F. CONTRACTOR SHALL VISIT AND INSPECT THE PROJECT SITE PRIOR TO SUBMITTAL OF BID
AND FAMILIARIZE THEMSELVES WITH THE CONDITIONS UNDER WHICH THE WORK WILL BE
PERFORMED. THE CONTRACTOR IS RESPONSIBLE FOR FIELD VERIFYING ALL CONDITIONS
AND DIMENSIONS PRIOR TO THE START OF WORK. REPORT ANY DISCREPANCIES TO THE
DESIGNER IMMEDIATELY. FAILURE OF CONTRACTOR TO PERFORM IN THIS MANNER
DOES NOT ALLOW FOR ADDITIONAL COST TO THE OWNER. NO SUBSEQUENT EXTRAS OR
ADDITIONS WILL BE ALLOWED ON ANY CLAIM OF LACK OF KNOWLEDGE OF
CONDITIONS OR CIRCUMSTANCES ABOUT WHICH THE CONTRACTOR COULD HAVE
INFORMED THEMSELVES.
G. THE CONTRACTOR IS RESPONSIBLE FOR OBTAINING ALL STATE AND LOCAL PERMITS
REQUIRED FOR COMPLETION OF THIS PROJECT.
H. ALL WORK IS TO BE COORDINATED BY THE GENERAL CONTRACTOR TO ASSURE
ADEQUATE FIT, FINISH, SYSTEM OPERATION, AND FULL COMPLETION OF THE WORK,
INCLUDING SERVICE REQUIREMENTS OF THE OWNER'S F.F.E.
I. CONTRACTOR SHALL MAKE KNOWN ANY LIMITATIONS, EXCLUSIONS, OR
MODIFICATIONS TO THE PROJECT DURING THE PRICING PHASE OF THE PROJECT.
UNLESS NOTED ALL WORK SHOWN ON THE DRAWINGS WILL BE PRESUMED TO BE
INCLUDED.
J. ALL CONTRACTORS INVOLVED IN THIS WORK SHALL CARRY PROPERTY DAMAGE AND
PUBLIC LIABILITY INSURANCE AS REQUIRED BY OWNER & GOVERNMENTAL AGENCIES
HAVING JURISDICTION AND COMPLY WITH STATUTORY REQUIREMENTS FOR DISABILITY
AND WORKMEN'S COMPENSATION. THEY WILL COMPLY WITH ALL RULES AND
REGULATIONS DICTATED BY THE OWNER AND THE CONDITIONS OF THE JOB.
INSURANCE SHALL PROTECT THE OWNER, THE TENANT, ARCHITECT AND OTHER
GROUP(S) TO BE NAMED FROM LIABILITY TO THE CONTRACTOR'S NEGLIGENCE.
K. THE AIA STANDARD DOCUMENT A201 SHALL BE MADE PART OF THE GENERAL
CONDITIONS.
L. ALL DIMENSIONS ARE SHOWN ON THE DRAWINGS. DIMENSIONS SHALL GOVERN.
DETAILS SHALL GOVERN OVER PLANS AND ELEVATIONS; LARGE SCALE DETAILS GOVERN
OVER SMALL SCALE DETAILS. ANY DIMENSIONS NOT SHOWN OR DEEMED
QUESTIONABLE ARE TO BE VERIFIED WITH THE DESIGNER. DO NOT SCALE DIMENSIONS

A LIST OF ALL SUBCONTRACTORS TO ARCHITECT. THE NAME OF THE PRINCIPAL
CONTACT, THE ADDRESS AND PHONE NUMBER OF EACH SUBCONTRACTOR SHALL BE
INCLUDED ON THE LIST.
P. THE GENERAL CONTRACTOR SHALL FURNISH SAMPLES TO ARCHITECT/INTERIOR
DESIGNER OF ALL MATERIALS, TOGETHER WITH FINISHES, INTENDED FOR USE IN THE
WORK BEFORE THE COMMENCEMENT/ ORDER OF THE SPECIFIED WORK.
