PROVIDED. THE TENANT/CLIENT'S SIGNATURE BELOW REPRESENTS ACCEPTANCE
OF THE FINAL DESIGN. ANY CHANGES TO THIS SCOPE OF WORK INITIATED BY THE

1. EACH CONTRACTOR SHALL BECOME COMPLETELY FAMILIAR WITH ALL ASPECTS OF
THE WORK, EVEN THOSE AREAS DESIGNATED TO BE PROVIDED BY OTHERS. THIS
FAMILIARIZATION INCLUDES FULL AND COMPLETE UNDERSTANDING OF THE WORK
DESCRIBED ON ALL SHEETS OF THE DRAWINGS. FAILURE BY THE CONTRACTOR TO
BECOME COMPLETELY FAMILIAR OF ALL ASPECTS OF THE WORK SHALL NOT RELIEVE
THE CONTRACTOR OF THE RESPONSIBILITY TO PROVIDE MATERIALS ASSEMBLIES, OR
SERVICES INDICATED IN THE CONTRACT DOCUMENTS.
2. ALL WORK SHALL COMPLY WITH THE REQUIREMENTS OF ALL APPLICABLE STATE
AND LOCAL BUILDING CODES. CONTRACTORS ARE RESPONSIBLE FOR VERIFYING THE
CURRENT APPLICABLE BUILDING CODE(S) FOR THEIR RESPECTIVE SCOPE OF WORK.
ALWAYS ABIDE BY THE MOST RESTRICTIVE CODE.
3. FIELD VERIFY ALL EXISTING CONDITIONS AND MEASUREMENTS INDICATED ON THE
DRAWINGS AND REPORT ANY DISCREPANCY THROUGH THE GENERAL CONTRACTOR
TO PARALLEL DESIGN GROUP BEFORE BEGINNING ANY CONSTRUCTION.
4. THE GENERAL CONTRACTOR SHALL COORDINATE WITH THE OWNER REGARDING
ALL ON-SITE ACTIVITIES; SUCH AS, BUT NOT LIMITED TO, WORK SCHEDULE,
MATERIALS STORAGE AND HANDLING, DELIVERIES, ACCESS TO THE WORKSITE,
TRAFFIC CONTROL, AND BUILDING/PUBLIC SAFETY PROCEDURES DURING
CONSTRUCTION. THE CONTRACTOR SHALL ALSO COORDINATE WORK "BY OTHERS"
WITH HIS/HER OWN ACTIVITIES AS NECESSARY TO EXECUTE THE OVERALL PROJECT
SCOPE.
5. GENERAL CONTRACTOR TO REVIEW DOCUMENTS IN DETAIL AND COMMUNICATE
ANY ITEMS THAT MAY REQUIRE LEAD TIMES. CONTRACTOR TO COORDINATE PROJECT
SCHEDULE ACCORDINGLY AND COMMUNICATE TO TEAM ANY DECISIONS THAT NEED
TO BE MADE TO KEEP PROJECT SCHEDULE ON TRACK. CONTRACTOR IS RESPONSIBLE
FOR DELAYS WHEN LEAD TIMES ARE NOT PROPERLY COMMUNICATED TO OWNER
AND PARALLEL DESIGN GROUP.
6. NO SUBSTITUTIONS FOR SPECIFICALLY NAMED PRODUCTS/MATERIALS WILL BE
ALLOWED WITHOUT PRIOR APPROVAL FROM PARALLEL DESIGN GROUP. PRODUCT
CHANGE SUBMITTALS SHOULD BE COMMUNICATED TO PARALLEL DESIGN GROUP
ALLOWING ADEQUATE TIME TO RESPOND.
7. CONTACT THE DESIGNER IMMEDIATELY IF, IN THE FIELD, CONFLICTS ARE
DISCOVERED BETWEEN COMPONENTS OF DIFFERENT SYSTEMS THAT PREVENT THE
INSTALLATION OF THOSE COMPONENTS AS INDICATED ON THE DRAWINGS. (I.E.
WHERE EXISTING MECHANICAL DUCTWORK MAY PREVENT THE INSTALLATION OF
LIGHTING FIXTURES AS INDICATED ON THE CEILING PLAN).
