orders.
H. Contractor shall record all concealed electrical and
mechanical services by color code, including pipe, conduit,
wire and cable, and valves exactly as they are installed, and
shall clearly label all equipment, panels, valves, ducts, and
piping, concealed or not.
I. Contractor shall record principal dimensions of concealed
work and any special notation such as valve numbers.
J. Contractor shall prepare critical task schedule showing the
anticipated scheduling of various tasks from starting date to
completion dates.
K. Contractor shall submit task schedule to Architect within
15 days after signing the contract for construction.
L. Contractor shall submit revised schedule weekly during
construction, should adjustments in scheduling occur.
B. Investigate the jobsite to compare the Contract
Documents and existing conditions and to verify all
dimensions concerning the Work. Note that all
elevations indicated are approximate and are given for
relational purposes only. Contractor shall:
1. Establish exact levels prior to start of work and
notify Architect in writing of any significant
discrepancies before proceeding.
2. Notify the Architect in writing of any dimensional
discrepancies before proceeding with the
fabrication or installation of the work.
3. Examine all surfaces to determine that they are
sound, dry, clean and ready to receive finishes or
millwork prior to installation. Start of installation
shall imply acceptance of substrate and shall not
be reason for claims of improper performance of
installed materials.
4. Advise the Architect in writing of any existing
construction that is not level, smooth, plumb, or
substantially built within industry standards or
requirements.
5. Become very familiar with the Conditions of the
Contract, local conditions relating to location,
accessibility and general character of the
construction site and local labor conditions so that
the Contractor understands the nature, extent,
difficulties and restrictions related to the execution
of the project.
C. Notify the Architect in writing immediately of any
conditions which prohibit the design intent of the
drawings from being achieved, any omissions or
conflicts in the drawings, and/or any restrictions
related to the execution of the work.
D. Provide and pay for all materials, equipment, machinery,
tools, apparatus, hoisting, means of transportation and
delivery, warehousing, taxes and labor, and other
facilities and services necessary for execution and
completion of the work in full and in complete
accordance with the Contract Documents.
E. Unless agreed otherwise with the Owner, apply for,
secure and pay for all permits, fees, inspections, licenses,
and approvals required by authorities having jurisdiction
over the work.
F. Purchase and maintain all adequate insurance coverage(s)
for protection against claims against itself, its employees
or its subcontractors, and shall:
1. Be responsible for:
a. Acts and omissions of the Contractor's
employees, subcontractors and their agents
and employees and any other persons
performing any work with, for, or on behalf
of the Contractor, and
b. Whether directly or indirectly, any damage
which occurs to the Owner's or other's
persons or property, or that of any other
party at the site due to him/her, his/her
employees or subcontractors, and shall
make good on any such claim or damage.
2. Maintain the jobsite in a safe, neat and orderly
condition during construction, and furnish and
place proper safety devices and guards for the
prevention of accidents as required by codes,
ordinances, and current OSHA regulations.
3. Provide portable fire extinguishers during
construction of the correct capacity and rating as
required by N.F.P.A. Pamphlet #10 and local
authorities.
G. Issue complete sets of the Contract Documents to each
subcontractor for coordination of their work and
description of their scope, and shall:
1. Submit shop drawings/vendor data submittal
schedule to Architect for review and approval
within thirty (30) days from commencement of
work. Submit four (4) copies to Architect.
2. Submit shop drawings for all millwork, specialty
elements, custom items, and other aspects of the
work called out for shop drawings for Architect's
review prior to fabrication or purchase.
3. Submit all shop drawing, submittal materials and
samples for related or coordinated work at the
same time to allow the Architect to review all of
the submitted materials at once. The Architect
shall not be responsible for any delays in returning
submittals if all related submittals are not
submitted by the contractor at the same time.
4. Submit for Architect's review all materials,
samples, product literature, and other pertinent
data for any proposed substitutions prior to
ordering or purchase.
H. Provide competent supervision for the coordination and
completion of the work by all subcontractors and
suppliers for the duration of the job, and use all means
necessary to protect all materials before, during and
after installation. This shall include:
I. The Contract for Construction shall be ALA Document OC_,
Agreement between Owner and Contractor, current edition.
The term "Contractor" shall mean the General Contractor or
its subcontractors. 'Other Contractors' identified under VIII.,
U. below shall perform their work in a manner consistent with
the requirements of the General Contractor.
