4. Docket No. PZ-2022-00015 ZW: 4810 Northwestern Drive – Waiver for no perimeter curbs requested.
The applicant seeks waiver approval to not install perimeter curbs to enhance on-site storm water quality best
management practices (BMPs) per UDO Section 5.28 (E) 2. The project is for a new auto repair building (9,600
sq. ft.) on 3.5 acres. The site is located at 4810 Northwestern Drive. It is zoned I-1/Industrial and is not located
within any overlay zone. Filed by Charlie Mattox of Crossroad Engineers on behalf of the owner.
Project Overview:
The Petitioner proposes to build a new auto repair building. The site is located on the Hamilton County/Boone County
line. All surrounding properties on the Hamilton County side are zoned I-1/Industrial. To the west on the Boone County
side is the continuation of Mayflower Park Drive and other industrial sites. Please see the Petitioner’s Information
Packet for more details.
UDO Standards this project MEETS:
I-1 Industrial District:
• Auto/Truck repair permitted
• Maximum Lot Coverage – 90% allowed, 56% proposed
Article 5 – Development Standards:
• Commercial Landscape Plan Approved by Urban Forester
UDO Standards NOT MET, therefore Waiver is requested:
• Article 5.28.E.2. – Waiver for not curbing the perimeter of the parking area for stormwater collection
Site Plan, Parking, and Engineering:
The new building addition was recently approved (Docket No. PZ-2021-00217 DP/ADLS) subject to obtaining Plan
Commission waiver approval for not curbing the perimeter of the paved parking lot. In working with the Engineering
Department, the Petitioner has proposed no curbs, to have water directly flow into the Stormwater BMP (Best
Management Practices) for improved water quality. The Engineering Dept. is supportive of this request. It is also allowed
by the UDO, however, does require waiver approval.
DOCS Remaining Comments/Concerns: None.
Recommendation:
The Department of Community Services recommends the Plan Commission votes to suspend their Rules of Procedure
and vote to Approve this item this evening.