8. SHOP DRAWINGS OR CATALOG CUTS MUST BE SUBMITTED TO PARALLEL DESIGN
GROUP FOR APPROVAL ON ALL MATERIALS/PRODUCTS IF THE DRAWINGS DO NOT
INDICATE A SPECIFIC MANUFACTURER OR MODEL NUMBER.
9. PROVIDE SUBMITTAL SHOP DRAWINGS IN A TIMELY FASHION TO ALLOW
SUFFICIENT TIME FOR CHECKING, APPROVAL, ORDERING, FABRICATION, AND
DELIVERY OF MATERIALS AND EQUIPMENT.
10. ALL MATERIAL AND EQUIPMENT OF INDUSTRY STANDARD QUALITY SPECIFIED OR
NOT, AND WITH THE LIMITATION OF THE CONTRACT DOCUMENTS TO CAUSE THE
INSTALLATION TO FUNCTION IN ACCORDANCE WITH THE INTENTION AND OBJECTIVE
OF THE FINISHED PROJECT.
11. EACH CONTRACTOR SHALL FULLY REVIEW DRAWING SHEETS TO FULLY
UNDERSTAND NEW WORK AND EXISTING CONDITIONS TO DETERMINE FULL EXTENT
OF RESPONSIBILITIES FOR EACH RESPECTIVE TRADE IN ADDITION TO COORDINATING
FULL EXTENT OF RESPONSIBILITIES WITH ALL OTHER TRADES. FIELD WORK ORDERS &
CHANGE ORDERS WILL NOT BE APPROVED FOR ANY CONDITIONS OR CONFLICTS
THAT COULD HAVE BEEN ACCOUNTED FOR BY THE BIDDER DURING PRE-BID FIELD
INSPECTION AND AFTER AWARD OF CONTRACT.
12. THE GENERAL CONTRACTOR IS REQUIRED TO PATCH AND REPAIR ANY DAMAGED
EXISTING SURFACE TO MATCH NEW.
13. WHEN REQUIRED BY STATE BUILDING CODE, THE CONTRACTOR(S) SHALL
PROVIDE DESIGN/BUILD DRAWINGS FOR MECHANICAL, PLUMBING, ELECTRICAL, OR
FIRE SUPPRESSION. DRAWINGS SHALL BE CERTIFIED BY A LICENSED ENGINEER AND
SUBMITTED BY THE CONTRACTOR FOR STATE DESIGN REVIEW.
14. ALL EQUIPMENT, MATERIALS AND/OR FIXTURES SHALL BE INSTALLED IN STRICT
ACCORDANCE WITH THE MANUFACTURER'S RECOMMENDATIONS OR INSTRUCTIONS.
15. EXECUTE A THOROUGH FINAL CLEAN AND INSPECTION OF THE SPACE UPON
COMPLETION OF THE PROJECT. ALL SURFACES, FIXTURES, AND EQUIPMENT SHALL BE
CLEAN, AND THE SPACE SHALL BE TURNED OVER TO THE OWNER IN A CONDITION
THAT REPRESENTS THE HIGHEST LEVEL OF CARE AND PROFESSIONALISM. ENSURE ALL
GENERAL CONTRACTOR INSTALLED APPLIANCES WORK & DO NOT LEAK.
16. PROVIDE TO THE OWNER ALL OPERATION AND/OR MAINTENANCE MANUALS, OR
INSTRUCTIONS FOR ALL EQUIPMENT AND SYSTEMS AT THE COMPLETION OF THE
PROJECT.
17. DO NOT SCALE DRAWINGS. DIMENSIONS GOVERN. ALL DIMENSIONS ARE FROM
FINISHED FACE OF WALL TO FINISHED FACE OF WALL.
18. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR VERIFYING THE
REQUIREMENTS REGARDING LOCAL PLAN REVIEW, PERMITS, INSPECTIONS, AND FEES.
THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR SUBMITTING ALL REQUIRED
DRAWINGS AND SUPPORTING DOCUMENTS TO THE LOCAL BUILDING OFFICIAL
AND/OR PERMIT DEPARTMENT. ALL REQUIRED LOCAL PERMIT FEES SHALL BE PAID BY
THE GENERAL CONTRACTOR UNLESS STIPULATED OTHERWISE IN THE
OWNER/CONTRACTOR AGREEMENT.
