HomeMy WebLinkAboutPublic NoticeNOTICE OF PUBLIC HEARING BEFORE THE CITY OF CARMEL BOARD OF ZONING APPEALS Docket No. PZ-2021-00175 SUA NOTICE IS HEREBY GIVEN that the City of Carmel Board of Zoning Appeals will conduct a meeting on the 22nd day of November, 2021 at 6:00 o’clock p.m., at the Carmel City Hall, 2nd Floor, 1 Civic Square, Carmel, IN 46032, to hold a Public Hearing regarding an application identified by Docket Numbers PZ-2021-00175 SUA (the “Request”). The property that is the subject of the Request is located at 1212 E. 116th Street, Carmel, IN 46032 and the property is generally located north and adjacent to 116th Street and east of the Monon Trail and is identified by the Hamilton County Auditor’s Office as Tax Parcel Identification Numbers 16-09-36-04-01-002.000; 16-09-36-04-01- 003.000; 16-09-36-04-01-004.000; and, 16-09-36-04-01-005.000 (collectively, the “Real Estate”). Enclosed with this Notice is a site aerial exhibit depicting the location of the Real Estate. The Real Estate is zoned R1/Residence and SFHA/Special Flood Hazard Area and the Applicant, Faith Apostolic Church, is seeking approval of a Special Use Amendment request for a building addition and site improvements. Previously, on August 23, 2021, the BZA Hearing Officer approved certain development standards variances associated with the Church’s planned expansion which included approved variances for the allowable building height of the planned building addition and the front yard building setback. The next phase for the Church requires Special Use Amendment approval related to the improvements to be constructed on the Real Estate. In this regard, enclosed are the plans and exhibits that depict the Church’s Special Use Amendment request. A copy of the Request that is described above and the accompanying plans are on file for examination at the Department of Community Services, Carmel City Hall, 1 Civic Square, Carmel, IN 46032, telephone 317-571-2417 and may be examined on the City’s website, through Public Documents - Laserfiche. All interested persons desiring to present their views on the Request, either in writing or verbally, will be given an opportunity to be heard at the above-mentioned time and place. Written comments filed with the Department of Community Services prior to or at the Public Hearing will be considered, and oral comments will be heard at the Public Hearing. The Public Hearing may be continued from time to time as may be found necessary.
