E. THE ERRORS AND OMISSIONS DESIGN LIABILITY FOR THE PROJECT SHALL BE LIMITED TO
THE DESIGN COST OF CORRECTING THE DEFICIENCY.
F. CONTRACTOR SHALL VISIT AND INSPECT THE PROJECT SITE PRIOR TO SUBMITTAL OF BID
AND FAMILIARIZE THEMSELVES WITH THE CONDITIONS UNDER WHICH THE WORK WILL BE
PERFORMED. THE CONTRACTOR IS RESPONSIBLE FOR FIELD VERIFYING ALL CONDITIONS
AND DIMENSIONS PRIOR TO THE START OF WORK. REPORT ANY DISCREPANCIES TO THE
DESIGNER IMMEDIATELY. FAILURE OF CONTRACTOR TO PERFORM IN THIS MANNER
DOES NOT ALLOW FOR ADDITIONAL COST TO THE OWNER. NO SUBSEQUENT EXTRAS OR
ADDITIONS WILL BE ALLOWED ON ANY CLAIM OF LACK OF KNOWLEDGE OF
CONDITIONS OR CIRCUMSTANCES ABOUT WHICH THE CONTRACTOR COULD HAVE
INFORMED THEMSELVES.
G. THE CONTRACTOR IS RESPONSIBLE FOR OBTAINING ALL STATE AND LOCAL PERMITS
REQUIRED FOR COMPLETION OF THIS PROJECT.
H. ALL WORK IS TO BE COORDINATED BY THE GENERAL CONTRACTOR TO ASSURE
ADEQUATE FIT, FINISH, SYSTEM OPERATION, AND FULL COMPLETION OF THE WORK,
INCLUDING SERVICE REQUIREMENTS OF THE OWNER'S F.F.E.
I. CONTRACTOR SHALL MAKE KNOWN ANY LIMITATIONS, EXCLUSIONS, OR
MODIFICATIONS TO THE PROJECT DURING THE PRICING PHASE OF THE PROJECT.
UNLESS NOTED ALL WORK SHOWN ON THE DRAWINGS WILL BE PRESUMED TO BE
INCLUDED.
J. ALL CONTRACTORS INVOLVED IN THIS WORK SHALL CARRY PROPERTY DAMAGE AND
PUBLIC LIABILITY INSURANCE AS REQUIRED BY OWNER & GOVERNMENTAL AGENCIES
HAVING JURISDICTION AND COMPLY WITH STATUTORY REQUIREMENTS FOR DISABILITY
AND WORKMEN'S COMPENSATION. THEY WILL COMPLY WITH ALL RULES AND
REGULATIONS DICTATED BY THE OWNER AND THE CONDITIONS OF THE JOB.
INSURANCE SHALL PROTECT THE OWNER, THE TENANT, ARCHITECT AND OTHER
GROUP(S) TO BE NAMED FROM LIABILITY TO THE CONTRACTOR'S NEGLIGENCE.
K. THE AIA STANDARD DOCUMENT A201 SHALL BE MADE PART OF THE GENERAL
CONDITIONS.
L. ALL DIMENSIONS ARE SHOWN ON THE DRAWINGS. DIMENSIONS SHALL GOVERN.
DETAILS SHALL GOVERN OVER PLANS AND ELEVATIONS; LARGE SCALE DETAILS GOVERN
OVER SMALL SCALE DETAILS. ANY DIMENSIONS NOT SHOWN OR DEEMED
QUESTIONABLE ARE TO BE VERIFIED WITH THE DESIGNER. DO NOT SCALE DIMENSIONS

N. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR THE DISTRIBUTION OF
DRAWINGS TO ALL TRADES UNDER THEIR EMPLOY.
O. THE GENERAL CONTRACTOR SHALL SUPPLY, PRIOR TO THE COMMENCEMENT OF WORK,
A LIST OF ALL SUBCONTRACTORS TO ARCHITECT. THE NAME OF THE PRINCIPAL
CONTACT, THE ADDRESS AND PHONE NUMBER OF EACH SUBCONTRACTOR SHALL BE
INCLUDED ON THE LIST.