19. NOTE REGARDING PROJECTS WITHIN MARION COUNTY: LOCAL ORDINANCE
REQUIRES ONE SET OF CONSTRUCTION DRAWINGS FOR CLASS 1 STRUCTURES, THAT
ARE DESIGNED WITH A FIRE PROTECTION AND LIFE SAFETY SYSTEMS (I.E. FIRE
ALARMS), BE SUBMITTED TO THE INDIANAPOLIS FIRE DEPARTMENT (IFD) FOR THE
PURPOSE OF CONDUCTING A FIRE DEPARTMENT PLAN REVIEW AND ON-SITE
INSPECTIONS. DRAWING SET SHOULD INCLUDE ARCH, STRUCT, MECH, ELEC,
SPRINKLER, FIRE ALARM, AND SITE/CIVIL (WHERE APPLICABLE). DRAWINGS MAY BE
DELIVERED OR MAILED TO THE IFD PLAN REVIEW DIVISION (1200 MADISON AVENUE,
INDIANAPOLIS, IN 46225, ATTENTION: T.J. BURNS). INCLUDE THE DMD STRUCTURAL
PERMIT NUMBER (STR-XXXXXX) WITH THE DRAWING SET. THE GENERAL
CONTRACTOR SHALL BE RESPONSIBLE FOR COORDINATING THE SUBMISSION OF
THESE DRAWINGS AND THE REQUIRED FEE TO THE IFD PLAN REVIEW DIVISION.
CONTACT THE IFD WITH QUESTIONS REGARDING THIS REQUIREMENT (317-327-5529).
GENERAL PROJECT NOTES DEMOLITION NOTES
1. ALL EXISTING EQUIPMENT, FIXTURES, ETC. SHALL REMAIN PROPERTY OF THE
OWNER. ALL REUSABLE ITEMS SALVAGED DURING DEMOLITION SHALL BE RETAINED
FOR THE OWNER'S INSPECTION. ONLY ITEMS SO INSPECTED AND REJECTED BY THE
OWNER SHALL BE DISPOSED.
2. CONTRACTOR TO VISIT SITE TO BECOME FAMILIAR WITH EXISTING CONDITIONS.
DEMOLITION DRAWINGS ARE A REFERENCE TO AID CONTRACTOR IN EVALUATION OF
THE EXTENT OF THE DEMOLITION, BUT SHALL NOT BE CONSIDERED ALL INCLUSIVE.
CONTRACTOR TO FIELD VERIFY ALL EXISTING CONDITIONS, DIMENSIONS, ETC.
REFERENCE NEW CONSTRUCTION DRAWINGS TO DETERMINE THE FULL EXTENT OF
NECESSARY DEMOLITION.
3. NO STRUCTURAL OR LOAD-BEARING CONSTRUCTION SHALL BE REMOVED,
DEMOLISHED, OR DAMAGED AS A RESULT OF THIS PROJECT UNLESS SPECIFICALLY
NOTED OTHERWISE ON THE DRAWINGS. THE CONTRACTOR SHALL VERIFY IN THE
FIELD, PRIOR TO DEMOLITION, THAT ALL ITEMS NOTED TO BE DEMOLISHED ARE NOT
STRUCTURAL. CONTACT PARALLEL DESIGN GROUP IMMEDIATELY IF THE
CONTRACTOR(S) IN THE FIELD SUSPECT THAT AN ITEM NOTED FOR DEMOLITION
APPEARS TO BE STRUCTURAL OR OTHERWISE LOAD-BEARING. THE CONTRACTOR IS
SOLELY RESPONSIBLE FOR INADVERTENT DAMAGE TO THE BUILDING STRUCTURAL
SYSTEM.
4. EACH TRADE CONTRACTOR IS RESPONSIBLE FOR ALL DEMOLITION WORK REQUIRED
OR NOTED FOR THE INSTALLATION OF THE NEW WORK.
5. EACH TRADE CONTRACTOR IS RESPONSIBLE TO REFER TO NEW CONSTRUCTION
DRAWINGS FOR ADDITIONAL PATCHING AND PREPARATION WORK RELATED TO THE
DEMOLITION ITEMS.