II. The drawings are intended to indicate the design intent only.
All parties performing work shall visit the site and be familiar
with all conditions that might affect their work. As a result, the
information contained in these documents may require
adjustments or modifications and the Architect reserves the
right to make field adjustments in order to maintain design
intent. Those performing work shall notify the Architect in
writing of any discrepancies before proceeding with any work.
DO NOT SCALE THESE DRAWINGS. If any detailed
information is required, the Contractor shall notify the
Architect in writing before proceeding with any work. The
Architect shall not be responsible for errors, omissions or
delays by the Contractor. Changes in drawings or actual work
shall be issued by the Architect.
III. New work plans have been prepared without any preliminary
demolition or investigation of as-built conditions, and are
based upon existing drawings and reasonable assumptions
from the information available. The Contractor is to notify the
Architect of any discrepancies in the existing structure which
will require any adjustments or further details.
IV. All dimensions are to face of stud, face of masonry, or face of
stone, unless otherwise indicated.
V. Codes:
All work and materials shall conform to and be performed in
strict compliance with all applicable laws, codes, ordinances,
regulations, safety orders, standards, and local authorities
having jurisdiction over the Work including but not limited
to:
· The 2020 Indiana Residential Code (2018 IRC w/ Indiana
Amendments);
· The 2018 International Energy Conservation Code (IECC)
· The 2015 International Swimming Pool and Spa Code;
· The Building Officials and Code Administrators (BOCA)
National Building Code, International Building Code
(IBC), or CABO One and Two Family Dwelling Code;
· The National Fire Prevention Association (NFPA),
including NFPA 70 and 13 (National Electrical Code and
Sprinkler Code), Local Electrical Codes, Occupational
Safety and Health Standards (OSHA); and
· Other National, State, or Local codes, orders,
amendments, or directives in effect for the authorities
having jurisdiction and related to the contemplated type of
work.
VI. The Contractor(s) shall:
A. Perform all work unless otherwise noted, and shall be
solely responsible for, and have control over, all
construction means, methods, techniques, sequences and
procedures and for coordinating all portions of the
work required by the Contract Documents, and shall:
1. Provide all demolition as required and proper
disposal of all debris.
2. Remove, dispose, alter and relocate existing
mechanical and electrical equipment, conduits,
pipes and ducts when necessary, and coordinate
such with the Architect.
3. Include all items not specifically noted on the
drawings, but which are necessary to make a
complete working installation of the design intent,
and required or implied by existing conditions. In
the event that certain features of the construction
are not fully shown on the drawings, their
construction shall be of the same character as for
similar conditions shown or noted.
4. Warrant to the Owner that all materials and
equipment furnished and installed under this
Contract shall be new, unless otherwise specified,
and that all work shall be of good quality, free
from faults and defects and in conformance with
the Contract Documents, and that the Contractor
shall promptly correct work found not to be in
accordance with the Contract Documents, and
bear all the costs of corrections.
5. Perform all work and install all materials in strict
accordance with manufacturers' specifications and
instructions and in a manner consistent with
industry standards and workmanship.
6. At the conclusion of the Project, transfer to the
Owner all transactions, bonds, certificates of
insurance, warranties, guarantees, manuals & other
manufacturers' instructions & information
delivered with all appliances, equipment, fixtures,
and hardware furnished and/or installed by the
Contractor. Clearly organize all documents and
information in labeled 3-ring binders.
M. Contractor shall prepare detailed accounting of contract sum.
Submit and obtain approval from Architect before first application
for payment. Use ALA Document CCAP-2020 format for monthly
applications for payment.
N. At least ten days prior to the submission of the first request for
payment, Contractor shall submit a schedule detailing projected
monthly requests for payment for the duration of the project.
O. Work shall commence and be substantially completed as provided
for in the Contract Documents. Provide data & information
regarding work operations, sequences, deliveries, leave time, dates,
as Owner may require. Cooperate with Owner in the development of
the schedule.
P. Contractor will establish and enforce a daily system for collecting
and disposing of waste materials from construction areas and
elsewhere from the project site. Handle hazardous, dangerous,
unsanitary, contaminating, polluting and similar harmful waste
separately from inert materials by containerizing in appropriate
manner. Dispose of each category of waste material in a lawful
manner. Do not bury or burn waste material on Owner's property.
