CITY OF CARMEL, INDIANA
ORDINANCE NO. Z-247
AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF
CARMEL, INDIANA, ORDINANCE NO. Z-160, AS AMENDED, PASSED BY THE
COMMON COUNCIL OF THE CITY OF CARMEL, INDIANA, ON JANUARY 21,
1980, UNDER AUTHORITY OF ACTS OF 1979, PUBLIC LAW 178, SECTION 1,
et seq., (I.C. 18-7-4-101 et seq.) AND ALL ACTS AMENDATORY OR
SUPPLEMENTARY THERETO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CARMEL,
INDIANA, THAT ORDINANCE NO. Z-160, AS AMENDED, IS HEREBY AMENDED
AS FOLLOWS:
1. That the zone map accompanying and made a part of Zoning
ordinance Z-160, Sections 4.1-4.3, as amended, and the zoning
classifications of Zoning Ordinance No. Z-160, are amended to
reclassify and re-zone the following described property from the
S-1 Residence District Classification to the S-2 Residence
District Classification within the zoning districts and on the
official zoning map:
A part of the Northeast Quarter of the Southeast
Quarter of Section 7, Township 17 North, Range 3 East,
Hamilton County, Indiana, described as follows:
COMMENCING at the Northeast corner of said Quarter
Quarter Section, thence South on the East line of said
Quarter Quarter 250.00 feet to the Point of Beginning;
thence continuing South on said East line 1004.00 feet;
thence West 1106.46 feet; thence North parallel to said
East line 1255.3 feet to the intersection of the North
line of said Quarter Quarter; thence East on said North
line 841.46 feet; thence South parallel to the East
line of said Quarter Quarter 250.00 feet; thence East
parallel to the North line of said Quarter Quarter
265.00 feet to the Point of Beginning, containing 28.4
acres, more or less.
ALSO, the South Half of the South Half of the East Half
of the Northeast Quarter of Section 7, Township 17
North, Range 3 East of the Second Principal Meridian,
Hamilton County, Indiana.
ALSO, the North Half of the South Half of the East Half
of the Northeast Quarter of Section 7, Township 17
North, Range 3 East of the Second Principal Meridian,
Hamilton County, Indiana.
ALSO, a part of the West Half of the Northeast Quarter
of Section 7, Township 17 North, Range 3 East, Hamilton
County, Indiana, described as follows:
BEGINNING at a stone 1338.0 feet West of the Southeast
said West Half 884.3 feet; thence North parallel to the
East line of said West Half 122.65 feet; thence East
parallel to the North line of said West Half 440.4 feet
to the East line of said West Half; thence South along
said East line 2110.2 feet to the Point of Beginning,
containing 29.69 acres, more or less.
2. That the zone map accompanying and made a part of Zoning
ordinance Z-160, Sections 4.1-4.3, as amended, and the zoning
classifications of Zoning Ordinance No. Z-160, are amended to
reclassify and re-zone the following described property from the
S-1 Residence District Classification to 'the B-3 Business
District Classification within the zoning districts and on the
official zoning map:
A part of the Northwest Quarter of Section 7, Township
17 North, Range 3 East, Hamilton County, Indiana,
described as follows, to-wit:
BEGINNING at the Northeast corner of said Quarter
Section; thence South on the East line of said Quarter
Section 1595.43 feet; thence West parallel with the
South line of said Quarter Section 803.68 feet to a
point on State Highway ~421; thence Northwest on said
Highway 1744.35 feet to the intersection of the North
line of said Quarter Section; thence East on the North
line of said Quarter Section 1418.11 feet to the Point
of Beginning, containing 40.41 acres, more or less.
ALSO, commencing at the Southeast corner of said East
Half; thence North along the East line of said East
Half 289.00 feet to the Point of Beginning; thence West
parallel with the SoUth line of said East Half 506.42
feet to the centerline of U.S. Highway 9421; thence
NORTH 20 degrees 37 minutes 15 seconds WEST along said

follows, to-wit:
COMMENCING at a stone 1338.0 feet West of the Southeast
corner of said Northeast Quarter; thence West along the
South line of said West Half 426.46 feet; thence NORTH
18 degrees 00 minutes 00 seconds WEST 368.00 feet to
the Point of Beginning; thence NORTH 35 degrees 26
minutes 01 seconds WEST 1450.96 feet; thence NORTH 54
degrees 33 minutes 59 seconds EAST 69.57; thence East
parallel with the North line of said West Half 468.39
feet; thence SOUTH 37 degrees 00 minutes 00 seconds
EAST 196.97 feet; thence SOUTH 50 degrees 53 minutes 32
seconds EAST 369.72 feet; thence SOUTH 37 degrees 30

3. That the zone map accompanying and made a part of Zoning
Ordinance Z-160, Sections 4.1-4.3, as amended, and the zoning
classifications of Zoning Ordinance No. Z-160, are amended to
reclassify and re-zone the following described property from the
S-1 Residence District Classification to the B-5 Business
District Classification within the zoning districts and on the
official zoning map:
A part of the Northwest Quarter of Section 7, Township
17 North, Range 3 East, Hamilton County, Indiana,
described as follows, to-wit:
BEGINNING at the Northeast corner of said Quarter
Section; thence South on the East line of said Quarter
Section 1105.0 feet; thence SOUTH 54 degrees 33 minutes
59 seconds WEST 69.57 feet; thence NORTH 35 degrees 26
minutes 01 seconds WEST 997.51 feet; thence NORTH 00
degrees 00 minutes 00 seconds EAST 332.58 feet to the
North line of said Quarter Section; thence East on the
North line of said Quarter Section 635.0 feet to the
Point of Beginning, containing 11.28 acres, more or
less.
ALSO, a part of the West Half of the Northeast Quarter
of Section 7, Township 17 North, Range 3 East, Hamilton
County, Indiana described as follows, to-wit:
COMMENCING at a stone 1338.0 feet West of the Southeast
