THE BUILDER SHALL VERIFY THAT SITE CONDITIONS ARE CONSISTENT WITH THESE PLANS BEFORE
STARTING WORK. WORK NOT SPECIFICALLY DETAILED SHALL BE CONSTRUCTED TO THE SAME QUALITY
AS SIMILAR WORK THAT IS DETAILED. ALL WORK SHALL BE DONE IN ACCORDANCE WITH
INTERNATIONAL BUILDING CODES AND LOCAL CODES.
WRITTEN DIMENSIONS AND SPECIFIC NOTES SHALL TAKE PRECEDENCE OVER SCALED DIMENSIONS
AND GENERAL NOTES. THE ENGINEER/DESIGNER SHALL BE CONSULTED FOR CLARIFICATION IF SITE
CONDITIONS ARE ENCOUNTERED THAT ARE DIFFERENT THAN SHOWN, IF DISCREPANCIES ARE FOUND IN
THE PLANS OR NOTES, OR IF A QUESTION ARISES OVER THE INTENT OF THE PLANS OR NOTES.
CONTRACTOR SHALL VERIFY AND IS RESPONSIBLE FOR ALL DIMENSIONS (INCLUDING ROUGH
OPENINGS).
PLEASE SEE ADDITIONAL NOTES CALLED OUT ON OTHER SHEETS.
BUILDING PERFORMANCE:BUILDING PERFORMANCE:
HEAT LOSS CALCULATIONS SHALL COMPLY WITH THE REQUIREMENTS OF REGIONAL AND LOCAL CODES.
SEE CALCULATIONS. PORCHES, DECKS, FOUNDATION, FIREPLACE ENCLOSURES, AND GARAGE AREAS NOT
INCLUDED IN LIVING AREA. ALL EXHAUST FANS TO BE VENTED DIRECTLY TO THE EXTERIOR. ALL
PENETRATIONS OF THE BUILDING ENVELOPE SHALL BE SEALED WITH CAULK OR FOAM.
DISCLAIMER:

comply with owner's and/ or builder's specifications and
any changes made on them after prints are made will be
done at the owner's and / or builder's expense and
responsibility. The contractor shall verify all dimensions
and enclosed drawing.
Francium LLC is not liable for errors once construction has
begun. While every effort has been made in the preparation
of this plan to avoid mistakes, the maker can not guarantee
against human error. The contractor of the job must check
all dimensions and other details prior to construction and
be solely responsible thereafter.
DOOR/WINDOW NOTES:
Every bedroom shall be provided with an egress window
with finish sill height not greater than 44" above the finish
floor height and shall have a minimum accessible area of
5.7 sq. ft. Egress windows shall not have an accessible area
less than 20" wide or 24" high.
All walk-thru doors shall be solid core
Interior doors shall be painted or stained. Exterior exit
doors will be 36" min. net clear doorway shall be 32" min.
Door shall be accessible from inside without the use of a
key or any special knowledge or effort. Glazing in doors
shall be dual pane safety glass with min. u-value of 0.60.
GRADING NOTES:
1CONTRACTOR TO VERIFY LOCATION OF ALL EXISTING
UTILITIES.
2 PROVIDE POSITIVE DRAINAGE AWAY FROM BUILDING.
3 FINAL GRADE TO CONVEY SURFACE DRAINAGE TOWARD ROCK
CHANNELS AND DISPERSION TRENCHES.
4 AREAS TO BE FILLED SHALL BE CLEARED, GRUBBED TO
REMOVE TREES, VEGETATION, ROOTS AND OTHER
OBJECTIONABLE MATERIAL AND STRIPPED OF TOPSOIL.
5 PLACE FILL SLOPES WITH A GRADIENT STEEPER THAT 3:1 IN
LIFTS NOT TO EXCEED 8 INCHES, AND MAKE SURE EACH LIFT
IS PROPERLY COMPACTED.

FRAMING NOTES:
1PROVIDE FIRE BLOCKING, DRAFT STOPS AND FIRE STOPS AS
PER I.R.C. SEC R302.1(1)
2 ALL VERTICAL ANNULAR OPENINGS CREATED BY MECHANICAL
ELEMENTS MUST BE SEALED BY ASTM E 814-RATED FIRE-
BARRIER SEALANT.
3 HORIZONTAL ANNULAR OPENINGS MUST BE SEALED BY AN
ASTM E 814-RATED SEALANT AS PER EVERY SIX (6) FEET
BETWEEN OPENINGS.
4 MID-SPAN BLOCKING IN THE FORM OF STANDARD-GRADE
LUMBER TO BE USED BETWEEN ALL EXTERIOR AND INTERIOR
STUDS, EVERY TEN (10) VERTICAL FEET BETWEEN FLOOR
PLATFORMS.
5 TYPE-X (1/2" or 5/8") FIRE-RATED DRYWALL SHALL BE USED
