These are the areas we used for calculations (attached and below):
Window well areas were not included in my calculations. Did your office use the window well areas and counting them
as porches/patios?
It’s awfully close, I won’t deny that. I may have rounded in our favor. I’m working with the client to find ways to reduce
it further, but upon closer scrutiny we’re around 50 to 70 s.f. over (0.4%) (35.4) not 270+ s.f. over at 37%.
Sincerely,
Troy

Hi, Troy –
If you can provide the building permit plan reviewer with your AutoCAD calculations and breakdowns of pervious areas
vs. non pervious, that would be helpful to them.
I was just using a measure tool in Adobe. I was asked by Paul to take a look at this and try to figure out why they are
exceeding 35%...

Angie:
Are you counting window well areas? They aren’t solid bottoms, they absorb water. I was within rounding distance of
35% then 36% and certainly not 37% using AutoCAD to calculate. Now, if you were counting in window wells, that’ll
push me towards 36%.
Sincerely,
Troy

Hi, Paul –
4
I am also coming up with a lover cover that is greater than 35%, closer to 37%. All impervious surfaces count towards
that calculation.
…what is the patio area made of, and is it covered with a roof or is it open air?

I do not know how the City is calculating that.
Hi Angie! Can you help us figure out why the City is saying we are over?

This Plot Plan shows 35% of impervious surface. Doesn’t that meet the requirements.

Andrew – as promised, see specific markups
Paul – another issue on this one per CJ: “Lot coverage totals 36.17% exceeding the 35% maximum. Please review the
square footage reported on the application and on the plot plan to confirm and adjust accordingly.”
