Dear Terry Thompson,
After review of the Jackson's Grant Homeowners Association, Inc. Architectural Approval Form
regarding the above-referenced property, we have approved your request to add a pergola to
your home. Our approval of this improvement is based on the following information and
includes additional restrictions on page 2:
1. The homeowner must obtain any necessary building permits and provide copy to the
HOA.
2. The homeowner must locate and mark all utilities prior to construction.
3. Building material must be treated wood, cedar or its equivalent.
4. The pergola must be maintained regularly, including seal and/or stain treatment
every three (3) years.
5. The pergola must be built as proposed in your request.

Re: BZA Docket No. 19090027 V: Ripberger Residence, Pergola Setback
Dear Mr. Miles:
At the meeting held on Monday, October 28, 2019 the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) request filed by you for the property located at
12094 Sigillary Way:
APPROVED: Docket No. 19090027 V, Development Standards Variance approval for Min. 10’ side setback
for primary structure (and 5’ setback for accessory structure required), 0-ft setback granted.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is October 28,
2022.
Please include a copy of this letter with any permit application.
