SPRINKLER GENERAL NOTES
A. SCOPE
1. NOT APPLICABLE
2. THE ENTIRE BUILDING SHALL BE FULLY SPRINKLED IN ACCORDANCE WITH NFPA 13 AND NFPA 231. THE
ENTIRE FIRE PROTECTION SYSTEM SHALL MEET, AS A MINIMUM, ALL FEDERAL, STATE, AND LOCAL CODES
AND ORDINANCES, AND MUST BE APPROVED BY THE ENGINEER, FIRE MARSHALL, AND OTHER AUTHORITIES
HAVING JURISDICTION. DESIGN CRITERIA LISTED ON THIS SHEET IS THE MINIMUM CRITERIA ACCEPTABLE.
3. REFER TO THE FIRE PROTECTION SPECIFICATIONS FOR ADDITIONAL INFORMATION REGARDING THE FIRE
PROTECTION SYSTEM. DRAWINGS AND SPECIFICATIONS ARE COMPLIMENTARY; WORK CALLED FOR IN
EITHER THE DRAWINGS OR SPECIFICATIONS SHALL BE TREATED AS IF CALLED FOR BY BOTH. WORK
SPECIFIED IN THESE DRAWINGS AND THE SPECIFICATIONS MAY EXCEED THE MINIMUM REQUIREMENTS OF
LISTED CODES AND STANDARDS.
4. IT IS THE RESPONSIBILITY OF THE FIRE SPRINKLER CONTRACTOR TO INSTALL ALL ABOVEGROUND PIPING
AND EQUIPMENT AS REQUIRED AND UNDERGROUND PIPING BETWEEN 5'-0" FROM THE BUILDING AND THE
BUILDING LEAD-IN.
5. SIZING AND LOCATION OF ALL PIPES AND ALL SPRINKLER ACCESSORIES SHALL BE THE RESPONSIBILITY OF
THE SPRINKLER CONTRACTOR. PIPING AND SPRINKLER HEADS SHOWN ON THE SPRINKLER DRAWINGS ARE
CONCEPTUAL IN NATURE AND SHOULD NOT BE USED TO DETERMINE CUT LENGTHS OR FINAL LOCATIONS.
SPRINKLER DRAWINGS MAY NOT SHOW PIPE ROUTING OFFSETS, RISERS, OR DROPS NECESSARY TO AVOID
OBSTRUCTIONS.
6. THE FIRE SPRINKLER CONTRACTOR MUST SUBMIT SHOP DRAWINGS AND HYDRAULIC CALCULATIONS FOR
LOCAL A.H.J. REVIEW. IF REQUIRED BY THE A.H.J., CONTRACTOR MAY BE REQUIRED TO SUBMIT SHOP
DRAWINGS TO THE FIRE PROTECTION ENGINEER. BASIS FOR CALCULATION SHALL BE FLOW TEST DATA
FROM NEARBY HYDRANT. TEST SHALL HAVE BEEN CONDUCTED WITHIN PAST 12 MONTHS.
7. THE SPRINKLER SYSTEM WITHIN THE BUILDING MUST BE MONITORED BY THE FIRE ALARM PANEL. ALL
TAMPER SWITCHES, WATERFLOW INDICATORS, AND OUTSIDE ALARM BELL SHALL BE INSTALLED BY THE
SPRINKLER CONTRACTOR. WIRING TO THE ALARM SYSTEM SHALL BE BY THE FIRE ALARMS SYSTEMS
CONTRACTOR.
8. INSTALL SEISMIC BRACING COMPONENTS WHERE REQUIRED BY THE BUILDING CODE, BUILDING OFFICIAL,
OR OTHER AUTHORITIES HAVING JURISDICTION. FIRE PROTECTION CONTRACTOR IS RESPONSIBLE FOR
PROVIDING AND INSTALLING ALL NECESSARY BRACING MEMBERS, TRAPEZE MEMBERS, AND
REINFORCEMENT MEMBERS. ONLY RIGID BRACING IS ALLOWED, CABLE BRACING IS NOT PERMITTED.
9. SPRINKLER CONTRACTOR SHALL BE RESPONSIBLE FOR COORDINATING THE LOCATION OF SPRINKLER
PIPING WITH ALL EQUIPMENT, APPLIANCES, DEVICES, AND STRUCTURES. CONTRACTOR IS RESPONSIBLE
FOR BEING AWARE OF THE LOCATION OF HVAC DUCTS, DIFFUSERS, ELECTRICAL LIGHTING, PANELS, AND
CEILING HEIGHTS. PENETRATION OR CUTTING OF STRUCTURAL MATERIALS IS NOT ALLOWED. ROUTING OF
SPRINKLER MAINS OR BRANCH LINES UNDERNEATH ROOFTOP UNITS IS PROHIBITED.