Q. ANY INFORMATION REQUIRED BY CONTRACTORS THAT IS NOT SHOWN ON THE
DRAWINGS OR CONTAINED IN OTHER CONTRACT DOCUMENTS SHALL BE REQUESTED BY
THE GENERAL CONTRACTOR FROM ARCHITECT/INTERIOR DESIGNER.
R. A REPRESENTATIVE OF THE GENERAL CONTRACTOR AUTHORIZED TO DISCUSS THE WORK
AND RECEIVE INFORMATION FROM ARCHITECT SHALL BE AVAILABLE AT ALL TIMES THAT
WORK IS IN PROGRESS.
S. CONTRACTOR SHALL SUBMIT SHOP DRAWINGS AND CUT SHEETS TO
ARCHITECT/INTERIOR DESIGNER FOR APPROVAL ON ALL ITEMS INCLUDING BUT NOT
LIMITED TO MILLWORK, LIGHTING, FINISH MATERIALS, PLUMBING FIXTURES AND
ACCESSORIES PRIOR TO ORDER. SHOP DRAWINGS SHALL SHOW ALL DIMENSIONS AND
CONDITIONS.
T. CONTRACTOR IS TO SIGN EACH SHOP DRAWING SUBMITTAL CERTIFYING THAT THE
SUBMITTAL HAS BEEN REVIEWED, APPROVED, AND THAT THE CONTRACTOR
COORDINATION HAS BEEN PERFORMED.
U. ALL CONTRACTORS INVOLVED IN THIS PROJECT SHALL REVIEW ALL DRAWINGS
INCLUDED IN THIS DRAWING SET AND SHALL COORDINATE THEIR WORK WITH OTHER
TRADES ON THIS PROJECT.
V. FINISHED DOOR OPENINGS IN NEW PARTITIONS SHALL BE SET 6" FROM ADJACENT

ELECTRICAL SPECIFICATION:
GENERAL REQUIREMENTS
THE ELECTRICAL CONTRACTOR IS RESPONSIBLE FOR VERIFYING ALL EXISTING CONDITIONS, FEEDER CONNECTION POINTS, AND
EQUIPMENT REQUIREMENTS FOR EQUIPMENT PROVIDED BY OTHERS BY VISITING THE JOB SITE AND EXAMINING THE
INSTALLATION DOCUMENTS, AND IS TO REPORT ANY DISCREPANCIES TO THE ENGINEER PRIOR TO BIDDING.
ELECTRICAL CONTRACTOR SHALL VERIFY FINAL EQUIPMENT REQUIREMENTS AND LOCATION PRIOR TO ROUGH-IN.
ANY MATERIAL OR LABOR WHICH IS OBVIOUSLY NECESSARY TO COMPLETE THE WORK AS DESCRIBED IN THESE DRAWINGS SHALL
BE PROVIDED AS PART OF THIS CONTRACT.
ALL EQUIPMENT DEVICES AND ELECTRICAL SUPPLIES SHALL BE LISTED IN A MANNER RECOGNIZED BY THE NATIONAL ELECTRIC
CODE WHERE APPLICABLE.
MANUFACTURER AND NEC REQUIRED CLEARANCES SHALL BE MAINTAINED AROUND EQUIPMENT. THESE CLEARANCES SHALL BE
CONFIRMED BEFORE INSTALLATION.
THE ELECTRICAL CONTRACTOR IS RESPONSIBLE FOR COMPLYING WITH ALL LOCAL CODES, OBTAINING NECESSARY PERMITS,
PAYING REQUIRED FEES, AND MAKING ALL ARRANGEMENTS FOR NECESSARY INSPECTIONS, TESTS, ETC. ALL WORK SHALL
COMPLY WITH OSHA STANDARDS AS WELL AS COMPLY WITH LOCAL REGULATIONS.
COORDINATE INSTALLING OF ELECTRICAL MATERIALS WITH GENERAL CONSTRUCTION WORK.
PROVIDE FIRESTOPPING TO CABLE AND RACEWAY PENETRATIONS OF FIRE-RATED FLOORS AND WALLS TO MAINTAIN FIRE RATING.
