AK ORDINANCE AMENDING THE ZOhlNG ORDNANCE OF THE CITY DF CARMEL, INDIANA,
ORDINANCE NO. Z-16C, AS AMENDED, PASSED BY THE COMMON COUNCIL OF THE CITY OF
CARMEL, INDIANA, ON JANUARY 21, 1980, UNDER AUTHORITY OF ACTS OF 1979, PUBLIC
LAW 178, SECTION i, et seq., (I.C..18-7-4-101 et seq.) AND ALL ACTS AMENDATORY
OR SUPPLEMENTARY THERETO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CARMEL, I ~NDIANA, THAT
ORDINANCE NO. Z-160, AS AMENDED, IS HEREBY ANENDED AS FOLLOWS:
SECTION
That the zone map accompanylng ano made a part of Zoning Ordinance Z-160,
Sections 4.1-4.3, as amended, and the zoning classifications of Zoning
Ordinance No. Z-160 are amended to reclassify and rezone the fo lowing
descriaed property from a S-I zoning class ficatlon to a S-2 zoning
classification within the zoning districts and on the official zoning map:
Part of the Southeast Quarter of Section 27, Township 18 North, Range 3 East
in Hamilton County, Indiana, more particularly described as follows:
Beginning at the Southeast corner of the Southeast Quarter of said Section 27;
Thence along the South line thereof South 89 degrees 14 minutes 10 seconds
West 549.14 feet to The Southeast corner of Sprin§mi I Streams Section Two,
the plat of which was recorded July 3, 1984 in Plat Book 11 on pages 31 and 32
n the Office of the Recorder of Hamilton County, Indiana (the next four
courses are along said Section Two Plat); (1) thence North O0 degrees O0
minutes O0 seconds 239.93 feet; (2) thence North 90 degrees O0 minutes O0
seconds East 180.00 feet; (3) thence North O0 degrees O0 minutes O0 seconds
195.00 feeT; (4) thence North 40 degrees 15 minutes O0 seconds West 495.00
feet to a Southeast corner of Sprlngmil Streams Section One, the plat of
which was recorded April 16, 1981 In Plat Book 8, pages 161, 162 and 163 in
said Recorder,s Office (the next thirteen courses are along sale Section One
Plat); (1) thence continue North 40 uegrees 15 minutes O0 seconds West 150.00
feet; (2) thence North O0 degrees O0 minutes O0 seconds 41.72 feet TO a point
on a curve having a radius of 1150.83 feet, the radius point of which bears
North 16 0agrees 48 minutes 56 seconds West; (3) thence Northeasterly alone
said curve 273.38 feet to a point which bears South 30 degrees 25 minutes 34
seconds East from said radius polnt; (4) thence North 59 degrees 34 minutes
26 seconds East 145.00 feet to a curve having a radius of 534.81 feet, the
raoius ~oint of which bears South 30 degrees 25 minutes 34 seconds East; (5)
thence Easterly along sale curve 280.03 feet to a point which aears North O0
degrees 25 minutes 34 seconds West from said radius point; (6) Thence North
89 ~egrees 34 minutes 26 soconos Eas~ 135.00 feet to a point on the East line
of said Quarter Section; (7) thence along said East line North O0 degrees 25

point of which bears South O0 degrees 25 minutes 34 seconds East; (9) thence

thence North 88 degrees 44 minutes 20 seconds West 725.00 feet to a Northeast
corner of Springmlll Streams Section Four, the plat ef which was recorded
August 28, 1985 in Plat Book 12 on pages 45, 46 and 47 in said Recorder's
Office (the next three courses are along said Section Four Plat); (1) thence

minutes O0 seconds East 450.00 feet; thence South O0 degrees 46 minutes 28
seconds East 55.00 feet; thence North 89 degrees 13 minutes 32 seconds East
205.00 feet; thence North O0 dagrees 46 minutes 28 seconds West 280.00 feet to
a point on the North line of said Quarter Section; thence along said North
line North 89 degrees 13 minutes 32 seconds East 1202.74 feet to the Northeast
corner of said Quarter Section; thence aleng the East line ?hereof South O0
degrees 25 minutes 34 seconds East 2627.88 feet ~o the Point of Beginning~
containing 61.34 acres, more or less.
