Re: projects scheduled to be heard September 15, 1998
H. Public Hearing:
lh. Hamilton Crossing Building 44 (58-98 D.PJADLS)
The petitioner seeks approval to construct a 90,000 square-foot office building on 5 acres (as a
part of a larger 64 acre Development Plan).
The Department recouunends approval contingent upon all Technical Advisory Committee
issues being resolved and the parking area being eliminated between the building and the greenbelt. If
the Plan Commission chooses to vote on this item the night of the meeting, it will require a suspension
of the rules.
2h. Hamilton Crossing East (59-98 D.PJADLS)
The petitioner seeks approval to construct a 82,000 square-foot retail center on 10 acres (as a
part of a larger 64 acre Development Plan).
Considering several issues still remain with this project including zoning and other technical
concerns, the Department recommends the project proceed to the Special Study committee on October
6th for further review.
3h,4h. Brighton Woods (60-98 P.P. and 61-98 P.P.)
The petitioner seeks approval to plat 38 lots on 22 acres using the typical S-I/residence zoning
standards or by using the Residential Open Space Ordinance.
The Department recommends approval of the Open Space Plan contingent upon all Technical
Advisory Committee issues being resolved and a commitment be filed that preserves the existing trees
along the boundaries and within the 3 acre common area on the southern boundary of the subdivision.
If the Plan Commission chooses to vote on this item the night of the meeting, it will require a
suspension of the rules.

5h. Mayflower Park-99t Street widening(62-98 D.P. Amend.)
The petitioner seeks approval to widen 99th Street within the Mayflower Park from 2 lanes to 4
lanes.
The Department recommends approval contingent upon all Technical Advisory Committee
issues being resolved. If the Plan Commission chooses to vote on this item the night of the meeting, it
will require a suspension of the rules.
L Old Business
H. Coots Henke and Wheeler Real Estate(22-98 D.P.)
The petitioner seeks economic hardship approval because the reservation of land necessary for
the U.S. 31 road project would result in the loss of all reasonable and beneficial use of or return from
the applicant's property.
The Department recommends approval pending final negotiations between the petitioner and
the Indiana Department of Transportation.
J. New Business:
lj. Goddard School(68-98 ADLS)
The petitioner seeks approval to construct an 8,000 square-foot day care center on 1.4 acres.
The petitioner will also be appearing before the Board of Zoning Appeals for Special Use approval.
The Department recommends approval contingent upon all Technical Advisory Committee
issues being resolved.
