Client recently acquired the property and has yet to occupy
for any length of time. Information from the Home
Inspection Report and Fairchild's initial, non-invasive
inspections identify general concerns with regard to
moisture/plumbing. See the attached document.
(moisture/plumbing). Fairchild recommends these issues be
investigated and repaired either as a pre-emptive effort
before the remodeling project or concurrent to the project
for the mitigation of damages and use of the property. See
8.25.21 Westwind Circle Moisture Concerns (document,
attached).

LIMITATIONS:
As of the date of this estimate, the final design of the
Kitchen, and all finish materials are pending selection by
Client.
The functional materials estimated in this budget are of a
standard quality and consistent with the functional
materials used by Fairchild and meet code requirements
and general industry standards. For example, the switches
and receptacles included in this estimate are base models
and will match the color per room with base cover plates.
This Budget is provided in Good Faith based upon the
general direction provided from Client in email exchanges
and phone conferences.
OTHERS:
I. Fairchild, in an effort, for pricing transparency and based
upon known performance and quality, has recommended
(3) service providers to Client with whom Client will work
directly with service providers, including all financial
matters.

CLIENT COMMITMENTS REMODELING:
Client agrees and commits to the following:
#1. Client has read the estimate carefully before
agreeing/approving the estimate. The estimate sets forth
the scope and cost of repairs and duties of all parties.
#2. The client will provides access to the property via lock
box during the hours of 8AM to 6PM, Monday through
Friday. Extended access by agreement.
#3. Client advised there will be a progressive level of
occupancy with initial intermittent occupancy with limited
furnishings will transition into full occupancy (and
furnishings).

Client has a shared responsibility with Fairchild to protect
their personal property. The client will remove personal
property from the targeted project areas (adjacent to the
same), the contiguous walls, and the directed areas of
ingress/egress to the project areas.
#4. Client has had some finishing performed, painting, and
intends on having floors installed as required to project
execution. Fairchild will have to introduce appropriate
property preservation measures to contain dust, mitigate
air exchange, and protect new flooring.
#5. Client will provide one bay of the garage, or other
available floor space, for the staging of materials,
equipment, and tooling.
#6. Client will provide driveway space for the placement of
a debris trailer and/or dumpster for the duration of the
project.
#7. Client agrees to participate in the Remodel Phase
Approval Process and to provide timely feedback with any
concerns.
Remodel Phase
Approval
REMODEL PHASE APPROVAL:
Client Approval & Acceptance:
In effort to deliver on client's expectations and to avoid
miscommunication and potential delays, we require three
documented meetings with the client (on-site) and
approval from client that each phase of the remodeling
process has been completed to the plan and their
satisfaction.
Phase I: Post Property Preservation & DEMO
Fairchild will introduce the estimated scope of property
preservation and scope of demolition. Fairchild will STOP.
Project areas will be cleared of debris and cleaned. Client
and Fairchild will inspect the completed property
preservation and demolition. Fairchild will identify any
obstacles to the Project Plan, Design, etc. Estimates are
predicated upon visual inspections. Any material change in
labor and materials or project cycle time will be
documented with a written Change Order for Client's
signature.
Phase II: Post "Rough-In" (Framing, Plumbing,
Electrical, and HVAC)
(& repair of any unforeseen conditions, if exist).
Upon Phase I approval from Client, Fairchild will execute the
Phase II deliverables: framing/subfloor repairs/replacement,
modifications, Plumbing Rough-IN, Electrical Rough-In, and
HVAC alterations. Fairchild will STOP. Client and Fairchild will
inspect the completed work for alignment with designs,
Project Plan/Estimate, Fixtures and Device locations, etc.,
as well as workmanship. Please note, changes after drywall
will delay the expected completion date and will require
Change Order(s) with additional costs. Upon Client's
approval of the Phase II scope of work, Fairchild will
schedule the Rough-In inspection with Carmel.
Phase III: Reconstruction, Initial Completion and
Final Completion
Upon Client's approval of Phase II, and Permit Approval,
Fairchild will initiate the Reconstruction Phase. Fairchild will
complete approximately 90% of the Reconstruction Phase
(as Fairchild deems, near completion, and in a progressive
fashion by area) and will STOP. Client and Fairchild will
inspect the completed work for feedback from the Client on
issues of "Fit and Finish", as all of other work has been
approved. Client and Fairchild will agree upon any "Punch
List/Fit and Finish" repairs to be completed, within the
scope of the original Project Plan and Estimate. Fairchild
will complete the Reconstruction Phase, as well as any
"Punch List" repairs. Client and Fairchild will conduct a final
walk through and if applicable, Client and Fairchild will
agree upon any final "Punch List" repairs and complete the

same for Client's final approval. Upon Client's approval,
Fairchild will schedule the Certificate of Occupancy
inspection with the Carmel, as well as remove all property
preservation, debris, tooling/equipment, etc.

materials (see attached lists per room). "Finish Materials"
are those materials in which there are color and/or function
attributes specific to the Client's desires. Fairchild reserves
the right to modify the estimate and or refuse to install any
materials outside of the assumptions of the estimate or
with products that are known to have service/performance
issues.

