AN ORDINANCE AMENDING ORDINANCE Z -160,
A PART OF THE MASTER PLAN OF THE
CITY OF CARMEL, INDIANA
AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF
CARMEL, INDIANA, ORDINANCE NUMBER Z -160, AS AMENDED, PASSED BY THE
COMMON COUNCIL OF THE CITY OF CARMEL, INDIANA, ON JANUARY 21, 1980,
UNDER THE AUTHORITY ACTS 1979, PUBLIC LAW 178, SECTION 1 ET SEQ.,
(I.C. 36 -7 -4 -101, et seq.) AND ALL ACTS AMENDATORY OR SUPPLEMENTARY
THERETO.
BE IT ORDAINED BY THE COMMON COUNCIL OF THE CITY OF CARMEL,
INDIANA, THAT ORDINANCE NUMBER Z -160 AS AMENDED, IS HEREBY AMENDED
AS FOLLOWS:
SECTION I
That the zone map accompanying and made a part of Zoning
Ordinance Z -160, Sections 4.1 4.3, as amended, and the zoning
classifications of Zoning Ordinance No. Z -160 are amended to
reclassify and rezone the following described property from an S -2
zoning classification to a B -5 zoning classification within the
zoning districts and on the official zoning map:
A part of the Northeast Quarter of Section 26 and a part
of the Northwest Quarter of Section 25, both in Township
18 North, Range 3 East of the Second Principal Meridian,
Clay Township, Hamilton County, Indiana, more particularly
described as follows:
Beginning at the Northwest corner of the Northwest Quarter
of said Section 25; thence North 88 °21'51" East (assumed
bearing) along the North line of said Northwest Quarter
37.71.feet; thence South 08 °35'58" East 436.36 feet to a
point on the Limited Access Right -of -Way line of U.S. 31
(Meridian Street); thence the following six courses along
said right -of -way line: 1) South 69 °00'19" West 38.72
feet, 2) South 89 °51'27" West 64.02 feet to a point on the
West line of said Northwest Quarter, 3) South 89 °51'27"
West 41.93 feet, 4) South 68 03'045 West 800.77 feet, 5)
South 70 °34'03" West 1172.10 feet to a tangent curve con-
cave Southeasterly having a central angle of 12 43'09" and
a radius of 2436.83 feet, 6) Southwesterly along said
curve an arc distance of 540.97 feet (said arc being sub-
tended by a chord having a bearing of South 64 °12'28" West
and a length of 539.86 feet); thence South 88 °37'32" West
281.17 feet to the Southwest corner of the North Half of
the Northeast Quarter of said Section 26; thence North
00 °18'34" West along the West line of said Northeast
Quarter 536.60 feet to a point on a non tangent curve con-
cave Southeasterly having a central angle of 11 °56'09" and
a radius of 3036.83 feet; thence Northeasterly along said
curve parallel with said Limited Access Right -of -Way line
an arc distance of 632.63 feet (said arc being subtended
by a chord having a bearing of North 64 °35'59" and a
length of 631.48 feet); thence North 70 34'03" East
parallel with said Limited Access Right -of -Way line 534.23
feet; thence South 14 49'01" East 81.22 feet; thence North
88 °35'23" East parallel with the North line of said
Northeast Quarter 522.50 feet; thence North 01 °24'37" West
430.00 feet to the North line of said Northeast Quarter;
thence North 88 °35'23" East along said North line 1050.89
feet to the Point of Beginning, containing 37.246 acres
more or less, subject to all highways, rights -of -way, and
easements of record.

SECTION II
This Ordinances shall be in full force and effect from and
after its passage. Passed by the Common Council of the City of
Carmel, Indiana on this 4,2/ day of (Y d-. 1991.
