CARMEL BOARD OF ZONING APPEALS | HEARING OFFICER MEETING
DEPARTMENT REPORT
MONDAY, NOVEMBER 22, 2021
(V) Somers Garage Floor Area Variance.
The applicant seeks the following development standards variance approval for an accessory structure:
9. Docket No. PZ-2021-00211 V UDO section 5.02.B.3 The combined square footage of the
Ground Floor Area of a Private Garage and/or Accessory Building shall not exceed 75% of the
Ground Floor Area of the Principal Building, 81% requested. The site is located at 1460 E. 111th
Street. It is zoned R1/Residence. Filed by Mark Demerly, architect, on behalf of George Somers, owner.
General Info & Analysis:
The Petitioner seeks approval for a building addition, which includes a house addition and a garage addition.
The zoning ordinance states that the combined square footage of the Ground Floor Area of a Private Garage
and/or Accessory Building shall not exceed 75% of the Ground Floor Area of the Principal Building. And, 81%
is requested. This is a 6% increase. Please see the Petitioner’s info packet for more detail on the variance
request.
The building addition will be located approximately 74 feet back from the south property line (the site’s street
frontage). And, its colors and materials will complement the existing house design.
The Petitioner addressed all planning/zoning review comments. The Planning Dept. supports the variance
request.

Recommendation:
The Dept. of Community Services (DOCS) recommends positive consideration of Docket No. PZ-2021-00211
V, and with adoption of the findings of fact submitted by the Petitioner.