ALL CONDUIT PENETRATIONS SHALL BE SEALED WITH APPROPRIATE CONDUIT SEALING MATERIAL.
INSTALL EQUIPMENT IDENTIFICATION LABELS ON EACH UNIT OF EQUIPMENT IN POWER, LIGHTING, COMMUNICATION, SIGNAL, AND
ALARM SYSTEMS, INCLUDING THE MAIN UNIT OF EACH SYSTEM. USING ½” HIGH WHITE LETTERS ON BLACK ENGRAVED PLASTIC
LAMINATE, PROVIDE A 1 ½” HIGH LABEL FOR ONE LINE OF TEXT OR A 2” HIGH LABEL FOR TWO LINES.
PROVIDE CIRCUIT IDENTIFICATION ON EACH POWER OR COMMUNICATION CIRCUIT IN EACH VAULT, PULL, AND JUNCTION BOX AND
SWITCHBOARD OR PANEL.
INSTALL ENGRAVED PLASTIC-LAMINATED INSTRUCTION SIGNS WITH APPROVED LEGEND WHERE INSTRUCTIONS ARE NEEDED FOR
SYSTEM OR EQUIPMENT OPERATION.
ANY DEVIATION FROM SPECIFIED PRODUCT MANUFACTURER MUST BE APPROVED IN WRITING BY THE ENGINEER PRIOR TO
BIDDING.
ALL EQUIPMENT IN OUTDOOR LOCATIONS SHALL BE WEATHERPROOF.
ALL WORK SHALL BE DONE IN A NEAT AND PROFESSIONAL MANNER. ANY UNSATISFACTORY WORKMANSHIP SHALL BE REMOVED
AND REPLACED BY AND AT THE EXPENSE OF THE ELECTRICAL CONTRACTOR.
INSPECT FINISHED WORK. CUT, PATCH, REFINISH, CLEAN AND TOUCH-UP AS NEEDED.
UPON COMPLETION OF THE WORK, ALL PARTS OF THE ELECTRICAL INSTALLATION SHALL BE TESTED AND DEFECTS CORRECTED.
THE CONTRACTOR SHALL GUARANTEE FOR ONE YEAR THAT ALL WORK IS FREE OF DEFECTS AND SHALL CORRECT ANY DEFECTIVE
WORK FOUND DURING THAT PERIOD, AS WELL AS ANY DAMAGE RESULTING FROM SAID DEFECT.
SUBMITTALS
PROVIDE MANUFACTURER'S LITERATURE ON ALL ELECTRICAL EQUIPMENT. THE FOLLOWING SHALL BE INCLUDED WHERE
APPLICABLE:
1. STANDARD SCHEMATIC DRAWINGS, MODIFIED FOR SPECIFIC MODEL AND
ACCESSORIES PROVIDED.
2. CUT SHEETS IDENTIFYING PERTINENT MATERIALS AND PRODUCTS REQUIRED.
3. EQUIPMENT DIMENSIONS, SHIPPING SPLITS, AND CONSTRUCTION CLEARANCES.
4. MAINTENANCE REQUIREMENTS.
5. PERFORMANCE SPECIFICATIONS.
6. WIRING AND CONTROL DIAGRAMS.
7. SAFETY INSTRUCTIONS.
8. THE FULL MANUFACTURER'S MODEL NUMBER SHALL BE CLEARLY SHOWN ON THE TOP OF THE FIRST AND THE BOTTOM OF THE
LAST PAGE.
9. IDENTIFICATION OF COLOR OR FINISHES.
10. THE CONTRACTOR'S STAMP, SIGNATURE, AND CONTACT DATA SHALL BE AFFIXED TO EACH SUBMITTAL.
11. WARRANTY INFORMATION AND SERIAL NUMBER.
AN OPERATIONS MANUAL CONTAINING EQUIPMENT DRAWINGS AND RELATED INFORMATION, INCLUDING THE DATA LISTED
ABOVE, SHALL BE SUBMITTED TO THE OWNER AFTER PROJECT COMPLETION. RECORD DRAWINGS, OR “AS BUILTS”, SHALL BE
PROVIDED WITH THE OPERATIONS MANUAL. THE MANUAL SHALL BE LABELED WITH THE PROJECT NAME AND LOCATION AND
SHALL CONTAIN THE NAMES AND ADDRESSES OF THE OWNER, ENGINEER, AND CONTRACTOR.