P. THE GENERAL CONTRACTOR SHALL FURNISH SAMPLES TO ARCHITECT/INTERIOR
DESIGNER OF ALL MATERIALS, TOGETHER WITH FINISHES, INTENDED FOR USE IN THE
WORK BEFORE THE COMMENCEMENT/ ORDER OF THE SPECIFIED WORK.
Q. ANY INFORMATION REQUIRED BY CONTRACTORS THAT IS NOT SHOWN ON THE
DRAWINGS OR CONTAINED IN OTHER CONTRACT DOCUMENTS SHALL BE REQUESTED BY
THE GENERAL CONTRACTOR FROM ARCHITECT/INTERIOR DESIGNER.
R. A REPRESENTATIVE OF THE GENERAL CONTRACTOR AUTHORIZED TO DISCUSS THE WORK
AND RECEIVE INFORMATION FROM ARCHITECT SHALL BE AVAILABLE AT ALL TIMES THAT
WORK IS IN PROGRESS.
S. CONTRACTOR SHALL SUBMIT SHOP DRAWINGS AND CUT SHEETS TO
ARCHITECT/INTERIOR DESIGNER FOR APPROVAL ON ALL ITEMS INCLUDING BUT NOT
LIMITED TO MILLWORK, LIGHTING, FINISH MATERIALS, PLUMBING FIXTURES AND
ACCESSORIES PRIOR TO ORDER. SHOP DRAWINGS SHALL SHOW ALL DIMENSIONS AND
CONDITIONS.
T. CONTRACTOR IS TO SIGN EACH SHOP DRAWING SUBMITTAL CERTIFYING THAT THE
SUBMITTAL HAS BEEN REVIEWED, APPROVED, AND THAT THE CONTRACTOR
COORDINATION HAS BEEN PERFORMED.
U. ALL CONTRACTORS INVOLVED IN THIS PROJECT SHALL REVIEW ALL DRAWINGS
INCLUDED IN THIS DRAWING SET AND SHALL COORDINATE THEIR WORK WITH OTHER
TRADES ON THIS PROJECT.
V. FINISHED DOOR OPENINGS IN NEW PARTITIONS SHALL BE SET 6" FROM ADJACENT
PERPENDICULAR PARTITIONS, UNLESS NOTED OTHERWISE.
W. PROVIDE BLOCKING IN WALLS TO ACCOMMODATE ALL CASEWORK AND WALL
MOUNTED EQUIPMENT. ALL BLOCKING MUST MEET ALL APPLICABLE FIRE CODES.
X. ALL FINISH CARPENTRY IS TO BE COMPLETED IN STRICT ACCORDANCE WITH A.W.I.
STANDARDS, PREMIUM GRADE.
Y. ALL FIRE EXTINGUISHER CABINET LOCATIONS ARE TO BE COORDINATED BY THE FACILITY
WITH THE LOCAL FIRE OFFICIALS PRIOR TO INSTALLATION. COORDINATE FINAL FIRE
EXTINGUISHER LOCATIONS WITH PHANOMEN/design PRIOR TO ROUGH-IN. STYLE TO BE
SEMI-RECESSED, HINGED DOOR WITH GLASS. SUBMIT CUT-SHEET TO PHANOMEN/design
FOR APPROVAL.
Z. CONTRACTOR(S) SHALL PROVIDE ALL NECESSARY LABOR, MATERIALS, AND EQUIPMENT
FOR THE WORK IN THESE DOCUMENTS, UNLESS CLEARLY NOTED "NOT IN CONTRACT"
(N.I.C.). EXISTING WORK ADJACENT TO OR IN THE AREA OF NEW WORK SHALL BE
PROTECTED BY ALL SUITABLE MEANS NECESSARY TO PREVENT OR MINIMIZE DAMAGE.