6. WHERE EQUIPMENT, FIXTURES, OR FINISHES ARE MOVED FROM ANY OTHER PART OF
THE BUILDING TO BE REUSED IN THE PROJECT AREA, THE CONTRACTOR SHALL
INCLUDE IN THEIR SCOPE OF WORK ANY NECESSARY PATCHING OR REPAIRING OF THE
REMAINING AREAS FROM WHERE THE ITEMS WERE RELOCATED, UNLESS OTHERWISE
DIRECTED BY OWNER.
7. CHECK EXISTING FLOOR LEVEL BEFORE INSTALLATION OF NEW FLOORING. PREPARE
FLOOR WITH CEMENTITIOUS LEVELING COMPOUND PRIOR TO INSTALLATION OF NEW
FLOOR FINISH AS REQUIRED TO MAINTAIN LEVEL.
8. REMOVE ALL ITEMS ASSOCIATED WITH DEMOLISHED WALL IF NOT NOTED OR
SHOWN OTHERWISE. SALVAGE ANY ITEMS IS GOOD CONDITION FOR REUSE IN NEW
CONSTRUCTION, e.g., OUTLETS.
9. THE CONTRACTOR IS RESPONSIBLE FOR THE PROTECTION OF ALL EXISTING
SURFACES, MATERIALS, COMPONENTS, ETC. TO REMAIN OR BE RELOCATED. ANY
DAMAGE TO THESE RESULTING FROM PERFORMANCE OF WORK SHALL BE REPAIRED BY
THE CONTRACTOR TO THE SATISFACTION OF THE OWNER AND PARALLEL DESIGN
GROUP AT NO ADDITIONAL EXPENSE TO THE OWNER.
10. COMPLY WITH ALL APPLICABLE LOCAL, STATE AND FEDERAL CODES AND
REGULATIONS. ALWAYS ABIDE BY THE MOST RESTRICTIVE CODE.
11. THE CONTRACTOR SHALL PROVIDE TEMPORARY DUST PROTECTION AS REQUIRED
BY THE OWNER TO PREVENT CONSTRUCTION DEBRIS AND DUST FROM MIGRATING
OUT OF THE PROJECT AREA. THE OWNER SHALL CONFIRM ALL DUST PREVENTION
MEASURE/LOCATIONS, AND SHALL DETERMINE ANY CHANGES TO THESE MEASURES.
12. REMOVE DUST AND DEBRIS FROM NEWLY EXPOSED SURFACES.
13. CONTRACTOR TO PROVIDE AN "AS-BUILT" SET INDICATING THE LOCATION OF ALL
PERMANENTLY ABANDONED SYSTEMS.
14. GENERAL CONTRACTOR TO PROVIDE RECYCLING COSTS TO THE BUILDING
OWNER/LANDLORD ON ALL ITEMS BEING DEMOLISHED, SUCH AS, METAL STUDS,
DRYWALL, CARPET, CEILING TILES, DOORS,GLASS, AND CABINETRY.
1. POWER AND COMMUNICATION PLAN IS TO SHOW ELECTRICAL, VOICE/DATA
RECEPTACLES AND TV LOCATIONS. ELECTRICAL CONTRACTOR TO FIELD VERIFY
LOAD CAPACITIES AND AVAILABILITY. PARALLEL DESIGN GROUP AND THEIR
ARCHITECT ARE NOT RESPONSIBLE FOR ANY MECHANICAL OR ELECTRICAL
ENGINEERING.
2. REFLECTED CEILING PLAN IS TO SHOW LIGHT FIXTURE, DIFFUSER, AND SWITCH
LOCATIONS ONLY. PARALLEL DESIGN GROUP AND THEIR ARCHITECT ARE NOT
RESPONSIBLE FOR ANY MECHANICAL OR ELECTRICAL ENGINEERING.
3. ELECTRICAL CONTRACTOR RESPONSIBLE FOR RELOCATION AND/OR
ADDITION OF HORN STROBES, FIRE ALARM STATIONS AND EXIST SIGNS AS
REQUIRED BY CODE.
4. VERIFY IF ANY SPECIAL EQUIPMENT WILL REQUIRE ADDITIONAL AIR FLOW.
PROVIDE ADDITIONAL HVAC REQUIREMENTS AFTER APPROVAL FROM TENANT.
