Meridian St., Suite 400 Carmel, IN 46032 Re: BZA Docket No. PZ-2021-00239 V: Troy Estates Lot Cover Variances Dear Mr. Bagato: At the meeting held on Monday, January 24, 2022 the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the sites located near 4100 W. 141st Street (Lots 1-40 in Troy Estates subdivision): APPROVED with Conditions: Docket No. PZ-2021-00239 V, Development Standards Variance approval for: Maximum 35% lot cover allowed, 45% granted: • The Petitioner must obtain proper approvals from the Carmel Engineering Dept. for the revised drainage plan before submitting for any additional residential building permits. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is January 24, 2025. Please include a copy of this letter with any permit application.
