DEPARTMENT REPORT
MONDAY, NOVEMBER 22, 2021
(V) Glozman Fence Height Variance.
The applicant seeks the following development standards variance approval on a corner lot:
5. Docket No. PZ-2021-00190 V UDO section 5.09.B Max. 42” front yard fence height
allowed, 6’ requested. The site is located at 11352 Fieldstone Ct. (Wood Creek Subdivision Lot 57). It is
zoned S1/Residence. Filed by Michelle and Cooper Marsh Glozman, owners.
General Info & Analysis:
The Petitioner lives on a corner lot with two front yards, since it has two street frontages. The Petitioner would
like to erect a privacy fence on the site. Fences in the front yard cannot exceed 42 inches in height. The
Petitioner proposes a fence that is 6-ft tall, and it will be an opaque privacy fence. Please see the Petitioner’s
info packet for more detail on the variance request.
The fence will be set back 2-4 feet from the sidewalk and the street. Sight lines along the street will not be
obstructed.
The Petitioner has approval from the HOA (Homeowners Association).
The Petitioner addressed all planning/zoning review comments. The Planning Dept. supports the variance
request.

Recommendation:
The Dept. of Community Services (DOCS) recommends positive consideration of Docket No. PZ-2021-00190
V, and with adoption of the findings of fact submitted by the Petitioner.