REVISE ZONING AS NEEDED.
5. PLUMBING, FIRE SUPPRESSION, AND FIRE ALARM SYSTEMS SHALL BE DESIGNED
AND INSTALLED BY THE RESPECTIVE DESIGN/BUILD CONTRACTORS PER
AGREEMENT WITH THE OWNER. ALL TRADES SHALL DESIGN AND INSTALL THEIR
RESPECTIVE SYSTEMS IN ACCORDANCE WITH ALL APPLICABLE STATE AND LOCAL
BUILDING CODES. COORDINATE WITH THE ARCHITECT IF ADDITIONAL
INFORMATION IS REQUIRED IN ORDER TO DO THE WORK IN THE FIELD. PARALLEL
DESIGN GROUP AND THEIR ARCHITECT ARE NOT RESPONSIBLE FOR ANY
ENGINEERING FOR THESE SYSTEMS.
6. COORDINATE CIRCUITRY REQUIREMENTS FOR FURNITURE SYSTEMS WITH
TENANT, BEFORE RUNNING WIRING TO JUNCTION BOXES.
7. CENTER IN CEILING TILES RECESSED DOWNLIGHTS, SMOKE DETECTORS,
SPRINKLER HEADS, AND EXIT SIGNS, UNLESS OTHERWISE NOTED.
8. REVIEW FIRE DETECTION DEVICE LOCATIONS WITH TENANT PRIOR TO
INSTALLATION.
9. THE DESIGN/BUILD CONTRACTOR SHALL COMPLY WITH THE INDIANA
BUILDING CODE, THE INDIANA FIRE CODE, AND ALL OTHER APPLICABLE LAWS,
CODES, RULES AND REGULATIONS THAT APPLY TO DESIGN AND INSTALLATION
OF FIRE SPRINKLER/FIRE SUPPRESSION SYSTEMS.
MECHANICAL &
ELECTRICAL NOTES
FIRE PROTECTION NOTES
1. FIRE PROTECTION WORK IS TO BE PROVIDED BY DESIGN/BUILD SERVICES UNDER
THE GENERAL CONTRACT. PROVIDE A COMPLETE, WORKING SYSTEM. PARALLEL
DESIGN GROUP IS NOT RESPONSIBLE FOR THE DESIGN, INSTALLATION, OR
RENOVATION OF THE FIRE SPRINKLER SYSTEM.
2. THE DESIGN/BUILD CONTRACTOR SHALL COMPLY WITH THE INDIANA BUILDING
CODE, THE INDIANA FIRE CODE, AND ALL OTHER APPLICABLE LAWS, CODES, RULES AND
REGULATIONS THAT APPLY TO DESIGN AND INSTALLATION OF FIRE SPRINKLER/FIRE
SUPPRESSION SYSTEMS.
3. THE FIRE PROTECTION CONTRACTOR SHALL GENERATE ALL REQUIRED DRAWINGS,
AND SHALL FILE THOSE DRAWINGS, AND RELATED DOCUMENTS, WITH THE STATE AND
LOCAL AUTHORITIES HAVING JURISDICTION OVER THE PROJECT.
4. PROVIDE NEW OR RELOCATE EXISTING SPRINKLER HEADS AS REQUIRED. PROVIDE
MISSING COVER/ESCUTCHEON PLATES FOR SPRINKLER HEADS WHERE APPLICABLE.
FIELD VERIFY EXISTING CONDITIONS PRIOR TO THE START OF WORK.
5. FIRE EXTINGUISHERS: CONTRACTOR TO ENSURE ALL NEW AND EXISTING FIRE
EXTINGUISHERS ARE INSTALLED ACCORDING TO NFPA 10. COORDINATE WITH
OWNER/LANDLORD ON EXTINGUISHER TYPE AND HOUSING. MAXIMUM TRAVEL
DISTANCE OF 75 FEET FROM ANY POINT TO A VISIBLE EXTINGUISHER.
1. ALL MATERIALS TO BE DELIVERED IN THEIR ORIGINAL PACKAGING WITH
MANUFACTURER'S LABELS. CONTRACTOR WILL BE RESPONSIBLE FOR RECEIVING,
STORING AND PROTECTING MATERIALS FROM ANY DAMAGE BY MOISTURE, WIND,
SUN ABUSE, OR ANY HARMFUL EFFECTS. DAMAGED MATERIALS WILL BE
REJECTED AND MUST BE REPLACED BY THE CONTRACTOR.
