I am pleased to inform you the Architectural Review Committee has reviewed your proposal
and drawings and feel they substantially align with the requirements and intent outlined in the
Covenants and Restrictions of Avian Glen. As discussed in our meeting, the ARC would prefer
the roof lines to meet with similar materials as we strive to keep permanent connectivity to the
main structure. However, as we all agreed this definition is a gray area within the Covenants
and Restrictions, so the ARC would require a direct connection, but we will ultimately leave it up
to the homeowner to determine how that connection is made. The approved improvements
include:
Installation of large concrete patio with architectural pillar feature. Installation of
cabana up to the house and physically connected with a breezeway for passage.
Installation of 38’ x 16’ rectangular inground pool aligned with north edge of the
cabana per submission.
Please be aware of the following conditions:
• You ensure that the pool plan meets local zoning requirements.
• You are responsible for maintaining proper drainage in the area affected by the work.
It is your responsibility to obtain any necessary permits and follow the guidelines
mandated by the county, city, or state and to ensure all improvements are within your
property lines and setbacks. Also, be aware that you are responsible at your expense to
move anything in the easement if a utility company needs to have access to that area.