PROVIDE ¾” CONDUIT WITH PULL WIRE TO CEILING FOR ALL DATA AND COMMUNICATIONS UNLESS OTHERWISE SPECIFIED.
DO NOT RUN COMMUNICATION CONDUIT PARALLEL TO POWER CONDUIT WITHIN 6” OF POWER CONDUIT. AVOID AREAS OF POWER
OR MAGNETIC INTERFERENCE.
CONDUITS AND WIRING
ALL CONDUIT SHALL BE ¾” MINIMUM RIGID GALVANIZED STEEL OR ELECTRIC METALLIC TUBING. ALL CONUIT IN BELOW 12' SHALL
BE RIGID CONDUIT. RIGID CONDUIT OR SCHEDULE 40 PVC SHALL BE USED UNDER SLAB. FLEXIBLE STEEL CONDUIT SHALL BE USED
FOR CONNECTIONS TO LIGHTING FIXTURES AND WHERE SHORT CONNECTIONS MAKE RIGID CONDUIT IMPRACTICAL. MC CABLE
MAY BE USED ABOVE CEILINGS AND IN WALLS BOTH HORIZONTALLY AND VERTICALLY. GALVANIZED STEEL CONDUIT SHALL USE
THREADED FITTINGS. EMT FITTINGS SHALL BE COMPRESSION TYPE. ALL CONDUIT SHALL BE CONCEALED. SUPPORT CONDUIT AT
NOT MORE THAN 5' CENTERS.
HANGERS AND SUPPORTS LISTED FOR THE PURPOSE SHALL BE USED TO SUPPORT ELECTRICAL DEVICES. THESE SHALL BE
FASTENED TO THE BUILDING STEEL, CONCRETE OR MASONRY. HANGERS SHALL NOT INTERFERE WITH ACCESS TO EQUIPMENT.
ALL ELECTRICAL EQUIPMENT AND MATERIALS SHALL COMPLY WITH THE NEC.
ALL CONNECTIONS TO EQUIPMENT SUBJECT TO MOVEMENT OR VIBRATION SHALL BE LIQUID TIGHT FLEXIBLE METAL CONDUIT,
NOT LESS THAN 12” IN LENGTH, NOR GREATER THAN 36” IN LENGTH.
CONDUCTORS SHALL BE COPPER THWN #12 MINIMUM CONDUCTORS FOR FEEDERS OF 100 AMPS OR GREATER MAY BE ALUMINUM.
THHN MAY BE USED ABOVE GRADE IN INTERIOR LOCATIONS ONLY.
MAJOR FEEDERS FROM THE SWITCHBOARD PANELS TO PANELBOARDS, FEEDERS FROM/TO TRANSFORMERS, AND FEEDS TO 208V
PANELS MAY NOT BE SHOWN ON THE PLANS. THESE FEEDERS ARE PART OF THE WORK, AND SHALL BE INSTALLED AS INDICATED

HVAC CONTROL WIRING FURNISHED AND INSTALLED BY DIVISION 15.
WIRE OUTLETS WITH AT LEAST 6 INCHES OF SLACK. OUTLET BOXES SHALL BE A MINIMUM OF 4” x 2 1/8” x 2 1/8” FOR SINGLE GANG
AND 4” x 4” x 2 1/8” FOR TWO GANG.
ALL CIRCUITS SHALL HAVE AN INSULATED EQUIPMENT GROUND CONDUCTOR, IN ADDITION TO GROUND CONTINUITY OF THE

RECEPTACLES SHALL BE INDUSTRIAL SPECIFICATION GRADE RATED 20A UNLESS OTHERWISE INDICATED.