2. REMOVE ALL PLATES AND SWITCHES BEFORE PAINTING AND REATTACH
AFTERWARDS.
3. ALL REMAINING PAINT (1 GALLON MINIMUM) TO BE LEFT WITH THE OWNER.
4. WALLCOVERING SHALL BE FROM THE SAME PRODUCTION RUN.
5. DO NOT LOCATE WALLCOVERING SEAMS ON CORNERS. WRAP 6" BEYOND
INSIDE OR OUTSIDE CORNERS AS INDICATED ON THE FINISH PLAN WHERE
CHANGE OF WALLCOVERING LOCATION OCCURS.
6. CONTRACTOR TO REMOVE EXCESS ADHESIVE IMMEDIATELY FROM SURFACE
OR WALLCOVERING AS EACH JOINT OR SEAM IS MADE AND BEFORE PROCEEDING
TO THE NEXT JOINT OR SEAM.
7. ALL WALLCOVERING SEAMS ARE TO BE CUT STRAIGHT. ASSURE INSTALLATION
IS SECURE, SMOOTH, CLEAN, AND WITHOUT WRINKLES, BUBBLES, GAPS, AND/OR
OVERLAPS.
8. FOR ALL NEW DRYWALL INSTALLATIONS, INSTALL AS RECOMMENDED BY THE
GYPSUM ASSOCIATION. (SUCH AS, CONTROL JOINTS, FINISH LEVELS, FASTENERS,
TAPING DETAILS, CORNER BEADS, ETC.)
9. TRANSITION OF DIFFERENT FLOORING MATERIALS SHALL OCCUR AT THE
CENTERLINE OF THE DOOR.
10. CONTRACTOR TO PROVIDE AND INSTALL TRANSITION STRIP BETWEEN
DISSIMILAR FLOORING MATERIALS. TRANSITION STRIP IS TO BE SCHLUTER OR
EQUAL WITH BRUSHED ALUMINUM FINISH OR IS TO BE VINYL AND MATCH VINYL
BASE COLOR (e.g. WHERE VCT MEETS CARPET). CONTRACTOR TO DETERMINE
TYPE OF SCHLUTER STRIP BASED ON DISSIMILAR FLOORING MATERIALS.
CONTRACTOR TO VERIFY TYPE OF TRANSITION WITH PARALLEL DESIGN, IF NOT
NOTED, PRIOR TO PLACING ORDER.
11. SUBFLOOR MUST BE LEVEL, SOUND, RIGID, CLEAN/FREE OF ANY DEBRIS, AND
PERMANENTLY DRY PRIOR TO INSTALLATION. THE INSTALLATION OF FINISH
FLOORING MATERIALS SHALL SERVE AS ACCEPTANCE OF SLAB CONDITION.
12. FLOORING MATERIALS SHALL BE FROM THE SAME PRODUCTION RUN.
13. CONTRACTOR SHALL REPAIR, REFINISH OR TOUCH-UP SURFACES DAMAGED

14. LOW VOC CONTENT PAINT AND ADHESIVES TO BE USED THROUGHOUT
PROJECT.
15. REVIEW AND ABIDE BY ALL MANUFACTURER INSTALLATION INSTRUCTIONS
PRIOR TO INSTALLATION OF FINISH MATERIALS. MANUFACTURER
RECOMMENDED ADHESIVES/SEALANTS TO BE USED.
16. UPON COMPLETION OF ALL FINISH APPLICATIONS, ALL MATERIALS AND
EQUIPMENT SHALL BE REMOVED. CONTRACTOR SHALL INSURE THAT ALL AREAS
ARE LEFT CLEAN AND DAMAGE FREE.
17. ANY VARIATION IN PATTERN, TEXTURE, COLOR OR ANY OTHER DEFECT
SHOULD BE BROUGHT TO THE ATTENTION OF PARALLEL DESIGN GROUP FOR
DIRECTION AND APPROVAL.

WITH THE STATE AND LOCAL AUTHORITIES HAVING JURISDICTION OVER THE
PROJECT.