GREAT CARE SHALL BE EXERCISED TO ASSURE THAT THE BUILDING SHALL BE PROTECTED
FROM DAMAGE THAT COULD OCCUR BECAUSE OF THIS WORK. ANY DAMAGES
CAUSED BY THIS WORK OR ACCIDENTS SHALL BE REPAIRED, REPLACED OR PATCHED TO
THE SATISFACTION OF ARCHITECT AND THE OWNER. CONTRACTORS SHALL BEAR
FINANCIAL RESPONSIBILITY FOR SUCH DAMAGE AND ANY WORK UNDERTAKEN TO
CORRECT IT.
AA. THE CONTRACTORS SHALL EXERCISE GREAT CARE IN PROTECTION FROM DAMAGE ALL
MATERIALS EXISTING ON THE JOB AND SHALL MAINTAIN PROTECTION FOR ALL TRAFFIC
AREAS OF THE BUILDING TO BE USED DURING THE EXECUTION OF WORK RELATING TO
THIS CONTRACT WITH THE UNDERSTANDING THAT THE CONTRACTOR'S WILL RECTIFY ANY
DAMAGE ATTRIBUTABLE TO THEIR OPERATION.
AB. CONTRACTORS SHALL KEEP WORK AREAS AND ADJACENT PUBLIC CORRIDORS AND
FACILITIES FREE OF DEBRIS. MATERIALS STORED ON SITE ARE THE RESPONSIBILITY OF THE
CONTRACTOR AND SHALL BE STORED IN A LOCATION APPROVED BY THE OWNER.
AC. ALL PLUMBING ITEMS AND/OR EQUIPMENT ITEMS ARE TO BE COORDINATED AND
VERIFIED WITH INTERIOR ELEVATIONS PRIOR TO ROUGH-IN. ANY DISCREPANCIES SHALL
BE COORDINATED WITH PHANOMEN/design.
AD. GYPSUM BOARD SURFACES SHALL BE ISOLATED WITH CONTROL JOINTS AS PER
MANUFACTURERS REQUIREMENTS AND INDUSTRY STANDARDS.
AE. ALL GYPSUM BOARD SURFACES ARE TO BE FINISHED SMOOTH. GYPSUM ASSOCIATION
GA-214-96 LEVEL 4 FINISH, WITH THE FOLLOWING ADDITION; ANY READILY VISIBLE
IMPERFECTIONS IN GYPSUM BOARD SURFACE SHALL BE COATED WITH JOINT
COMPOUND AND/OR SKIM-COATED AS REQUIRED.
AF. SCRIBE GYPSUM BOARD OF WALL AND PARTITIONS TO IRREGULARITIES OF DECK ABOVE.
SEAL TIGHTLY AROUND ANY PARTITIONS.
AG.EACH TRADE SHALL BE HELD RESPONSIBLE FOR KNOWLEDGE OF THE GENERAL NOTES
INCLUDED THROUGHOUT THE CONTRACT DOCUMENTS AND THE APPLICABLE BUILDING
CODES.
AH. THE HVAC, PLUMBING AND ELECTRICAL DRAWINGS ARE SUPPLEMENTARY TO THE
ARCHITECTURAL DRAWINGS. SHOULD THERE BE ANY DISCREPANCY BETWEEN THE
VARIOUS DRAWINGS, IT SHALL BE BROUGHT TO THE DESIGNER AND ENGINEERS
ATTENTION FOR CLARIFICATION.
AI. CONTRACTOR MUST VERIFY AND COORDINATE ALL OPERATIONAL REQUIREMENTS AND
CLEARANCE DIMENSIONS OF PROJECT COMPONENTS; INCLUDING CONTRACTOR
SUPPLIED AND OWNER SUPPLIED ITEMS.
AJ. CONTRACTOR SHALL ITEMIZE ALL COSTS AND SCOPE OF WORK REGARDING ANY
CHANGE ORDER. THIS INFORMATION MUST BE PRESENTED TO THE OWNER FOR
APPROVAL PRIOR TO ANY WORK BEING EXECUTED.
