The Huntington Chase HOA Board of Directors represent the 125 residences in our neighborhood. We
have been reviewing the proposed Comprehensive Plan (including updates), as well as attending
meetings and engaging in many conversations regarding the proposed draft.
The consensus among our neighborhood is that residents have moved to West Carmel for the green
space, suburban/estate areas contained in this section of our city, and easily accessible commercial
nodes along Michigan Road and Meridian separate from residential areas.
While there are components of the plan that provide for welcomed improvements to urban areas, and
potential enhancements to suburban sections of our city, we have identified 3 key topics provided for
throughout the plan that are unacceptable.
1) Street designation changes
“Local” to “Boulevard” and associated expansions to these typical corridors. Specifically,
i. Towne Road from 96th Street to 116th Street,
ii. 106th St. from Michigan Road to Shelbourne Road,
iii. 96th St. from Shelbourne Road to Spring Mill Road
2) Increased density and commercial mix-use developments
Provides an unacceptable pathway for increase in density as well as commercial mix-use / multi-level
developments west of Spring Mill Road and along “typical corridors” in West Carmel.
3) Hospitality and Event Use(s)
The plan continues to lobby for hospitality and event uses (not clearly defined) in West Carmel “Estate”
areas and homes. These uses, including but not limited to Bed and Breakfast, Airbnb, party hall, etc. type
venues are commercial in nature and do not belong in this area of our city.
We appreciate all the efforts to continually improve Carmel, however, urban living areas need to remain
in the urban sections and suburban/estate section need to remain as such. If we are to be a city for all to
live, transforming the suburban/estate area does not make Carmel a city for all. We hope that this
feedback helps in finalizing an acceptable Comprehensive Plan.
