Project Summary:
To extend the existing south gable on the west side of the house by 7 feet 6 inches,remove existing
deck,add new post/beam foundation for the same section,frame in new floor and walls to add a
master bedroom.Existing bedroom at South West corner of the home will become the master
bathroom,bringing the total number of bathrooms for the house to 3.5.
Project Details:
Existing deck to be removed without disturbing existing roof structure
Post/Beam foundation will be added by adding (3)16”Diameter concrete piers with rebar across the
south end and 2 at the half way point that extend at least 36”below grade.A 6x6 treated post will
serve as the connection between piers and the floor system and will be anchored to the piers with
bolts and metal post brackets.
New Floor to be framed on new foundation.
Floor joist will be consistent with the rest of the house’s framing and will be 2x10 dimensional lumber.
Skirting around exterior base will either be a treated lumber product or a fiber cement panel product.
2-3”XPS foam insulation will be installed on the inside of the skirting.
A vapor barrier will be installed underneath the room addition.
Walls will be insulated with R-15 Faced batt insulation.
Floors will be insulated with R-30 batt insualtion with 1/2”or 7/16”panel product (Plywood or OSB)
Attic space will be approximately R-30 with loose fill insulation.
Egress window to be installed in the south end of new master bedroom.
Board and batton siding to be used on exterior.
The bedroom at the southwest corner of the house will become master bathroom with double vanity,
curbless walk-in shower,tub,and toilet.
Smoke and CO detectors will be upgraded throughout home to the state mandated IN2020.
