GENERAL NOTES:
1. ALL WORK IS TO BE DONE IN STRICT COMPLIANCE WITH ALL APPLICABLE LOCAL,
STATE AND FEDERAL BUILDING CODES. IT IS THE CONTRACTOR'S RESPONSIBILITY TO
VERIFY THE CURRENT CODES, RESPECTIVE TO THEIR TRADES. THE GENERAL
CONTRACTOR IS RESPONSIBLE FOR ENSURING THAT ALL WORK IS DONE IN STRICT
ADHERENCE TO THE ABOVE MENTIONED CODES AND THAT APPLICABLE STANDARDS
ARE MET FOR GENERAL, MECHANICAL AND ELECTRICAL CONSTRUCTION.
2. ALL WORK IS TO COMPLY WITH SECTION 601 OF THE INDIANA BUILDING CODE,
STATING THE REQUIREMENTS FOR THE EXISTING BUILDING TYPE.
3. THE CONTRACTOR IS TO VISIT THE SITE PRIOR TO CONSTRUCTION SO THAT THEY CAN
FIELD VERIFY DIMENSIONS AND EXISTING CONDITIONS TO HAVE A COMPLETE
UNDERSTANDING OF THE SCOPE OF THEIR WORK. ANY DISCREPANCIES ARE TO BE
REPORTED TO THE DESIGNER/ARCHITECT IMMEDIATELY.
4. NOTED DIMENSIONS TAKE PRECEDENCE. PLANS ARE NOT TO BE SCALED. VERIFY
WITH THE DESIGNER/ARCHITECT IF DIMENSIONS ARE MISSING OR QUESTIONABLE. PLAN
DIMENSIONS ARE FROM FACE OF FINISHED GYPSUM BOARD OR OTHER FINISHED
SURFACE UNLESS NOTED OTHERWISE.
5. THE CONTRACTOR IS TO COORDINATE WITH THE BUILDING OWNER REGARDING ALL
ON-SITE WORK TO MINIMIZE DISRUPTION TO THE EXISTING FACILITY. COORDINATION IS
TO INCLUDE, BUT IS NOT LIMITED TO, ASSURANCE OF CLEAN AIR FLOW AND WRITTEN
NOTIFICATION OF INTERRUPTIONS. THE CONTRACTOR AND BUILDING OWNER ARE
RESPONSIBLE FOR PLANNING PROCEDURES FOR NOISE AND VIBRATIONS AS HUMAN
HEALTH AND SAFETY IS EFFECTED. THE AREA OF WORK IS TO BE ISOLATED FROM THE
OCCUPIED AREAS TO SUFFICIENTLY MAINTAIN NEGATIVE AIR PRESSURE IN THE
CONSTRUCTION AREA.
6. THE CONTRACTOR IS TO NOTIFY THE OWNER/CLIENT/DESIGNER/ARCHITECT,
IMMEDIATELY AND APPROPRIATELY, WHEN SITUATIONS ARISE THAT EFFECT THE PROJECT
SCHEDULE SO THAT PROMPT DECISIONS CAN BE MADE. THE DESIGNER/ARCHITECT IS
NOT RESPONSIBLE FOR DELAYS CAUSED BY FAILURE TO COMMUNICATE PROPERLY.
7. SUBSTITUTIONS ARE NOT ALLOWED FOR SPECIFIED MATERIALS AND PRODUCTS
UNLESS PRIOR AUTHORIZATION IS GRANTED BY THE DESIGNER/ARCHITECT. REQUESTS
FOR SUBSTITUTIONS ARE TO BE DIRECTED TO THE DESIGNER/ARCHITECT IN WRITING WITH
ADEQUATE SUPPORTING DOCUMENTATION FOR THE DESIGNER/ARCHITECT TO REVIEW.
REASONABLY SUFFICIENT TIME IS TO BE ALLOWED FOR THE DESIGNER/ARCHITECT TO
ESTABLISH A DECISION.
8. THE CONTRACTOR IS RESPONSIBLE FOR MAINTAINING A SAFE ENVIRONMENT FOR
ALL, AT ALL TIMES DURING THE SCOPE OF THE PROJECT.
9. THE DESIGNER/ARCHITECT IS NOT RESPONSIBLE FOR IDENTIFYING HAZARDOUS
MATERIALS ON THE PROJECT SITE NOR ARE THEY RESPONSIBLE FOR ANY HANDLING,
REMOVAL, DISPOSAL OR EXPOSURE OF THESE MATERIALS.
10. THE CONTRACTOR IS RESPONSIBLE FOR OBTAINING ALL LOCAL AND STATE PERMITS
REQUIRED FOR COMPLETION OF THIS PROJECT.
11. THE CONTRACTOR IS TO PROVIDE ALL NECESSARY LABOR, MATERIALS AND
EQUIPMENT TO COMPLETE THE WORK IN THESE DOCUMENTS, UNLESS NOTED AS (N.I.C.)
"NOT IN CONTRACT". FURNITURE, OFFICE EQUIPMENT, PANEL SYSTEMS, REFRIGERATORS,
VENDING MACHINES, ETC. (SHOWN DASHED IN PLAN), NOT ATTACHED TO THE
BUILDING ARE FOR REFERENCE ONLY AND ARE NOT TO BE PROVIDED IN THE SCOPE
UNLESS STATED OTHERWISE.
