HomeMy WebLinkAboutLetter #14 William Alborn Shestak, Joe From:Sherry Alborn <rx26471@gmail.com> Sent:Friday, October 15, 2021 7:15 PM To:Shestak, Joe Subject:Proposed changes to Carmel's Comprehensive Plan Dear Sir: I am writing to add my thoughts to others who may have already commented about the proposed changes to Carmel’s Comprehensive Plan, with specific reference to the potential impacts the changes may have on the Spring Lake Estates sub development. As best I can determine, the old plan contained specific language regarding the treatment of undeveloped property surrounding the Spring Lake Estates development, limiting building height to three stories, and recognizing that this group of homes occupies a transition area from residential to commercial just to the East. We have already seen what happens when the transition is perturbed, as is evidenced by the glaring Ritz Charles sign that lights up many of our backyards after dusk every night. Now, the suggested new Comprehensive Plan clearly highlights the undeveloped area just to the South of Spring Lake Estates as a development area that is to be treated as though it lies directly adjacent to the U.S. 31 commercial corridor. I would like to see the following verbiage added to the Comprehensive plan to protect our sub development from being engulfed by commercial enterprises and subjected to more advertising, thereby destroying the inherent nature of what we all thought we were moving into when we purchased our properties: A clause that prohibits any commercial buildings near our sub development to be greater than three stories in height A clause that continues to recognize the sensitive area our sub development occupies, especially due to its proximity to commercial development to the East A clause that prohibits any further signage that intrudes upon the tranquility of our neighborhood A clause that requires effective buffering of our neighborhood from any commercial enterprises, should they be built.
