DEPARTMENT REPORT
MONDAY, OCTOBER 25, 2021
(V) Reed Lot Cover Variance.
The applicant seeks the following development standards variance approval for a swimming pool:
8. Docket No. PZ-2021-00185 V UDO Section 2.04 Maximum 35% lot cover allowed, 41%
requested. The site is located at 10408 Windemere Blvd. (Windemere Subdivision Lot 78). It is zoned
S1/Residence. Filed by Craig & Deirdre Reed, owners.
General Info & Analysis:
The Petitioner seeks approval for a swimming pool and covered structure in the back yard. The allowed
maximum lot coverage is 35%, and the proposed lot cover is 41%. This is a 6% increase. The pool or covered
structure will not encroach into any easements or required setbacks. Please see the Petitioner’s info packet for
more detail on the variance request.
The pool equipment will be located 12-ft from the north property line. The petitioner provided details on how
the noise/vibrations from pool pump equipment will be reduced/mitigated.
The Petitioner addressed all but one of the planning/zoning review comments. The Planning Dept. supports
the variance request.

Recommendation:
The Dept. of Community Services (DOCS) recommends positive consideration of PZ-2021-00185 V, and with
adoption of the findings of fact submitted by the Petitioner.