12. THE CONTRACTOR IS TO ENSURE THAT ALL MATERIALS AND LABOR ADHERE TO THE
BEST QUALITY STANDARDS OF THEIR RESPECTIVE TRADES. WHERE EXISTING WORK IS
REMOVED OR ALTERED, ADJACENT FINISH IS TO BE RESTORED TO ORIGINAL CONDITION.
ALL FRAMES, BASE AND TRIM, WHERE UNFINISHED SURFACES HAVE BEEN EXPOSED, ARE
TO BE EXTENDED AND OR REFINISHED. IF EXISTING WORK IS DAMAGED, IT IS THE
CONTRACTOR'S RESPONSIBILITY THAT IT BE REPAIRED AND RESTORED TO ORIGINAL
CONDITION.
13. MECHANICAL, ELECTRICAL, PLUMBING, FIRE ALARMS AND FIRE SUPPRESSION
SYSTEMS ARE TO BE DESIGNED AND INSTALLED BY THEIR RESPECTIVE TRADES PER OWNER
AGREEMENT. ALL DESIGN/BUILD CONTRACTORS ARE TO PERFORM THEIR WORK IN
STRICT ADHERENCE TO ALL APPLICABLE BUILDING CODES. IF ADDITIONAL INFORMATION
IS REQUIRED, COORDINATION WITH THE DESIGNER/ARCHITECT IS REQUIRED. THE
DESIGNER/ARCHITECT IS NOT RESPONSIBLE FOR THE DESIGN OR INSTALLATION OF
SYSTEMS INSTALLED AS DESIGN/BUILD WITH THE OWNER.
23. ALL NEW DOOR ARE TO BE INSTALLED, PLACING HINGE 6" FROM PERPENDICULAR
WALL. TO COMPLY WITH CURRENT ADA CODE, CLEAR DIMENSIONS OF 12" ON THE PUSH
SIDE OF THE DOOR AND 18" ON THE PULL SIDE OF THE DOOR, ARE TO BE MAINTAINED,
UNLESS NOTED OTHERWISE.
24. EXISTING DOORS, FRAMES, PARTITION SYSTEMS AND OTHER MATERIALS ARE TO BE
REUSED TO THE LARGEST FEASIBLE EXTENT. IF QUESTIONABLE REUSE ARISES, VERIFY WITH
DESIGNER/ARCHITECT/OWNER.
25. SEALANT IS TO BE APPLIED AT ALL PLUMBING FIXTURE AND
COUNTER/BACKSPLASH/WALL JUNCTURES.
26. ALL WALLS SCHEDULED TO REMAIN ARE TO BE PATCHED, REPAIRED AND SANDED
SMOOTH IN PREPARATION FOR NEW FINISHES. WHERE DEMOLITION HAS OCCURRED
AND/OR ELECTRICAL, DATA AND/OR SWITCH DEVICES ARE REMOVED, REPAIR GYPSUM
BOARD AND PREPARE FOR NEW FINISHES.
27. ENSURE THAT FLOOR IS CLEANED, SMOOTH AND LEVEL PRIOR TO INSTALLATION OF
NEW FLOOR FINISHES.
28. CONSTRUCT ALL DEMISING WALL TO EXTEND TO DECK, UNLESS NOTED OTHERWISE.
29. A FINAL CLEAN AND INSPECTION OF SPACE, PRIOR TO COMPLETION, IS REQUIRED.
ALL EQUIPMENT, FIXTURES AND SURFACES ARE TO BE CLEAN AND THE SPACE IS TO BE
PRESENTED TO THE OWNER IN A CONDITION REPRESENTING THE HIGHEST LEVEL OF CARE.
CONTRACTOR IS RESPONSIBLE FOR VERIFYING THAT ALL INSTALLED APPLIANCES WORK
AND DO NOT LEAK.
UPON SIGNATURE, THE OWNER/CLIENT/TENANT APPROVES ALL ASPECTS OF THE SCOPE OF WORK CONTAINED IN THESE DOCUMENTS.
CHANGES REQUESTED AFTER SIGN-OFF WILL INCUR ADDITIONAL DESIGN FEES. THOSE COSTS, ALONG WITH ANY OTHER COSTS ASSOCIATED
WITH SAID CHANGES, ARE THE RESPONSIBILITY OF THE OWNER/CLIENT/TENANT.

14. THE CONTRACTOR IS TO PROVIDE LICENSED ENGINEER DESIGN/BUILD DRAWINGS
FOR MECHANICAL, PLUMBING, ELECTRICAL, AND/OR FIRE SUPPRESSION WHEN REQUIRED
BY STATE BUILDING CODE. THE CONTRACTOR IS RESPONSIBLE FOR SUBMITTING THESE
DRAWING FOR STATE DESIGN RELEASE.
