Re: Common Area Inspection Ordinance
Ms. Conn,
This letter is being provided as part of the PZ-2021-00239 V, Lot Coverage Variance for Troy Estates. As required
by City Ordinance 7.20, Lennar Home of Indiana, Inc. hereby commits to complying with the Common Area Inspection
process prior to any Common Area Improvements being turned over to the Home Owners Association (HOA).
Since Troy Estates is being developed in one (1) phase, we will commit to this process prior to the HOA which typically
occurs when 80% of the homes are complete. Before we reach 80% of the homes being complete, we hire an
independent engineer to review and inspect all Common Area Improvements per the approved construction plans
and applicable laws. The engineers we would use for this process may included one or more of the following:
• Hoosier Aquatic Management
• Cardno
• Meristem
Depending on the specific improvement being inspected, more than one engineer may be needed to complete the
required Inspection Report.
