Hollibaugh, Director L E T T E R of G R A N T November 23, 2021 Mark Demerly Demerly Architects 6500 Westfield Blvd Indianapolis, IN 46220 Re: BZA Docket No. PZ-2021-00211 V: Somers Garage Floor Area Variance Dear Mr. Demerly: At the meeting held on Monday, November 22, 2021 the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 1460 E. 111th St.: APPROVED: Docket No. PZ-2021-00211 V, Development Standards Variance approval for: The combined square footage of the Ground Floor Area of a Private Garage and/or Accessory Building shall not exceed 75% of the Ground Floor Area of the Principal Building, 81% granted. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is November 22, 2024. Please include a copy of this letter with any permit application.
