Project Description
Bedford Falls of Carmel is a proposed single-family community containing 34 lots, located on
the south side of 146th street between Stonegate Court and Ballentrae Circle. The site is
approximately 17 acres and will include a community building with parking, walking trails and
common areas for use by the residents of this community. The community will be operated as
an age-restricted community in accordance with the state and federal laws, including 42 U.S.C. §
3607, et seq., and Indiana Code § 22-9.5-3-4, et seq.
The site was rezoned to Planned Unit Development (PUD) in June 2021 establishing the Bedford
Falls Planned Unit Development District. The development standards for this community include
but are not limited to:
• Minimum Lot area: 7,150 SF
• Minimum Lot Width (at building line): 65 ft.
• Minimum Lot Width (at ROW line): 50 ft.
• Minimum Front Yard Setback: 20 ft.
• Minimum Side Yard Setback: 5 ft.
• Minimum Aggregate Side Yard: 15 ft.
• Minimum Rear Yard Setback: 15 ft.
• Maximum Lot Coverage: 50%
• Maximum Building Height: 35 ft.
• Minimum Ground Floor Size: 1,600 SF – single story home
1,300 SF – two-story home
The concept for the community is fashioned after a small town and will promote social interaction
between neighbors. All homes will have front porches to further this concept. Architectural
standards for the homes and the community building will be defined in the Declaration of
Covenants and Restrictions. Some general information about floor plans and house elevations are
included in this information packet.
The Bedford Falls community will include 6.5 acres of common area (38% of the overall site) for
use and enjoyment by its residents. Some of the common area will be designated as follows:
• 30 ft. wide perimeter landscaped common area along 146th Street
• 10 ft. wide tree preservation easement along the western, southern, and eastern property
boundaries
• Expanded tree preservation easement at the northwest corner of the property
• Tree preservation easements will be supplemented with additional trees in areas where
existing trees are sparse as shown on the Preliminary Landscape Plan
• Storm Water Detention Pond to be located near the northeast corner of the property
• Flood plain along the Osborn Collins Regulated Drain at the eastern property boundary
• 8 ft. wide walking path around the perimeter of the community
• Park around the community building and within the center loop of lots