SUPPLIERS, OR WAREHOUSED BY FAIRCHILD PRIOR TO

Permits are charged at the cost charged Fairchild
Renovations. Additional fees may be charged, at the
discretion of Carmel.
NOTE: Compliance Inspection (AHJ--authority having
jurisdiction) may require repairs/modifications beyond the
scope of this contract/project that must be addressed as
part of the permit approval process. Any such requirements
will accompany a Change Order addressing the same.
NOTE: If work performed by Fairchild is identified as lacking
by the AHJ, Fairchild is responsible for any additional
inspection fees or fines, etc.

Property Preservation Property Preservation:
Introduce floor protection in general areas and
contiguous to the project area: builder board or
similar and carpet protection for the basement stairs
and basement, carpeted areas.
Remove the Master Bedroom and Powder Bathroom
Doors and store on site. introduce zipper doors.
Plasticate the MBR closet door on the room side.
Introduce zipper doors into the Kitchen from the
Garage Hallway and into the Dining Room.
Frame a containment area where the passage and
pass through exist from the Great Room.
Cover any furniture or personal property in proximity

Introduce a HEPA Air Scrubber for Demolition and

CLIENT NOTE:
Despite robust Property Preservation Measures,
there will be some uncontrolled level of dust. We
recommend Client plan on or budget for a deep, post
construction cleaning after completion.

Demolition DEMOLITION:
It is assumed the scope of Demolition can be performed
without any intervening repairs, such as the replacement of
plumbing stops, electrical defects, etc. The repairs of these
items during demolition is not included in the estimate.
SPECIAL NOTES: Client desires to re-purpose a contingent
of the kitchen cabinets. Client will identify which cabinets
that will be retained. Fairchild does not warranty or
guaranty any demo property can be removed without
marring or other damage.
KITCHEN:
Using Existing Plumbing Stops, terminate water
supply to faucet and appliances, disconnect supply
lines and drain line.
Disconnect and remove appliances and RETAIN.
Fairchild will temporarily place any needed
appliances (fridge/microwave) on the same floor as
the Kitchen.
Remove window treatments and discard.
Remove hanging lights and discard.

Remove counter tops, sink, faucet, disposal. RETAIN
THE SINK AND STRAINERS. DISCARD FAUCET AND
DISPOSAL.
Remove the cabinets. Retain Client identified
cabinets on site, discard all others.

Remove trim contiguous to cabinets and RETAIN
FOR RE-PURPOSING AND CLIENT WILL PAINT.

Delaminate the trim and drywall on the pass through
to prepare for plan. Delaminate drywall and passage

MASTER BATHROOM:
Terminate the water (main, likely) due to the shower
valve supply.
Remove the drywall in the alcove*/area where
vanities currently exist* to expose the studs. Remove
the surround and tub, and discard.
Terminate the supply lines to the shower valve and
cap lines.
Return water supply.
Terminate water to the toilet and the vanities at the
stops. Remove the toilet and discard. Remove the
vanity top and sinks, faucets, and discard. Remove

Demo the knee wall
Delaminate the walls of the bathroom as needed per

the ceiling joists. Remove the framed wall from

MASTER BATHROOM:
Introduce framing and pocket door (32") for
bathroom entrance with required header (temp

roof with an ultimate pipe boot.

placement (pex materials with crimp fittings--no
"shark bites") and cap. Note, new vanity will be

the floor, just outside of the wall.

opening in decking. Remove shingles and install (1)
Broan NuTone A Steel Roof Cap Black with damper,
repair/replace contiguous shingles.
MASTER BATHROOM:
Introduce (1) opening in the rear elevation roof line
in proximity to the Master Bathroom. Install Broan
Roof Exhaust Hood and shingle work as above.
Introduce insulated exhaust duct from Master
Bathroom Fans (2) and connect to hood.

Introduce (1) opening in the roof in proximity to the
Powder Bathroom. Install Broan Roof Exhaust Hood

Client and Fairchild will inspect the completed work for
feedback from the Client on issues of "Fit and Finish", as all
of other work has been approved. Client and Fairchild will
agree upon any "Punch List/Fit and Finish" repairs to be
completed, within the scope of the original Project Plan and

UNFORESEEN CONDITIONS CLAUSE:
Estimates are provided in good faith and based upon a visual inspection. Issues may be discovered once work begins that alter the
scope AND/OR cost of repairs. If there are material changes to the scope of repairs and/or changes to the cost of repairs, Fairchild
will provide the client a written "Change Order" to document such changes and will require the client's formal approval. "Change
Orders" are supplemental to the original estimate or contract, the stated "Terms and Conditions" in the original estimate remain in
effect. ALERT: changes in the scope of repairs will likely alter the estimated days of completion and a revised date of completion.
We reserve the right to decline repairs outside of the original estimate/scope. All efforts will be made to complete work on the
agreed upon date(s). However, weather, scope changes, material availability, and other challenges may affect deadlines.
ESTIMATE APPROVAL: PLEASE READ THE ESTIMATE CAREFULLY!
Your signature or on-line approval/acceptance affirms the above prices, specifications, and conditions are satisfactory and are

As a courtesy to our clients, we accept most major credit cards for payment. Credit Card transactions are subject to a 3.5% fee.
