Weihe, P.E., L.S. - Founder Waterfront at West Clay Section 5-A Replat for Lot 185 Project Description The Waterfront at West Clay Section 5-A consists of 13 lots. The infrastructure for Section 5-A was built in 2018. Several homes have been built in Section 5-A while others are currently under construction. Section 5-B will consist of 27 lots and will lie to the north of Section 5-A. Section 5-B was approved for construction in 2020, but until now, had not been started. Of interest in Section 5-B are lots 175 and 185 as shown on Exhibit A, attached. When the plat for Section 5-B is recorded, it will create Lot 175, which will encompass an existing house owned by Paul Shoopman. Lot 185 was originally planned to be east of Lot 175 and south of an existing sanitary sewer easement. Recently, Paul decided to move Lot 185 south along the east side of the existing lake with the intention of building a house for his personal use. The new location of Lot 185 places it within the boundary of Section 5-A, which is the reason for this replat. Lot 185 will be replatted as a lot in Section 5-A with access to the future street that will be built with Section 5-B. The temporary access will become permanent access via the dedicated street that will occur with the future recording of the plat for Section 5-B. The reason for the temporary access is to allow the existing driveway off of 121St Street that serves Lot 175 to be removed to allow for the installation of sanitary sewers and other infrastructure as Section 5-B is constructed.
