Landscape Architect: Anderson + Bohlander, LLC c/o Joshua Anderson 1054 Virginia Ave., Ste. 210 Indianapolis, IN 46203 Office: (317) 319-2264 Email: josh@andersonbohlander.com   EXHIBIT “D”    Flora on Spring Mill PUD Project Description     The applicants, Onyx and East, LLC (“Onyx and East”) and Pittman Partners, Inc. (“Pittman  Partners”), have filed a rezone application in order to develop a unique residential community to be  known as “Flora on Spring Mill” that will provide multiple housing options for prospective buyers,  as well as providing high‐quality architectural design and a thoughtfully designed land plan.  The  subject site consist of approximately 18 acres, is located north of and adjacent to I‐465 North and  west of and adjacent to Spring Mill Road and is shown on the attached site aerial exhibit (the “Real  Estate”).      Onyx and East, who will be the developer and builder, is recognized for designing unique  residential communities with distinct architecture and a community site designs that promote a vibrant and  engaging  community  while  also  taking  into  account  the  surrounding  developments  to  ensure  that  their  communities appropriately transition to the areas that surround them.     The rezone request is seeking to rezone the Real Estate “Flora on Spring Mill PUD”.  The Real  Estate is currently zoned S‐2 and is an “infill site”, as it is surrounding by existing development that  includes different types of land uses.  The Real Estate is north of and adjacent to I‐465 North and  west of and adjacent to Spring Mill Road. To the east of the Real Estate, along Illinois Street, are  existing large scale office developments.  To the west of the Real Estate, a considerable distance  across Williams Creek, is the Cedar Point residential community.      “Flora on Spring Mill” is unique, in that it will offer five (5) different residential home design  types, including: (i) Single‐Family Courtyard Homes; (ii) Brownstones; (iii) Rooftop Deck Townhomes;  (iv) Pitched Roof Townhomes; and, (v) Duplex Homes.   The conceptual site plan for “Flora on Spring  Mill” is sensitive to its surroundings by including significant and extensive tree preservation areas  along the western and northern perimeters of the community, and additional tree preservations  areas within the core of the community.  The green space and common areas, as wells as the  pedestrian  sidewalks  and  internal  path  networks,  foster  and  encourage a community where  neighbors are able to interact and engage with each other which should result in a vibrant sense of  community.       The “Flora on Spring Mill PUD Ordinance” includes specific architectural requirements for  the  five  (5)  home  product  offerings  that  will  result  in  homes  with  well‐designed,  high‐quality  architectural design and a coherent design theme throughout the community.  Included herein is  the Flora on Spring Mill PUD Ordinance and other project exhibits and plans that detail the rezone  request.   Flora Site Location Map / Aerial Photograph NORTH SITE US 31Spring Mill RoadI-465 96th Street LAND DESCRIPTION EASTERN REMAINDER A part of the Southeast Quarter of Section 10, Township 17 North, Range 3 East of the Second Principal Meridian, Clay Township, Hamilton County, Indiana, more particularly described as follows: Commencing at the Northeast Corner of the Southeast Quarter of said Section 10, Township 17 North, Range 3 East;