10. CONTRACTOR SHALL IMMEDIATELY CONTACT THE ENGINEER IF DISCREPANCIES ARE FOUND IN THE FS
DRAWINGS OR SPECIFICATIONS. CONTRACTOR SHALL CONTACT THE FIRE PROTECTION ENGINEER
IMMEDIATELY IF DISCREPANCIES ARE FOUND BETWEEN THE CONTRACT DOCUMENTS ANDREQUIREMENTS
OF SPECIFIED CODES OR AUTHORITIES HAVING JURISDICTION. WHERE CONFLICTS OCCUR BETWEEN THE
DRAWINGS, SPECIFICATIONS, OR CODES, THE CONTRACTOR SHALL BY DEFAULT FOLLOW THE MOST
RESTRICTIVE REQUIREMENT.
11. IT IS NOT THE INTENT OF THESE PLANS AND SPECIFICATIONS TO PROVIDE A COMPLETE DETAILED
DESCRIPTION OF THE APPARATUS, MATERIALS, EQUIPMENT, ETC. WHICH IS REQUIRED TO MAKE A
COMPLETE AND FUNCTIONAL INSTALLATION OF THIS SPECIFIC FIRE PROTECTION SYSTEM. IT SHALL BE THE
RESPONSIBILITY OF THE SPRINKLER CONTRACTOR TO PROVIDE ALL REQUIRED MATERIAL AND EQUIPMENT
AND PERFORM ALL WORK REQUIRED TO INSTALL A COMPLETE AND APPROVED INSTALLATION.
12. SEE PROJECT SPECIFICATIONS 13910 AND 13925 FOR MORE INFORMATION REGARDING SCOPE,
MATERIALS, INSTALLATION, HANGERS AND BRACING, ACCEPTANCE TESTING, AND SPECIAL INSTRUCTIONS.
13. DO NOT PLACE SPRINKLER HEADS WITHIN TFM PROVIDED AWINGS. COORDINATE AND REQUEST ANY
FLAME SPEAD INFORMATION FROM TFM REPRESENTATIVE PRIOR TO FINAL INSPECTIONS.
B. MATERIALS
1. ALL SPRINKLER PIPING LESS THAN 2 DIAMETER SHALL BE MINIMUM SCHEDULE 40 BLACK STEEL WITH
THREADED FITTINGS. ALL SPRINKLER PIPING GREATER THAN 2 DIAMETER SHALL BE MINIMUM SCHEDULE 10
BLACK STEEL. ALL THREADED PIPE MUST BE MINIMUM SCHEDULE 40 BLACK STEEL.
2. ALL DRAIN LINE PIPING SHALL BE GALVANIZED STEEL.
3. SPRINKLER HEADS SHALL BE QUICK RESPONSE; CONCEALED PENDANT OR UPRIGHT; AND OF A COLOR AND
FINISH SUITABLE TO THE FRESH MARKET. CONCEALED PENDANTS MUST BE THE 'FLAT-PLATE' TYPE;
'DOMED' COVERS WILL NOT BE ACCEPTED.
4. ALL SPRINKLER PIPING NOT LOCATED IN CONDITIONED SPACE SHALL BE CORROSION PROTECTED.
5. UNDERGROUND PIPING SHALL BE DUCTILE IRON.
C. INSTALLATION
1. ALL PENETRATIONS OF RATED ASSEMBLIES SHALL BE FIRE STOPPED WITH AN APPROVED ASSEMBLY AS
PRESCRIBED IN THE INTERNATIONAL BUILDING CODE. SEE ARCHITECTURAL DRAWINGS FOR LOCATIONS OF
FIRE-RATED ASSEMBLIES.
2. ALL INSPECTOR'S TEST CONNECTIONS AND LOW POINT DRAINS SHALL BE PER NFPA 13 (UNLESS
OTHERWISE NOTED) AND SHALL BE DISPLAYED ON THE SHOP DRAWINGS. MAIN DRAIN AND TEST PIPING
SHALL BE ROUTED TO THE EXTERIOR OF THE BUILDING. PROVIDE CONCRETE SPLASH BLOCKS FOR ALL
DRAINS AND TEST CONNECTIONS.
