Z-224 AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF CARMEL, INDIANA, ORDINANCE NO. Z-160, AS AMENDED, PASSED BY THE COMMON COUNCIL OF THE CITY OF CARMEL, INDIANA, ON JANUARY 21, 1980, UNDER AUTHORITY OF ACTS OF 1979, PUBLIC LAW 178, SECTION 1, et seq., (I.C. 18-7-4-101 et seq.) AND ALL ACTS AMENDATORY OR SUPPLEMENTARY THERETO. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CARMEL, INDIANA, THAT ORDINANCE NO. Z-160, AS AMENDED, IS HEREBY AMENDED AS FOLLOWS: That the zone map accompanying and made a part of Zoning Ordinance Z-160, Sections 4.1-4.3, as amended, and the zoning classifications of Zoning Ordinance No. Z-160, are amended to reclassify and re-zone the following described property from the S-2 Residence District Classification to the B-6 Business District Classification within the zoning districts and on the official zoning map: Part of the Southeast Quarter of Section 11, Township 17 North, Range 3 East in Hamilton County, Indiana more particularly described as follows: Commencing at the Northeast corner of said Quarter Section, thence along the East Line of said Quarter Section South 00 degrees 28 minutes 55 seconds West 483.70 feet to the Northeast corner of "College Park", the plat of which was recorded in Deed Record 113, pages 2-3, in the Office of the Recorder of Hamilton County, Indiana; thence along the North line of said addition South 88 degrees 52 minutes 50 seconds West 43.00 feet to the Northeast Corner of Block "H" in said Addition, said corner being on the West Right of Way of College Avenue; thence South 00 degrees 28 minutes 55 seconds West 405.03 feet along said Right of Way Line to the Point of Beginning; thence continuing South 00 degrees 28 minutes 55 seconds West 440.35 feet along said Right of Way Line to the Northeast Corner of Lot 3 of Block "E" in said addition, said corner being on the Northerly Right of Way Line of Interstate 465 (the next eleven courses are along said North Right of Way Line); 1) thence South 88 degrees 50 minutes 00 seconds West 141.50 feet to the Northwest Corner of said Lot 3; 2) thence North 86 degrees 48 minutes 37 seconds West 178.35 feet; 3) thence South 89 degrees 01 minutes 35 seconds West 483.37 feet; 4) thence South 83 degrees 18 minutes 57 seconds West 301.50 feet; 5) thence South 89 degrees 01 minutes 35 seconds West 832.60 feet; 6) thence North 84 degrees 32 minutes 40 seconds West 70.44 feet; 7) thence North 00 degrees 28 minutes 55 seconds ~st 6.8~ f~et~ 8) thence South 88 degrees 50 East 1184.47 feet along the North line of said Addition; thence South 01 degrees 07 minutes 10 seconds East 130.00 feet; thence South 79 degrees 16 minutes 56 seconds East 121.87 feet; thence North 88 degrees 52 minutes 50 seconds East 237.22 feet; thence South 01 degrees 07 minutes 10 seconds East 250.00 feet; thence North 88 degrees 52 minutes 50 seconds East 1100.00 feet to the Point of Beginning., containing 39.477 acres, more or less. That the zone map accompanying and made a part of Zoning Ordinance Z-160, Sections 4.1-4.3, as amended, and the zoning classifications of Zoning Ordinance No. Z-160, are amended to reclassify and re-zone the following described property from the R-1 Residence District Classification to the B-7 Business District Classification within the zoning districts and on the official zoning map: Part of the Southeast Quarter of Section 11, Township 17 North, Range 3 East in Hamilton County, Indiana more particularly described as follows: Commencing at the Northwest Corner of said Southeast Quarter; thence South 00 degrees 19 minutes 52 seconds East 484.50 feet to the Southwest Corner of "Harry Bowser's Northridge" Addition, an Addition to Hamilton County, Indiana, the plat of which was recorded in Deed Record 121, page 400 in the Office of the Recorder of Hamilton County, Indiana, said corner also being the Northwest Corner of "College Park" an Addition to Hamilton County, Indiana, the plat of which was recorded in Deed Record 113, pages 2-3 in the Office of the Recorder of Hamilton County, Indiana; thence along the South Line of "Harry Bowser's Northridge" Addition North 88 degrees 52 minutes 50 seconds East 43.00 feet to the Southwest Corner of Lot 516 of said "Harry Bowser's Northridge" Addition~ thence continuing along said South Line North 88 degrees 52 minutes 50 seconds East 1142.74 feet (plat), 1141.47 feet measured, to the Southeast Corner of Lot 321 in said Addition; thence North 00 degrees 28 minutes 55 seconds West 328.7 feet to a point on the East line of Lot 317 of said Addition, said point bears South 00 degrees 28 minutes 55 seconds East 10.00 feet from the Northeast Corner of said Lot; thence parallel with the North Line of said Lot 317 South 88 degrees 52 minutes 50 seconds West 190.00 feet to a point on the East line of Lot 329 in said Addition, said point lies South 00 degrees 28 minutes 55 seconds East 10.0 feet from the Northeast Corner of said Lot 329; thence North 00 degrees 28 minutes 55 seconds West 110.00 feet to the Northeast Corner of Lot 331 in said Addition; thence South 88 degrees 52 minutes 50 seconds West 815.85 feet (plat), 813.41 feet measured, to a point on the North line of Lot 509 in said Addition, said point lies South 00 degrees 19 minutes 52 seconds East 90.01 feet from the Southeast Corner of Lot 508 in said Addition; thence This Ordinance shall be in full force and effect from and after its passage.
