Nothing set forth in these drawings shall release any contractor from his responsibility to provide appropriate quantities, field measurements, dimensional stability, installation, anchorage, and coordination with other trades; or release him from his responsibility t o identify and resolve deviations from the requirements of the contract documents, or free him of his responsibility to alert designer to errors or omission. 2. Contractor shall utilize these drawings in conjunction with the specifications to determine the full scope, intent and requirements of the project. Specifications and drawings are intended to be complementary, not mutually exclusive. Work shown on the drawings but not listed in the specifications, and work described in the specifications but not shown on the drawings shall be interpreted as though work were fully described in both places. The higher quantity, higher quality, more labor intensive and overall more stringent and more costly requirement shall apply unless otherwise clarified in writing prior to bid. 3. Each contractor shall verify in the field all existing applicable conditions and dimensions shown on the drawings and as pertinent to the intent of these drawings. Any discrepancy discovered shall be brought to the attention of the designer prior to the commencement of any work affected by, or related to, such discrepancy. Each contractor shall be responsible for all costs associated with, or caused by his failure to comply with this requirement. 4. Each contractor shall review all portions of his work, before starting the work, to verify that the work will not prohibit completion of the project as intended in these construction documents. All questions shall be referred to the designer for resolution. 5. Each contractor shall field verify all existing applicable conditions and dimensions shown on the drawings. All new doors to be installed with hinge 4" from wall (minimum). 12. Paint all hollow metal doors and frames exposed steel handrails and guardrails. 13. Caulk interior and exterior perimeters of all hollow metal and aluminum door and window frames. 14. Verify undercut requirements of doors where carpet or other flooring is to be installed. 15. Maximum spacing between gypsum board control joints (CJ) shall be 30'-0". The maximum distance from a corner to a joint shall be 24'-0". Provide control joints between all interior load bearing walls and non-load bearing walls, at all abrupt changes in wall height, at all changes of wall thickness, at pilasters and columns. Verify final joint locations with a/ebefore construction. 16. A minimum clear area of 18" is required to the side of each door strike jamb on the pull side for doors on an accessible route. 17. All framed walls shall extend to deck above and be provided with fire stop sealant unless noted otherwise. 18. Do not scale drawings, contact architect if specific dimension is needed. 19. Provide concealed fire rated wood blocking or metal framing supports as required for all surface mounted items. 20. All new fire extinguisher cabinets to be finished to match adjacent wall finish and installed according to code. Life Safety Contractor to verify placement and quantity of fire extinguishers throughout the space. If additional fire extinguisher locations are needed, a plan must be submitted to the designer for review of aesthetic purposes only. 21. Apply sealant at all plumbing fixtures, at juncture with wall, and at all countertops and backsplash junctures. 22. Top layer of sound isolation system and new floor finishes as scheduled. See details. 23. Coordinate clearance and access for mechanical units with mechanical plans. Contact architect to coordinate issues. 24. Cement board to be used in all sections and portions of wall and ceilings w/ tile finish. See finish plans and reference ceiling plans to coordinate finish location. 25. Ant and all penetrations shall receive caulking to seal any type of energy loss. 26. The Contractor to verify and coordinate all applicable dimensions of fixtures and equipment supplied and /or installed by others. 27. The use of the words “Provide” or “Provided” in connection with any item specified is intended to mean, unless otherwise noted, that such shall be furnished, installes and connected where so required. 28. Upon completion of project, obtain all final inspections as required by local jurisdictions and furnish owner with evidence of all such Inspections and Certificates Of Occupancy. 29. These Construction Notes and/ or Drawings are supplied to illustrate the design and general type of construction desired and are intended to imply the finest quality of construction material and workmanship throughout. 30. All means of Egress and Fire Protection shall be maintained at all times. Any shut down of Life Safety or Building Systems shall be approved and coordinated in advance with the Owner and Local Building Department. 31. The General Contractor is responsible for providing temporary bracing and/ or shoring intil the permanent bracing is in place. 32. All Contractors are required to coordinate their work with all disciplines to avoid conflicts. See Mechanical, Electrical and Plumbing drawings for additional information regarding size and quantity of openings, slab requirements and lintels. 33. These drawings are not to be separated. 34. Contractor shall provide wood blocking in walls for mounting cabinets. 35. Provide one 2A:10B:C Fire Extinguisher mounted in the kitchen sink base cabinet of each Dwelling unit. 36. All new doors to be installed with hinges side 4” minimum from wall, in framed wall condition. See plan for C.I.P. and C.M.U. walls. 37. Provide window blinds. Reference A/522 for specification. 38. Provide blocking in all bathrooms as required for future grab bars. See details om A/521 for locations.