AK. ALL LIGHT FIXTURES THAT COME INTO CONTACT WITH BUILDING INSULATION MUST BE IC
RATED. ALL LIGHT FIXTURES SHALL MEET ALL APPLICABLE CODES FROM NATIONAL
ELECTRIC CODE (NEC) TO THE INTERNATIONAL ENERGY CODE (IEC). CONTRACTOR IS
TO VERIFY CODE COMPLIANCE OF ALL LIGHT FIXTURES.
AL. METAL STUD CONTRACTOR IS RESPONSIBLE FOR GAUGING AND RELATED ENGINEERING
OF METAL STUD FRAMED WALLS UNLESS NOTED OTHERWISE ON ENGINEERING
DRAWINGS.
AM.THESE PLANS ARE INTENDED FOR "GUIDELINE" BID AND CONSTRUCTION PURPOSES ONLY
AND DO NOT INCLUDE DETAILS AND METHODS OF CONSTRUCTION FOR ALL AREAS.

AO.ALL CONTRACTORS AND SUPPLIERS SHALL BEFORE COMMENCING WORK, REVIEW ALL

MATERIAL. THE GENERAL CONTRACTOR SHALL EXAMINE ALL ADJOINING WORK OR
AREAS UPON WHICH THE PERFORMANCE OF THEIR WORK IS IN ANY WAY DEPENDENT.
AP. ALL MATERIALS SHALL BE NEW, UNUSED, AND OF THE HIGHEST QUALITY IN EVERY
RESPECT UNLESS OTHERWISE NOTED. MANUFACTURED MATERIALS AND EQUIPMENT
SHALL BE INSTALLED AS PER THE MANUFACTURER'S RECOMMENDATIONS AND
INSTRUCTIONS UNLESS OTHERWISE NOTED.
AQ.ALL WORK SHALL BE ERECTED AND INSTALLED PLUMB, LEVEL, SQUARE AND TRUE, AND IN
PROPER ALIGNMENT.

AS. THE GENERAL CONTRACTOR SHALL KEEP SUFFICIENT WORKMEN ON THE JOB SITE AT ALL
TIMES TO PERFORM THE WORK IN THE MOST EXPEDITIOUS MANNER CONSISTENT WITH
GOOD WORKMANSHIP, GOOD BUSINESS PRACTICE AND THE BEST INTERESTS OF THE
OWNER.
AT. EACH TRADE WILL BE EXPECTED TO PROCEED IN A FASHION THAT WILL NOT DELAY OR
DETAIN THE TRADES FOLLOWING THEM.
AU. THE CONTRACTORS SHALL NOT PROCEED WITH ANY ADDITIONAL WORK OR CHANGES
FOR WHICH THEY EXPECT ADDITIONAL COMPENSATION BEYOND THE CONTRACT
AMOUNT WITHOUT WRITTEN AUTHORIZATION FROM OWNER. FAILURE TO OBTAIN SUCH
AUTHORIZATION SHALL INVALIDATE ANY CLAIM FOR EXTRA COMPENSATION.
AV. ALL WORK AND MATERIALS SHALL BE GUARANTEED AGAINST DEFECTS IN DESIGN,
WORKMANSHIP AND MATERIALS FOR A PERIOD OF ONE (1) YEAR.
AW.THE CONTRACTORS SHALL AT ALL TIMES KEEP THE PREMISES FREE OF THE
ACCUMULATION OF WASTE MATERIALS OR RUBBISH CAUSED BY THEIR OPERATIONS. THE
CONTRACTORS SHALL CONFINE THEIR OPERATIONS FOR REMOVAL TO SUCH METHODS
AS MAY BE AGREEABLE WITH THE OWNER. THE PROJECT SHALL BE LEFT CLEAN AND
CLEAR, TO THE SATISFACTION OF THE OWNER, AND THE DISPOSITION OF ALL SALVAGED
MATERIALS IS TO BE CLEARED WITH THE OWNER PRIOR TO REMOVAL. THE PREMISES
SHALL BE SWEPT CLEAN DAILY OF RELATED CONSTRUCTION DEBRIS.