15. REQUIREMENTS FOR LOCAL PLAN REVIEW, OBTAINING PERMITS, INSPECTIONS AND
FEES ARE TO BE VERIFIED BY THE GENERAL CONTRACTOR. THE GENERAL CONTRACTOR IS
RESPONSIBLE FOR ANY SUBMITTAL REQUIREMENTS AND PERMITTING FEES REQUIRED TO
OBTAIN PERMITS, UNLESS STATED OTHERWISE IN THE OWNER/CONTRACTOR AGREEMENT.
16. CONTRACTORS ARE TO KEEP ALL WORK AREAS, PUBLIC CORRIDORS AND FACILITIES
FREE FROM DEBRIS. ANY MATERIALS STORED ON-SITE ARE THE CONTRACTOR'S
RESPONSIBILITY AND ARE TO BE STORED IN A LANDLORD APPROVED LOCATION.
17. ALL EXISTING EXITS, EXIT LIGHTING, FIRE PROTECTION DEVICES AND ALARMS ARE TO
BE MAINTAINED CONTINUOUSLY THROUGHOUT THE ENTIRE CONSTRUCTION PROCESS.
18. FIRE-TREATED WOOD BLOCKING IS TO BE PROVIDED AND CONCEALED WHERE
REQUIRED FOR SUPPORT OF ALL SURFACE MOUNTED ITEMS.
19. ALL FINISH CARPENTRY IS TO BE COMPLETED IN STRICT ADHERENCE TO A.W.I.
STANDARDS, PREMIUM GRADE.
20. ALL FIXTURES AND EQUIPMENT ARE TO BE INSTALLED PER THE MANUFACTURER'S
RECOMMENDATIONS AND INSTRUCTIONS. ALL EQUIPMENT AND SYSTEMS OPERATION,
MAINTENANCE AND/OR INSTRUCTION MANUALS ARE TO BE PROVIDED TO THE OWNER
AT PROJECT COMPLETION.
21. SHOP DRAWINGS AND/OR CUT-SHEETS ARE TO BE SUBMITTED TO DESIGNER WHEN
DEVIATIONS ARE SUGGESTED OR WHEN SPECIFICS HAVE NOT BEEN PROVIDED,
ALLOWING SUFFICIENT TIME FOR REVIEW. SUBMIT REQUIRED NUMBER OF SUBMITTALS FOR
REVIEW AND APPROVAL, PROVIDING (1) EXTRA COPY FOR DESIGNER'S RECORDS.
22. ALL INSTALLATIONS, DETAILS AND MATERIALS ARE SUBJECT TO APPROVAL FROM
DESIGNER/ARCHITECT/OWNER.
LIFE SAFETY NOTES:
1. FIRE PROTECTION WORK IS TO BE PERFORMED UNDER DESIGN/BUILD SERVICES IN
THE GENERAL CONTRACT. A COMPLETE AND WORKING SYSTEM IS TO BE PROVIDED.
THE DESIGNER IS NOT RESPONSIBLE FOR DESIGN, RENOVATION OR INSTALLATION OF
THE FIRE SPRINKLER/SUPPRESION SYSTEM.
2. THE DESIGN/BUILD CONTRACTOR IS TO COMPLY WITH THE INDIANA BUILDING
CODE, INDIANA FIRE CODE AND ALL OTHER APPLICABLE CODES, RULES AND/OR
REGULATIONS THAT APPLY TO THE DESIGN AND INSTALLATION OF FIRE
SPRINKLER/SUPPRESSION SYSTEMS.
3. THE FIRE PROTECTION CONTRACTOR IS TO CREATE ALL DRAWINGS REQUIRED AND IS
RESPONSIBLE FOR FILING THOSE DRAWINGS AND RELATED DOCUMENTS WITH
JURISDICTIONAL STATE AND LOCAL AUTHORITIES.
4. CONTRACTOR IS RESPONSIBLE FOR VERIFYING THAT ALL NEW AND EXISTING FIRE
EXTINGUISHERS ARE INSTALLED ACCORDING TO NFPA 10. EXTINGUISHER TYPE AND
HOUSING ARE TO BE COORDINATED WITH THE OWNER. MAINTAIN THE MAXIMUM
TRAVEL DISTANCE OF 75' FROM ANY POINT TO A VISIBLE EXTINGUISHER.
5. EMERGENCY LIGHTING IS TO BE PROVIDED IN TENANT SPACE, PER NEMA AND IBC, AS
REQUIRED. IF SPACE CONTAINS MORE THAN 50 PEOPLE, EMERGENCY BATTERY PACKS
AND LIGHTS CONNECTED TO AN EMERGENCY POWER SOURCE, ARE REQUIRED.
FIXTURES SHOWN ON THESE PLANS ARE FOR REFERENCE ONLY.
6. ALARM NOTIFICATION APPLIANCES(HORNS & STROBES), SMOKE DETECTORS, FIRE
PULLS, EMERGENCY SPEAKERS AND ANY OTHER ALARM & DETECTION DEVICES
REQUIRED TO MEET ALL APPLICABLE CODES (IBC,IFC NFPA), ARE TO BE PROVIDED.
7. NEW FIRE EXTINGUISHERS TO BE PROVIDED, AS REQUIRED. ALL FIRE EXTINGUISHERS
