AN ORDINANCE OF THE COMMON COUNCIL OF THE CITY OF CARMEL,
INDIANA, REZONING DISTRICT CLASSIFICATION
Rezoning the Hazel Landing Park from the S-i-Residence District Classification to the
p-I/Parks & RecreatiOn District Classification
WHEREAS, pursuant to Indiana Code 36-7-4, the Common Council has lawfully adopted
a Zoning ordinance, the terms of which are applicable to the geographic area consisting of the
incorporated area of the City of Carmel, Indiana, and the unincorporated area of Clay Township,
Hamilton County, Indiana, which zoning ordinance has been codified in Chapter 10 of the
Carmel City Code; and
WHEREAS, pursuant to Indiana Code 36-7-4-602 the Common Council is authorized to
amend the map that is part of the zoning ordinance; and
WHEREAS, the Carmel/Clay Plan Commission has favorably recommended the rezoning
of the real property, the legal description of which is attached hereto as Exhibit A.
NOW, THEREFORE, BE IT ORDAINED, by the Common Council of the City of
Carmel, Indiana, as follows:
Section 1. That the Official Zoning Map accompanying and made part of the Zoning
Ordinance is hereby changed to designate the real property from the S-1 Residence Dis~ricl
Classification to the p-I/Parks & Recreation District Classification.
Section 2. All prior Ordinances or parts thereof inconsistem with any provision of this
Ordinance are hereby repealed.
Section 3. This Ordinance shall be in full force and effect from and after its passage and
signing by the Mayor.

A part of the West Half of Section 3 and a part of the East Half of Section 4, all in Township 17
North, Range 4 East, Hamilton County, Indiana, described as follows:
Beginning at the southeast comer of Section 4, Township 17 North, Range 4 East; thence South
89 degrees 54 minutes 49 seconds West (assumed bearing) 268.74 feet along the south line of
said southeast quarter to its point of intersection with a point 150.00 feet (measured
perpendicularly in a southeastern direction) from the centerline of the 50.00 foot wide Sanitary
Sewer Easement recorded in Book 270, page 541 in the Office of the Recorder of Hamilton
County, Indiana, the next four (4) courses are along a line 150.00 feet (measured perpendicularly
in a southeasterly, easterly or northeasterly direction) from the centerline of said Sanitary Sewer
Easement; thence North 44 degrees 54 minutes 56 seconds East 555.41 feet; thence North 0
degrees 13 minutes 58 seconds West 2283.81 feet; thence North 60 degrees 50 minutes 58
seconds West 242.38 feet; thence North 0 degrees 13 minutes 58 seconds West 383.53 feet to the
north line of the real estate described in Warranty Deed recorded in Book 186, pages 80-81 in the

395.37 feet to a point in the centerline of White River; thence meandering generally along said
centerline South 54 degrees 49 minutes 16 seconds West a distance of 482.37 feet to a point on
the West line of said Section; thence along said West line North 00 degrees 13 minutes 22
seconds West a distance of 271.78 feet to the Beginning Point, containing 1.2 acres, more or less.