3. AUXILIARY DRAINS AND INSPECTOR'S TEST CONNECTIONS SHALL BE LOCATED TIGHT AGAINST THE
PERIMETER WALLS (REFER TO TEST CONNECTION DETAIL ).
4. SPRINKLER PROTECTION MUST BE PROVIDED IN THE MOTOR ROOM AND ELEVATOR EQUIPMENT ROOM.
THE BRANCH LINE SUPPLYING THE SPRINKLERS IN THESE ROOMS IS THE ONLY SPRINKLER PIPING
PERMITTED TO ENTER THESE SPACES FROM FINISHED FLOOR TO THE ROOF DECK. SPRINKLER MAINS,
CROSS MAINS, BRANCH LINES SERVING OTHER ROOMS, AUXILIARY DRAINS, AND INSPECTOR'S TEST
CONNECTIONS SHALL BE ROUTED AROUND THESE LOCATIONS.
5. PIPING SHALL BE RUN CONCEALED IN ALL FINISHED CEILING AREAS, UNLESS OTHERWISE NOTED ON THESE
DRAWINGS. SPRINKLER SUBCONTRACTOR IS RESPONSIBLE FOR PAINTING OF EXPOSED PIPING IN ALL
AREAS WITHOUT FINISHED CEILINGS EXCEPT SALES FLOORS, INCLUDING MECHANICAL ROOMS AND
STORAGE ROOM AREAS. PIPING MUST BE PREPARED, PRIMED, AND PAINTED A COLOR ACCEPTABLE TO THE
ARCHITECT, IN ACCORDANCE WITH THE PAINT MANUFACTURER'S RECOMMENDATIONS. IN AREAS WHERE
THE EXPOSED STRUCTURE IS PAINTED, THE SPRINKLER PIPING SHALL BE PAINTED TO MATCH TO
STRUCTURE.
6. FOR AREAS WITH LAY-IN CEILING TILES, ALL HEADS SHALL BE PLACED IN THE CENTER OF THE TILE. IF
REQUIRED BY THE A.H.J., PROTECT CEILING MEMBRANE WITH TRIM RING, OR FLEX CONNECTIONS, AS PER
SEISMIC REQUIREMENTS.
7. PROVIDE FREEZE-PROTECTION FOR WET PIPING IN ALL AREAS SUBJECT TO TEMPERATURE LESS THAN 40°
F. a. PROTECT FREEZERS, COOLERS, AND PREP AREAS WITH LISTED DRY PENDANT
8. ALL FREEZERS AND COOLER BOXES ARE PRE-MANUFACTURED ROOMS WITH INSULATED ROOF PANELS.
COORDINATE SPRINKLER INSTALLTION WITH PANEL CONFIGURATION AS WELL AS WITH ADDITIONAL
TRADESMEN (RC, PC, AND EC).
9. THE SPRINKLER CONTRACTOR SHALL ALLOW FOR ALL VERTICAL PIPING TO BE INSTALLED IN A CONCEALED
MANNER, COORDINATED WITH TENANT/TFM FIXTURES & DECOR.
10. IN CASES WHERE RISER/STANDPIPE PROVIDES SPRINKLER PROTECTION FOR ADDITIONAL AREAS, SYSTEM
TO ALLOW FOR ISOLATED FLOW ALARMS, TAMPER VALVES, ETC.
11. COORDINATE FIRE SPRINKLER MAIN TRUNK PIPING WITHIN MOTOR ROOM. HOLD ALL PIPING TIGHT TO
UNDERSIDE OF DECKING. FIELD REVIEW WITH REFRIGERATION CONTRACTOR PRIOR TO PERMANENT PIPING
INSTALLATION.
D. HANGERS AND BRACING
1. WHERE REQUIRED BY THE BUILDING CODE, BUILDING OFFICIAL, OR OTHER AUTHORITIES HAVING
JURISDICTION, PROVIDE RIGID SEISMIC BRACING IN CONFORMANCE WITH NFPA 13 (2002 WITH TIA'S),
PROJECT SPECIFICATIONS, AND THE DETAILS ON THESE SPRINKLER SHEETS.
2. FIRE CONTRACTOR IS RESPONSIBLE FOR PROVIDING AND INSTALLING ALL NECESSARY BRACING MEMBERS,
TRAPEZE MEMBERS, AND REINFORCEMENT MEMBERS. ONLY RIGID BRACING IS ALLOWED, CABLE BRACING
IS NOT PERMITTED.