Q. After execution of the Contract, for any changes proposed by the
Owner or others to the work described in the Contract Documents,
furnish to the Architect for the Owner's review an itemized estimate
of the cost of the proposed work, and whether the Change
represents a Credit (deduction), Extra (addition) or No Change to
the Contract Price, and shall:
1. Not proceed with any proposed Change until written
authorization is received from the Owner establishing the
agreed Credit, Extra or No Change, and description of the
Change. Any claims for extra work which the Contractor
believes are necessary for the completion of the work and
which they interpret as beyond the scope of the Contract
Documents, shall not be approved unless such extra was
authorized prior to its execution as described above.
2. Not make, cause to be made, or permit a subcontractor to
make any change to the Contract Documents without specific
written authorization from the Architect.
R. During construction, Contractor shall be responsible for restricting
and containing dust and debris generated by demolition and
construction of the work, including the installation and
maintenance of all necessary coverings, protective enclosures,
temporary doors and partitions, dust barriers to protect occupants,
and existing work and finishes. Repair or replace any damages
caused by improper protection at no additional cost to the Owner.
S. Contractor shall perform a final cleaning of the building at the
completion of construction, including use of air filtration units or
"air scrubbers."
T. Contractor shall procure materials so as not to delay substantial
completion and notify the Architect in writing within five days of
execution of Contract of any material delivery which would delay
completion of Contract.
U. Contractor shall not impede the access to nor operation of any
other Contractors and their Subcontractors on the site whether
union or non-union who may be working on the premises
simultaneously.
V. Contractor shall coordinate scheduling, provisions for installation,
locations and the actual installation of items furnished by Owner or
by others and cooperate with all trades on the project not under
contract to the General Contractor (i.e. Pool contractor, telephone,
audio and computer installers, muralists etc.), and shall:
1. Verify all keying requirements of all locks with Owner,
2. Agree any changes or delays arising from conflicts
between such trades shall be the responsibility of the
General Contractor at no additional cost to the Owner.
W. Contractor shall ensure all trades take adequate precaution to
protect wood flooring, carpets, fixtures, and/or other existing or
new finishes by use of drop cloths, temporary barricades or
equivalent.
X. Contractor shall store all materials in a safe and dry location,
according to manufacturer's written instructions.
Y. Contractor shall install all specified materials, systems, & appliances
in accordance with manufacturer's written instructions, including,
but not limited to, instructions regarding the preparation of
substrates & adjoining construction, weather conditions, &
protection after installation.
Z. Contractor shall coordinate any needed final selection of hardware,
appliances, fixtures, and accessories with the Owner and the
Architect.
AA. At an agreed upon time after construction begins, detailed material
mockups are required for review by Architect & Owner for final
approval on color, finish, and application of materials. Contractor
to propose mockup schedule and locations for review and approval
and submit to Architect following the start of construction.
Contractor shall notify the Architect 7 days in advance of when a
mockup will be constructed and available for inspection.
Stand-Alone and In-Place mockups shall include all materials and
finishes planned for each condition. A Stand-Alone exterior
mockup shall include veneer, fenestration, and finish, showing
window head, jamb, and sill details. In-Place mockups are required
for all trim and finish conditions, from retaining wall veneer and
brick piers to millwork and tile. Stand-Alone mockups will remain
on-site for duration of Project. Unless otherwise indicated, the
approved mockups establish the standard by which the Project will
be judged. Neither mockup components nor materials shall be used
in the completed Project. At Project completion, the Contractor
shall remove and dispose of mockup.
01. INSULATION
Per 2018 International Energy Conservation Code. Verify required R-values and additional insulating
materials.
02. DOOR AND EMERGENCY WINDOW ACCESS
A. One entry door shall be 3'-0" minimum width.
B. All other doors into habitable areas of 10 sq. ft. and greater shall be 2'-6" minimum width.
C. Emergency means of egress from bedrooms shall be provided by a window with a minimum net clear
opening of 5.0 sq. ft. (for grade floor bedroom windows) or 5.7 sq. ft for second and third story windows.
Clear opening shall be obtainable through normal operation of the window from the inside. The minimum
clear height shall be 24" and the minimum clear width shall be 20" and the maximum sill height shall be 44"
above the finish floor.
03. SAFETY GLAZING
Safety glazing shall be provided in the following areas:
A. Doors and sidelites including door walls and french doors.
B. Glazing in windows meeting all of the following:
1. Individual pane of more than 9 sq. ft.
2. Bottom edge of glazing less than 18" above the floor.
3. Top edge of glazing more than 36" above the floor.
4. One or more walking surfaces within 36" horizontally of the plane of glazing.
For exceptions and/or more specific requirements refer to the applicable building code.
