AVIAN GLEN SECTION ONE
Drainage Overview
The 18 acre tract of Avian Glen Section One is part of a 132
acre proposed development intended to be developed as single
family residential lots. The overall site is located along
Cherry Tree Road and Hazeldell Road in Clay Township,
Indiana in Section 21, Township 18 North, Range 3 East. The
18 acres comprising Section One is further located in the
northeast quadrant of the overall site, directly north of
and adjacent to the Cherry Tree Elementary School.
For the purposes of drainage calculation and development
process, the proposed Section One is considered to be
separate as it generally drains to the Fremont-Randall Legal
Drain with the balance of the overall site draining to the
Michener Ditch.
Land cover under existing conditions for the tract is
primarily meadow, however, it was utilized as farmland and
for the purposes of these calculations will be considered as
farmland/row crops. There are also approximately 2 acres in
the western portions that are wooded.
The soils are predominately Brookston (27%) , Crosby (54%) ,
and Miami (19%) . The soil composite and classification have
an effect upon runoff and the values generated.
This 18 acre tract receives a negligible amount of drainage
from off-site areas. The areas directly to the north that
previously discharged to this site is being developed as
'Ashton' and the storm discharge routed via a detention
basin to the outlet for the Fremont-Randall Legal Drain.
The area to the north and west that is under development as
'Woodfield Section 6' currently routes some drainage to the
Woodfield Detention Basin with the balance discharging
directly to the relocated Fremont-Randall Legal Drain. The
balance of the watershed normally associated with the
Fremont-Randall will be routed to new detention basins as a
part of overall 132 acre site that discharges to the
Michener Ditch. Therefore, the drainage calculations
contained herein are limited to the area to be developed as
Section One of Avian Glen.

Calculations and hydrographs utilizing the SCS Unit
Hydrograph program for the site are performed for both
existing and developed conditions. The information
generated is relative to acreage, runoff curve number, time
of concentration and abstraction ratio.
The proposed stormwater management system for Avian Glen
Section One is intended to allow discharge from the site via
RCP to the Fremont-Randall Legal Drain. The increase in
peak discharge on this site from pre-developed 10 year 24
hour storm conditions to proposed conditions will be
compensated for in the future development of the balance of
the overall 132 acre site.

curve, having a radius of 250. 00 feet, the radius point of
which bears South 86 degrees 00 minutes 39 seconds East;
thence Northerly along said curve, 94 . 77 feet to a point
which bears North 64 degrees 17 minutes 28 seconds West from
said radius point; thence North 65 degrees 08 minutes 14
seconds West 160. 07 feet; thence North 00 degrees 09 minutes
25 seconds West 220. 01 feet to a point on the North line of
said Southeast Quarter Section; thence along said North
line, South 89 degrees 59 minutes 56 seconds East 1681. 66
feet to the Point of Beginning, containing 18 . 19 acres, more
or less.
