Property give Greenfield Signs authorization to install signage at the above-
mentioned property. This letter shall also serve to authorize Greenfield Signs to
set as our agent when applying for the necessary municipal approvals and permits
as it relates solely to exterior signage installation based on the following agreed
upon requirements below:
• Greenfield Signs shall provide a certificate of insurance to the Landlord
prior to the commencement of any work, naming Magnolia Towns, LLC
and Lauth Management, LLC as additional insureds.
• Tenant shall be solely responsible for ALL costs incurred as part of the
signage approval and installation.
• Tenant must obtain all required government permit approvals prior to
installation and provide a copy of permitting to the Landlord
• Installation of the signage cannon disrupt any other building tenant and
Tenant’s sign contractor shall coordinate all access and installation times
in advance with Landlord’s property manager.
• All trash must be removed from site.
• Tenant shall be wholly responsible for every aspect of the maintenance
and operation of the signage including any necessary façade or sidewalk
cleaning, bird prevention or eradication.
• Tenant shall bear all costs incurred by the Landlord in the event the
signage installation causes structure damage, leaking or any other
adverse building condition.
• At Landlord’s sold discretion, at the termination of the Lease or no later
than the date the Tenant vacates the premises, Tenant shall be required
to remove the signage and restore the façade to its pre-sign condition.
• Landlord shall bear no cost associated with providing electrical service to
such sign.
