RE: SECOND FLOOR ADDITION – STRUCTURAL ANALYSIS
Thank you for allowing Leibering Structural Engineering to provide structural engineering services at the residence
located at 5 Woodland Drive in Carmel, Indiana. The homeowner is proposing to remodel this property, which
includes adding a second story to the home, and requested a structural inspection be completed in order to confirm
the existing foundation is capable of supporting the addition.
Scope
The scope of this project included a site visit and analysis to determine if the existing foundation can support the
proposed second story addition. The site visit was completed on March 12, 2021
Framing
The existing home is a wood-framed single-story above grade with a full height basement below grade. The
basement walls are concrete masonry unit (CMU) construction with assumed vertical rebar/grouted cells at 32”
on center. The foundation was exposed from the inside and, assuming the wall is centered on the foundation, the
foundation is 12” thick and 16” wide. It is also assumed that this foundation is consist around the entire
perimeter of the home. The tributary area of the existing first-floor framing is approximately 7.5’ and the
tributary area of the roof framing is approximately 15’.
Design Criteria
The framing analysis uses a live load of 40psf, a dead load of 10psf, and a roof live/snow load of 20 psf. The
analysis assumes that up to 15’ of second-floor tributary area will be added to any given foundation wall.
Certification
The existing foundation is capable of supporting the proposed second-floor addition.
Closing
Please note that the inspection was only visual in nature, and there was no material testing or sampling of any
components of the fire escapes. Also note that this inspection only considered the overall performance of the
foundation system as described above. The observations and recommendations are professional opinions based
on engineering principles and evidence visible at the time of the inspection. Further information such as soil
analysis, material samples, and load-testing would be required to confirm the opinions or calculate the exact
structural capacity of building components as they exist today. Lastly, please note that due to the subjective
nature of this work, it is possible for other professionals to have differing opinions or interpretations of the
abovementioned observations.
