The applicant seeks site plan and design for a new daycare facility.The site is located at 10216 North
Michigan Road within West Cannel Commons Subdivision, Lot 3. It is zoned B-2/Business and is located
within the US 421 Overlay Zone(as part of original development 11120029 DP/PP). Filed by Chris
Homey of Murphy Real Estate Services.
Petitioner: Chris Homey
• Since the last meeting,we have adjusted our site plan.
• We have added a northern connection,adjusted front elevation to add additional windows,added a
sidewalk connection to main path,extended path along the south property line, and connected the site to
the parking lot with a sidewalk.
• We will be requesting three variances from the BZA: rear projection as it relates to the ability to put
playground in and a landscaping variance in the rear,we can't include the required number of trees in the
back with the playground, so landscape on the North, South,and East compensates for that with the
addition of more trees. The 3rd variance relates to the way in which height is measured(to the mid-point).
Signage is on the West Cannel Commons Monument and on the front wall.
Department Report:Rachel Keesling:
• All outstanding items have been addressed by the Petitioner
• Lot coverage is figured out,they have 50.9%up to 90%is allowed so there will be a lot of green space
provided on this site
• Variances are supported by Staff and they have worked with Staff to get through requests, such as
adjusting the building to match architectural style of the overlay,adding the path along the south property
line,and pedestrian connectivity throughout this site
• They are open to adding a directional sign that guides people the correct way for wayfinding.
• Staff recommends approval at tonight's meeting
