The following items are requested to be on the Agenda: REQUEST: A technical variance from City of Carmel Standards, Stormwater Technical Standards Manual, Section 104.02. More specifically, the proposed Finished Floor Elevation of the building shall be a minimum of 1 foot above the adjacent roadway. SUPPORTING FACTS: The proposed building addition will match the finished floor of the existing building as planned during initial approval in 2007. There is no adjacent public roadway adjacent to the building. However, the shared access drive along the south side of the building has significant grade downward from west to east such that the private drive is actually higher than the building floor elevation on the west end and approximately 4 feet lower than floor elevation on the east end. An existing beehive inlet is located off the southwest corner of the building expansion to provide positive drainage. In addition, the proposed design includes a flood routing to show that in the event the beehive inlet was clogged, stormwater would overflow down the access drive to the east without inundating the building. As a result, there are no negative effects on the building anticipated as a result of this variance request. Please review the above requests and let me know if any additional information is required to complete your review and recommendation to the BPWS for approval.