04. INSTALLATION OF EQUIPMENT AND PRE-FAB UNITS
The installation of equipment and pre-fabricated units such as, but not limited to: fireplaces, chimneys,
mechanical, plumbing, electrical equipment/accessories, and appliances shall be in accordance with
manufacturer's specifications and applicable codes. All pre-fab units and equipment shall be tested and
listed by an approved agency (most commonly UL).
05. SMOKE DETECTORS & CARBON MONOXIDE ALARM
A. Smoke detectors shall be installed on each level, within every sleeping room, and outside of each
sleeping area in the immediate vicinity of the bedrooms [within fifteen feet (15')].
B. Detectors shall be interconnected and "hard-wired" with battery back-up power supply.
C. Smoke Detectors located in rooms with sloped ceilings shall be located at a point no more than 12" from
the highest point of the ceiling.
D. A Carbon Monoxide Alarm shall be located within fifteen feet (15') of every room used for sleeping.
06. EQUIPMENT
A. Contractor shall install and connect all equipment as per equipment supplier's specifications. All
locations to be verified with owner prior to installation. Plumbing contractor shall provide all rough-ins.
Insulate all cold/hot water pipes as required.
B. Electrical contractor shall provide all electrical outlets for equipment. Verify all electrical requirements
with equipment supplier. It is the sole responsibility of the general contractor to verify all gas, electric, and
water requirements with equipment supplier and with local utilities to ensure adequate supply.
C. All equipment warranties and maintenance manuals shall be given to the Owner.
D. All equipment, panels, valves, ducts, and piping shall be clearly labeled.
07. INTERIOR SHEATHING
A. 5/8" min. gyp at walls and ceiling, anchored by drywall screws
B. 5/8" min. moisture resistant gyp at all walls and ceilings of bathrooms with bathing facilities (e.g.
showers & bathtubs).
C. 1/2" min. cement board at all walls with stone/tile finish.
08. FRAMING
A. Horizontal strap blocking shall be 1-1/2" min. where used to provide edge blocking. Strap blocking
shall be of the same material, and equal to or greater thickness of track and studs.
B. All wood in contact with concrete and/or within 8" of soils shall be preservative treated lumber and shall
conform to AWPA standards and be labeled.
C. Provide continuous solid wood blocking to steel beam and/or concrete foundation bearing at all point
loads and/or build up 2x columns.
D. Provide wood blocking for all bathroom accessories, towel bars, or other items attached to walls.
09. CONCRETE
A. Provide concrete as specified in drawings.
B. Where new concrete meets existing, clean existing concrete before pouring new concrete. Use concrete
bonding agent to ensure adherence to existing concrete.
C. Provide minimum reinforcing unless otherwise noted.
D. If applicable, Contractor to verify existing construction type prior to excavation or saw cutting of any
concrete construction.
10. MASONRY
Install brick masonry in accordance with manufacturer's published or written instructions and recommendations,
unless otherwise indicated.
11. WOOD, PLASTICS, AND COMPOSITES
A. Provide and/or install all rough carpentry, finish carpentry including millwork, finish hardware, rough
hardware, fastening devices, and miscellaneous accessories as may be required herein and/or shown on the
drawings.
B. End cut treatment: treat end cuts of copper quaternary preservative-treated wood members with
field-applied end coat prior to installation.
C. Install treated wood using hot dipped galvanized steel, stainless steel, or other fasteners and hardware as
recommended by hardware manufacturers and in compliance with code authority having jurisdiction. Use
fastener type specified in the drawings. If fastener type is not specified in the drawings, use the specification
listed here.
D. Any wood blocking used shall be fire-treated wood.
12. SEALANTS/THERMAL AND MOISTURE PROTECTION
All roof penetrations are to be liquid tight.
13. FINISHES
A. All trim to be paint grade except where noted. Nail holes in trim are to be puttied and sanded prior to
paint.
B. All finishes listed in finish schedules to be installed per manufacturer's instructions.
C. Painted finishes in mechanical room and toilet room to be semi-gloss or gloss (no flat, no eggshell, no
texture).
14. ADDITIONAL DOCUMENTATION
For additional information and specifications, refer to consultant documentation prepared by others.