AX. UPON SUBSTANTIAL COMPLETION OF THE WORK, THE GENERAL CONTRACTOR SHALL
NOTIFY ARCHITECT TO SCHEDULE A "PUNCH LIST" WALK THROUGH IT IS INTENDED THAT
THE GENERAL CONTRACTOR PROVIDE A COMPLETE JOB AND ANY OMISSIONS IN THESE
NOTES OR IN THE OUTLINE OF WORK SHALL NOT BE CONSTRUED AS RELIEVING THE
GENERAL CONTRACTOR OF SUCH RESPONSIBILITIES IMPLIED BY THE SCOPE OF WORK
EXCEPT FOR ITEMS SPECIFICALLY NOTED.
AY. SHOULD ANY PORTION OF THE CONTRACT DOCUMENTS PROVE TO BE, FOR WHATEVER
REASON, UNENFORCEABLE, SUCH UNENFORCEABILITY SHALL NOT EXTEND TO THE
REMAINDER OF THE CONTRACT NOR SHALL IT VOID ANY OTHER PROVISIONS OF THE
CONTRACT.
AZ. THE GENERAL CONTRACTOR SHALL HAVE A COPY OF THE LATEST SET OF CONTRACT
DOCUMENTS ON THE JOB SITE AT ALL TIMES FOR REVIEW BY ARCHITECT. ALL DRAWINGS
AND CONSTRUCTION NOTES ARE COMPLIMENTARY AND WHAT IS CALLED FOR BY ONE
SHALL BE BINDING AS IF CALLED FOR BY ALL.
BA. COMPLETE RECORD DOCUMENTS TO BE MAINTAINED SEPARATELY FROM THE FIELD SET.
THE RECORD SET SHALL HAVE ALL FIELD CHANGES DOCUMENTED AND WILL BE
PROVIDED TO ARCHITECT AT THE COMPLETION OF PROJECT. PROVIDE A COPY OF THE
RECORD DOCUMENTS TO THE LANDLORD.
BB. THE WORK INCLUDES THE FURNISHING OF ALL LABOR, MATERIALS, EQUIPMENT AND
SERVICES NECESSARY FOR, AND REASONABLY INCIDENTAL TO, THE COMPLETION IN
PLACE OF ALL WORK ILLUSTRATED AND DESCRIBED IN THE DRAWINGS AND
SPECIFICATIONS. ALL SUCH WORK IS TO BE DONE BY THE CONTRACTORS UNLESS
OTHERWISE NOTED.
BC. THE GENERAL CONTRACTOR SHALL SUBMIT CONFIRMATIONS WITH DELIVERY DATES OF
ORDERS FOR MATERIALS AND EQUIPMENT ON ANY LONG LEAD-TIME ITEMS AT THE
COMMENCEMENT OF PROJECT.
BD. CONTRACTOR TO INCLUDE PRICING FOR HOOD DUCT DRAWING THROUGH THE
CHOSEN HOOD CONTRACTOR, UNLESS OTHERWISE DISCUSSED.
BE. SIGNAGE REQUIRES SEPARATE REVIEW, PERMITS, AND FEES. CONTRACTOR SHALL BE
RESPONSIBLE FOR OBTAINING SUCH PERMITS, UNLESS OTHERWISE DISCUSSED. OWNER
SHALL SUBMIT BUILDING SIGNAGAE TO CITY FOR APPROVAL PRIOR TO INSTALLATION.
BF. FIRE SPRINKLER AND FIRE ALARM SYSTEMS SHALL BE PROVIDED PER NFPA NO.13.
APPROVALS TO BE OBTAINED FROM LOCAL FIRE MARSHAL. CONTRACTOR TO SUBMIT
ALL REQUIRED DRAWINGS AND INFORMATION TO FIRE MARSHAL AND AUTHORITY FOR
APPROVAL PRIOR TO COMMENCEMENT OF ANY RELATED WORK. OBTAIN APPROVAL
OF COMPLETED SYSTEMS PRIOR TO FINAL ACCEPTANCE.
