FINDINGS OF FACT SHEET -DEVELOPMENT STANDARDS VARIANCE
CARMEL ADVISORY BOARD OF ZONING APPEALS

Petitioner: Sam and Frances Thompson
1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
It is a small expansion of an existing covered porch and home workshop. In no way will it infringe
on the neighbors use and enjoyment of the neighborhood.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
We own the property adjoining the variance. We have no plans to sell that lot and will keep it as a
part of our property long term. Otherwise the variance does not extend toward the adjoining property
any further than the allowed set back.
3. The strict application of the terms of the Unified Development to the property will result in practical difficulties
in the use of the property because:
The existing back covered porch built with the house is too small to host our extended family. The
Workshop addition allows me to continue my hobby in retirement without having to park cars in the
alley or on the street for extended periods of time.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance
Docket No. is granted, subject to any conditions stated in the minutes of this Board,
which are incorporated herein by reference and made a part hereof.
