RE: Our Lady of Mt. Carmel Parish Life Center Addition Project
GENERAL SCOPE DESCRIPTION
New Addition
• 1-Story addition on the west side of the existing church with 14,380 SF on the ground and lower levels, and
7,544 SF on the basement level for a total of 21,900 SF. New and renovated spaces include new parish
administrative offices, parish life center commons gathering area and meeting rooms.
Renovations
• 11,178 SF renovation of the existing lower level vacated parish office area, the St. Thomas Aquinas room, Holy
Family Room, and mechanical equipment upgrades.
SITE DESIGN
Vehicular Circulation
Existing site conditions will be modified as needed to accommodate the building addition and utility relocations.
The overall campus primary existing vehicular circulation at the front door of the school is eliminated to create
additional pervious area.
Parking
As described, existing parking on the north and west sides of the Addition will be reconfigured.
Plantings
The landscape intent for this project is to comply with City of Carmel minimum standards for trees and shrubs.
Preliminary coordination with City staff indicates the following requirements:
• Provide no less than a 5’ wide building base landscape planting bed around the full Addition.
• Achieve 75% plant coverage within that foundation planting bed.
• Replace any trees that may be disturbed as part of minor parking modifications.
• Per early feedback from City staff, we are likely to be exempt from bufferyard standards.
The Addition will displace an existing outdoor paver patio, Tomb of the Unknown Child, and decorative fountain.
A new location for the fountain is proposed in the site design. Decorative hardscape in a plaza area will be designed
around the fountain. Water supply and electrical power for the fountain will be by the church’s separate contractor
and coordinated with the site utility design.
Utilities
Utilities running in the area of the new addition will be relocated out of the footprint of the addition.

Storm Sewer
The proposed storm sewer system is designed to integrate into the existing site storm sewer system and in
accordance with City of Carmel and Hamilton County design requirements.
The existing storm sewer that crosses between the school and the church will be relocated as indicated on the
drawings.
Storm Water Quality
The new storm sewer system will be treated by a treatment train of hydrodynamic separator and then a vegetative
swale.
Water
Domestic water for the church will be tapped downstream of fire service line and enter the church in the new water
room. The domestic water line will be 4-inch. Fire water line will be rerouted to the new water room. The new fire
line size should match the existing. Old design drawings indicate this is an 8-inch fire line. A Post Indicator Valve
will be required on this fire line. A 4-inch dry fire line will be extended from the new water room to a new FDC close
to the existing Siamese connection.
Sanitary
The site will pick up the sanitary lateral force main leaving the church and extend west to the existing sanitary
manhole location. The existing manhole structure is a brick manhole. This will be replaced with a new manhole.
Where the new sanitary lateral crosses the existing water service line feeding the school, the force main will be
lowered to meet the required 18-inches of clearance. Where the sanitary lateral force main crosses existing storm
lines, the force main will be lowered to meet the minimum 18-inches of clearance.
Fiber Optic
Fiber Optic line between the church and school will need to be relocated as required by the addition.
Electric
A new transformer will be relocated to the northeast corner of the site. The existing transformer conflicts with the
addition. Secondary feeds will need to be rerouted from the new transformer/meter location
Gas
A new gas meter will be set at the northeast corner of the building. The existing gas meter conflicts with the
addition.
ARCHITECTURAL DESIGN
Plan Layout
The Parish Life Center Addition is placed at grade to provide direct ADA access to the church. Entrance to the office
area is through a secure vestibule that directs visitors into the reception area before entering the building.
The reception area serves as a centralized point of greeting with waiting and a hospitality area for guests. From
reception, parish administrative offices and Parish Religious Education are grouped on opposite sides of the addition
with common use workrooms, conference rooms and other support areas in the center.
Pastors’ offices are placed at the rear of the office for privacy. An exterior “back door” is located near the pastor
offices for separate entrance and egress without passing through reception area. An internal “back door” is provided
from the corridor near the sacristy for direct access by the priests.
The new commons area wraps around the west side of the church, encompassing the existing parish office entrance
to the lower level. Stairs and a new elevator provide vertical circulation up to the sanctuary level and down to the
lower level. Corridors connect to the main church lobby on both sides of the sanctuary past the Sacristy on the
northwest and the Perpetual Adoration Chapel on the southeast.

A second entrance vestibule is provided on the southwest side of the addition. This entrance provides a direct path
of entry from the school front door for students attending chapel, and events that use both the church and the
school.
The vacated parish office area on the lower level is renovated to a large meeting room to replace the St. Thomas
Aquinas meeting room. The current St. Thomas Aquinas room and other adjacent spaces are renovated to additional
smaller meeting rooms and storage rooms.
The appearance of the new addition will be consistent with the character of the existing church building in the use
of materials, forms and detailing. The roof profile at the new entrance is raised to help with identification from the
parking lot and enhancing the welcoming image of the new Parish Life Center.
