AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF
CARMEL, INDIANA, ORDINANCE NO. Z-160, AS AMENDED, PASSED BY THE
COMMON COUNCIL OF THE CITY OF CARMEL, INDIANA, ON JANUARY 21,
1980, UNDER AUTHORITY OF ACTS OF 1979, PUBLIC LAW 178, SECTION 1,
et seq., (I.C. 18-7-4-101 et seq.) AND ALL ACTS AMENDATORY OR
SUPPLEMENTARY THERETO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CARMEL,
INDIANA, THAT ORDINANCE NO. Z-160, AS AMENDED, IS HEREBY AMENDED
AS FOLLOWS:
SECTION I:
That the zone map accompanying and made a part of Zoning
Ordinance Z-160, Sections 4.1-4.3, as amended, and the zoning
classifications of Zoning Ordinance No. Z-160 are amended to
reclassify and re-zone the following described property from a
S-2 zoning classification to a B-1 zoning classification within
the zoning districts and on the official zoning map:
Part of the West half of Section 11, Township 17,
North, Range 3 East in Hamilton County, Indiana, being
more particularly described as follows:
Comz~encing at the Southwest corner of the Northwest
Quarter of said Section 11; thence North 89 degrees 06
minutes 10 seconds East (assumed bearing) along the South
line of the said Northwest Quarter Section 146.82 feet
to the Beginning Point; thence North 89 degrees 06 minutes
10 seconds East along the said South line 146.98 feet;
thence North 45 degrees 00 minutes 00 seconds East 322.77
feet; thence North 00 degrees 00 minutes 00 seconds East,
parallel with the West line of the said Northwest Quarter
Section 427.08 feet; thence North 89 degrees 06 minutes 10
seconds East, parallel with the said South line 498.83 feet
to a curve having a radius of 130.00 feet, the radius point
of which bears North 75 degrees 50 minutes 12 seconds East;
thence Southeasterly, Easterly and Northeasterly along the
said curve 372.81 feet to a point which bears South 88
degrees 28 minutes 21 seconds East from said radius point;
thence North 89 degrees 06 minutes 10 seconds East, parallel
with the said South line 28.11 feet; thence South 00 degrees
09 minutes 10 seconds West 676.10 feet to the South line of
the said Northwest Quarter Section; thence South 89 degrees
06 minutes 10 seconds West along the said South line 66.00
feet; thence South 00 degrees 08 minutes 35 seconds West
664.00 feet; thence South 89 degrees 06 minutes 10 seconds
West, parallel with the North line of the Southwest Quarter
of said Section 11 a distance of 252.95 feet; thence South
00 degrees 03 minutes 10 seconds West, parallel with the
said Southwest Quarter Section; thence North 00 degrees 03
minutes 10 seconds East along the said West line 60.00 feet;
thence South 89 degrees 56 minutes 50 seconds East 146.80
feet; thence North 00 degrees 03 minutes 10 seconds East,
parallel with the said West line 685.94 feet to the Begin-
ning Point, containing 35.157 acres, more or less.
SECTION II:
That the zone map accompanying and made a part of Zoning
Ordinance Z-160, Sections 4.1-4.3, as amended, and the zoning
classifications of Zoning Ordinance No. Z-160 are amended to
reclassify and re-zone the following described property from a
S-2 and B-5 zoning classification to a B-6 zoning classification
within the zoning districts and on the official zoning map:
Part of the Northwest Quarter of Section 11, Township
17, North, Range 3 East in Hamilton County, Indiana,
being more particularly described as follows:
Commencing at the Northwest corner of the said Northwest
Quarter Section; thence North 89 degrees 12 minutes 45
seconds (Assumed Bearing) along the North line of said
Northwest Quarter 1320.00 feet to the Beginning Point;
thence North 89 degrees 12 minutes 45 seconds East along
said North line 383.15 feet; thence South 00 degrees 47
minutes 15 seconds East 16.50 feet to the Southwestern
right-of-way line of U.S. %31 as per plans for I.S.H.C.