3. IF REQUIRED, THE SPRINKLER CONTRACTOR SHALL SHOW ALL BRACING LOCATIONS AND DETAILS ON THE
SHOP DRAWINGS. INCLUDE CALCULATIONS TO VERIFY SIZING OF SWAY BRACING PROVIDED. ALLOWABLE
BRACE LOADS SHALL BE BASED ON A 30-44 DEG ANGLE RANGE.
E. TESTING AND VERIFICATION
1. AT THE SPRINKLER SYSTEM BUILDING STUB-UP, BEFORE CONNECTING ABOVEGROUND PIPING TO THE
UNDERGROUND LEAD-IN:
a. CONTRACTOR SHALL OBTAIN THE CONTRACTOR'S MATERIAL AND TEST CERTIFICATE FOR THE
UNDERGROUND PIPING FROM THE UNDERGROUND PIPING INSTALLER. A COPY SHALL BE
FORWARDED TO THE FP ENGINEER WITHIN TWO (2) BUSINESS DAYS.
b. THE SPRINKLER CONTRACTOR SHALL FLUSH THE NEW UNDERGROUND FIRE SPRINKLER SUPPLY
PIPING AT NOT LESS THAN 880 GPM FOR 6" PIPE. IN LIEU OF MEASURING THE DISCHARGE
FLOW RATE, THE CONTRACTOR MAY ROUTE THE FLUSHING WATER FROM THE BUILDING STUB-UP TO
THE BUILDING EXTERIOR THROUGH TEMPORARY PIPING OF DIAMETER NOT LESS THAN THE STUB-UP
DIAMETER. PROVIDE PHOTOGRAPHS OF UG PIPING FLUSHING FLOWS TO THE ARCHITECT.
2. AT THE COMPLETION OF SYSTEMS TESTING, THE SPRINKLER CONTRACTOR SHALL COMPLETE AND
PROVIDE TO THE ARCHITECT AND THE FRESH MARKET A CONTRACTOR'S MATERIAL AND TEST CERTIFICATE
PER NFPA 13 FOR ABOVEGROUND SPRINKLER PIPING SYSTEMS.
3. THE COMPLETELY ASSEMBLED ABOVEGROUND FIRE SPRINKLER SYSTEM SHALL BE TESTED FOR 2 HOURS
AT 200 PSI, AND THERE SHALL BE NO LOSS OF PRESSURE OR VISIBLE LEAKAGE FOR THE DURATION OF THE
TEST.
F. SPECIAL INSTRUCTIONS
1. IN GYPSUM BOARD CEILINGS, SPRINKLERS SHALL BE LOCATED TO AVOID SURFACE MOUNTED LIGHTS AND
OTHER OBSTRUCTIONS. TWO-PIECE EXTENDED ESCUTCHEONS ARE NOT ACCEPTABLE.
2. AREA OF CLOSETS AND OTHER SMALL ROOMS SHALL BE INCLUDED IN DESIGN CALCULATIONS IF A DESIGN
AREA LESS THAN 1500 SF IS UTILIZED FOR WET SYSTEMS. ALL BATHROOMS AND CLOSETS SHALL BE
PROTECTED BY SPRINKLERS.
3. PROTECT ALL COMBUSTIBLE CONCEALED SPACES AS REQUIRED BY NFPA 13 WHICH MAY NOT BE SHOWN
ON THESE DRAWINGS, SUCH AS ACCESSIBLE AREAS IN FRONT TOWER, CANOPY, MANSARD AND ABOVE
LOAD DOCK.
4. SCOPE OF FP ENGINEER'S DESIGN BEGINS AT 5'-0 FROM THE FACE OF BUILDING. DESIGN FOR
UNDERGROUND PIPING, FIRE HYDRANT(S), BACKFLOW PREVENTERS, FIRE DEPT. CONNECTION, AND POST
INDICATOR VALVE BY OTHERS. CONTRACTOR SHALL OBTAIN UNDERGROUND PIPING DESIGN INFO FROM
THE UNDERGROUND PIPING DESIGNER.
5. THE ENTIRE BUILDING SPRINKLER SYSTEM SHALL BE DESIGNED TO DELIVER, AT MINIMUM, A DENSITY OF
0.20 gpm/s.f. OVER A MINIMUM REMOTE AREA OF 1950 s.f.
6. SEE SHEET E116 AND FIRE ALARM SPECIFICATIONS, DIVISION 28, FOR ADDITIONAL REQUIREMENTS.
