SURVEYOR'S REPORTThis is a retracement survey of property lying within the South Half of Section 31,Township 18 North, Range 4 East in Carmel, Indiana (Hamilton County).Theory of Location:The property is described as being a part of the South Half of Section 31. The lead incalls commence at the Southwest corner of the Section, and then traverses along thesouth line of said South Half, without mention of a standard quarter section.Monuments were found, per county surveyor reference ties, at both ends of the southline. A third monument. per reference ties, was also found marking the "quartercorner" that divides the south half into the southwest and southeast quarters. Theproperty corners and existing improvements in the area developments indicate thatthe description was written with the intent of the south line being the straight lineconnecting the furthest monuments disregarding a "quarter corner". The presentmonument at the quarter corner lies 10.98 feet north of the south line (as a straightline). Holding the monument does not agree with the physical existing conditions onsite or of the general area. It is presumed that the monument at the quarter corner didnot exist when the area descriptions were written, so for practical purposes and in apurpose to retrace the original surveys, the monument at the quarter corner was notheld and the south line of Section 31 is accepted as a straight line.In accordance with 865 IAC 1-12-1 et seq., the following observations and opinionsare submitted regarding the causes and the amounts of uncertainty in the locations ofthe lines and corners found or established during this survey as a result of:A.) availability and condition of reference monuments,Monuments were found marking the south line of Section 31, per reference tiesof the Hamilton County Surveyor.B.) occupation or possession linesFence line running close to the perimeter are shown.C.) clarity or ambiguity of the record descriptions for the site and its adjoiners,The record descriptions for the site and its adjoiners were obtained from theOffice of the Recorder of Hamilton County (the latest research date was May 1,2020). All of the descriptions reviewed have a common bearing system andclosed mathematically without any gaps and/or overlaps between the boundarylines of the site and its adjoiners.D.) the theoretical uncertainty of measurements.The relative positional accuracy (uncertainty due to random errors inmeasurement) of any point on the survey relative to any other point on thesurvey at the ninety-five percent (95%) confidence level is within thespecifications for an Urban Survey (0.07 feet + 50 ppm) as defined in 865 IAC1-12-7.As a result of the above observations, it is my opinion that the uncertainties in thelocations of the lines and corners established during this survey are as follows:Due to variances in reference monuments: 0.3 feet (due to monuments found atthe section corners) Due to inconsistencies in lines of occupation: some fences off of the lineDue to discrepancies in the record descriptions: noneDue to random errors in measurement: 0.1 feet.SITE NOTESSite Location: 2140 E 116th Street, Carmel, Indiana (Hamilton County)Owner of record: NNN Carmel IN Owner LP by Inst 2018027546Area: (220,938 Square feet) or 5.072 AcresFlood Insurance Rate Map Number 1800810228F effective date November19, 2014 for City of Carmel, Indiana of the National Flood InsuranceProgram indicates that this site does not fall within a "Special Flood HazardArea" and falls within Unshaded Zone X (area outside the 0.2% chance (500year) floodplain).Basis of Bearings: Two sets of Bearings are shown. Record bearings aredesignated as (R). Measured bearings on the Indiana Geospatial CoordinateSystem for Hamilton County are designated as (M).Note: The locations of any underground utilities shown on this plat are basedupon above ground evidence (including, but not limited to, manholes, inlets,and marks made on the ground by others) and are speculative in nature. Affects thesite and is plotted.5 Electric Underground Cable Lines Easement granted to Public Service Company ofIndiana, Inc. dated January 21, 1972, and recorded April 13, 1972, in Book 255, Page 300 andin document dated February 7, 1983 and recorded February 10, 1983 in Easement Record 1,Page 62 as Instrument Number 83-1463 and also in a document dated February 7, 1983 andrecorded February 10, 1983 in Easement Record 1, Page 59 as Instrument Number 83-1462,released by Instrument No. 199909972195 recorded December 17, 1999. Affects the site andis plotted.6 Easement contained in "Non-Exclusive Easement for Ingress and Egress" dated August 8,1972 and recorded August 14, 1972 in Deed Record 260, Page 92 as Instrument Number 6864and amended by "Amendment to Non-Exclusive Easement for Ingress and Egress" datedAugust 8, 1972 and recorded October 12, 1973 in Deed Record 269, Page 646 as InstrumentNumber 8461. The document may not be in effect now that the benefited site has othermeans of access. The document states that the blanket easement remains in effect "until suchtime as other ingress and egress is available".7 Covenants and easements granted to the City of Carmel in "Declaration of Easement"dated December 20, 1989 and recorded July 3, 1991 as Instrument Number 9116458.Affects the site and is plotted.8 Terms and provisions contained in "Agreement Between the Town of Carmel andKeystone Square Company for Sewer and Water Service Within the Annexed Area" datedFebruary 14, 1967 and recorded April 5, 1967 in Miscellaneous Record 97, Page 150 asInstrument Number 6339.Said Agreement "Blanket in Nature".