Project No. ST.F-222 (9) dated 1973; thence South 78
degrees 38 minutes 19 seconds East, along said right-of
way line 218.74 feet to a curve having a radius of 22773.31
feet, the radius point of which bears North 89 degrees 48
minutes 13 seconds West, thence Southerly along said curve
and West right-of-way line of U.S. %31 a distance of 771.69
feet to a point which bears South 87 degrees 51 minutes 43
seconds East from said radius point; thence South 02
degrees 08 minutes 20 seconds West along said right-of-way
line 656.61 feet to a curve having a radius of 23063.31
feet, the radius point of which bears South 87 degrees 51
minutes 40 seconds East; thence Southerly along said curve
and West right-of-way line 491.51 feet to the North line of
a tract of land conveyed to the Pilgrim Lutheran Church of
Indianapolis, Incorporated, recorded April 15, 1976, per
Corporate Warranty Deed in Deed Book 287, pages 832 and
833 in the Office of the Recorder of Hamilton County,
Indiana, (said point being North 89 degrees 04 minutes 56
seconds West from said radius point); thence South 89
degrees 06 minutes 10 seconds West along the said North
line 587.61 feet to a curve having a radius of 130.00 feet,
the radius point of which bears North 88 degrees 28 minutes
21 seconds West; thence Southwesterly, Westerly and North-
westerly along said curve 488.80 feet to a point which
bears North 53 degrees 02 minutes 25 seconds West from
said radius point; thence North 00 degrees 53 minutes 50
seconds West 576.30 feet; thence North 89 degrees 15
minutes 00 seconds East 154.00 feet; thence North 00
degrees 00 minutes 00 seconds East, parallel with the
West line of the said Northwest Quarter Section 660.00
feet; thence North 89 degrees 15 minutes 00 seconds East

That the zone map accompanying and made a part of Zoning
Ordinance Z-160, Sections 4.1-4.3, as amended, and the zoning
classifications of Zoning Ordinance No. Z-160 are amended to
reclassify and re-zone the following described property from a
S-2 zoning classification to a B-3 zoning classification within
the zoning districts and on the official zoning map:
Part of the Northwest Quarter of Section 11, Township
17 North, Range 3 East in Samilton County, Indiana, being
more particularly described as follows:
Commencing at the Northwest corner of the said Northwest
Quarter Section; thence South 00 degrees 00 minutes 00
seconds West (assumed bearing) along the West line of the
said Quarter Section 1436.36 feet; thence North 89 degrees
15 minutes 00 seconds East 55.00 feet; thence South 73
degrees 06 minutes 00 seconds East 119.52 feet; thence
South 90 degrees 00 minutes 00 seconds East 195.61 feet;
thence North 59 degrees 02 minutes 00 seconds East 169.11
feet; thence North 64 degrees 22 minutes 00 seconds East
13.34 feet to the Beginning Point; thence North 64 degrees
22 minutes 00 seconds East 153.01 feet; thence North 89
degrees 15 minutes 00 seconds East 374.00 feet; thence
South 00 degrees 53 minutes 50 seconds East 576.30 feet to
a curve having a radius of 130.00 feet, the radius point of
which bears South 53 degrees 02 minutes 25 seconds East;
thence Southwesterly along the said curve 115.99 feet to a
point which bears South 75 degrees 50 minutes 12 seconds
West from said radius point; thence South 89 degrees 06
minutes 10 seconds West, parallel with the South line of
said Northwest Quarter Section 498.83 feet; thence North 00
degrees 00 minutes 00 seconds East parallel with the said
West line 622.92 feet to the Beginning Point, containing
8.000 acres.
SECTION IV:
This ordinance shall be in full force and effect from and
after its passage. Passed by the Common Cou~il of the City of
