has received a favorable recommendation from the Carmel Plan
commission regarding a change in zone classification for the
following described real estate, and
WHEREAS, the following described real estate is currently
designated as S-1 Residential in the Carmel zoning Ordinance,
Ordinance Z-160, as amended, January 21, 1980, and subsequent
theretO, and
WHEREAS, the City of Carmel, Indiana, has authority pursuant
to I.C. 36-7-4-101, et seq, to amend Ordinance z-160;
NOW, THEREFORE, BE IT ORDAINED by the Common Council of the
City of Carmel, Indiana, that so much of the following described
real estate in Hamilton County, Indiana, as is now currently
classified as Zone S-1 Residential pursuant to Ordinance Z-160,
as amended, be and hereby is classified as zone B-3 Business and
the map accompanying Sections 4.1 - 4.3, inclusive, of said
ordinance is hereby amended to classify the following described
real estate as zone B-3 Business.
DESCRIPTION OF REAL ESTATE TO BE RECLASSIFIED
Part of the Northwest Quarter of Section 6, Township 17
North, Range 3 East in Hamilton County, Indiana, more
particularly described as follows:
Beginning on the south line of the Northwest Quarter of
Section 6, Township 17 North, Range 3 East 1050.72 feet North
89 degrees 29 minutes 25 seconds West (assumed bearing) from
the Southeast corner thereof; thence North 00 degrees 49
minutes 45 seconds East parallel with the East line of said
Quarter 814.81 feet to a point 1837.04 feet South 00 degrees
49 minutes 45 seconds West of the North line of said Northwest
Quarter; thence 89 degrees 29 minutes 25 seconds West parallel

with the South line aforesaid 754.45 feet ; thence South 08
degrees 49 minutes 12 seconds west 11.60 feet; thence South
08 degrees 49 minutes 12 seconds West 648.99 feet to the
centerline of U.S. Highway 9421; thence south 14 degrees 22
minutes 48 seconds East on and along said centerline 629.59
feet to the South line of said Quarter; thence South 89
degrees 29 minutes 25 seconds East on and along said South
line 1208.85 feet to the beginning point; containing 23.00
acres, more or less. Together with any and all existing
fencing, tile drains, wells and commercial signs which may now
be located or situated on said property. Subject to all legal
easements and rights-of-way.
The Common Council of the City of carmel, Indiana, declares
that this ordinance shall be in full force and effect upon and
after its passage.
