The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: The requested additional fence height will be consistent with similar fences in the area, does not affect public health, morals and general welfare and does not create a vision impairment for adjacent traffic. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The requested fence height is consistent with other properties in the area which have not had a negative impact on the use or value of area properties. 3. The strict application of the terms of the Unified Development Ordinance to the property will result in practical difficulties in the use of the property because: The Estate appearance of the fence increased in height by 18 inches will be consistent with adjoining properties and add to the physical appearance of the frontage of the Applicant's residence.
