Hollibaugh, Director L E T T E R of G R A N T November 23, 2021 Matt Huffman Old Town Design Group 1132 S Rangeline Road Carmel, IN 46032 Re: BZA Docket No. PZ-2021-00209 V: Bowers Lot Cover Variance Dear Mr. Huffman: At the meeting held on Monday, November 22, 2021 the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 517 Dickson Ln.: APPROVED with Condition: Docket No. PZ-2021-00209 V, Development Standards Variance approval for: Maximum 50% lot cover allowed, 55.9% granted, is approved with the Condition that you gain drainage plan approval from the Carmel Engineering Dept. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is November 22, 2024. Please include a copy of this letter with any permit application.
