The subject site consists of approximately 12.5 acres and is located at the northeast intersection of Spring Mill Road and 1111h Street (the "Real Estate"). By way of background, the Real Estate is within the Bridges PUD District and subject to the Bridges PUD which was approved by the City Council in 2011. In this regard, the proposed use, a multi -family apartment community, is a permitted use in the Bridges PUD. Thus, the ADLS/DP application is for review and approval of the site plan and related ADLS plans. Further, while the Bridges PUD would allow up to a maximum of 300 multi -family units on the Real Estate, Cityscapes proposal is for approximately 260 units. Cityscape is a Carmel based company owned by Carmel residents. The partners at Cityscape have developed in the Indianapolis metro area for over 30 years, including some of the first developments in both Carmel City Center and the Carmel Arts & Design District. Cityscape's vision for the The Steadman is that of a luxury apartment community offering high quality amenities to its residents. As a result, Cityscape anticipates that the rental rates for these units may be near the top end of the Carmel rental marketplace.
