Re:Steadman Apartments at the Bridges
With regards to the proposed access to 111th Street,our department has been working with the Petitioner to
provide for the appropriate connection location and intersection type. Working through the process I asked the
Petitioner to provide for a compact roundabout at the connection location. While the final details of the
roundabout size and exact location are not finalized,the intent of the roundabout is as was requested by the
Department.
The Petitioner has asked that the location of the connection to 111th Street be modified to a location across from
Springmill Lane. While analyzing this request, it was compared with the PUD approved right in/right out
connection to 111th Street. During that time the Department asked to show a compact roundabout at this
location. Safety was the first reason that this alternative was brought up. In general, it has been observed that
absent of a median,a right in/right out intersection brings negative benefits to the area as motorists do not abide
by the built condition. Additionally,aligning the new roadway with Springmill Lane adds additional traffic calming
benefits at this intersection and cuts down on left hand turns at the existing intersection while also slowing 111th
Street traffic.
The final roundabout design will be properly analyzed by the Department during the Construction Detail phase and
will provide for a raised center island and will provide proper turning radii so that a school bus will not have
traverse the center island. It is currently anticipated that the roundabout will have a minimum diameter of 80
lineal feet.
