SCOPE OF WORK SJL DESIGN GROUP'S INTERIOR DESIGN SCOPE INCLUDES THE COMMON AREAS AS FOLLOWS: LOBBY CORRIDORS LEASING FITNESS ROOM OFFICE PUBLIC RESTROOMS WORK ROOM BIKE & STORAGE CO-WORK MAIL & PARCEL ROOM CLUB ELEVATOR LOBBIES SPORTS SIMULATOR PET WASH SHEET INDEX DRAWING ISSUESPOWER/DATA NOTES & SPECIFICATIONS 1. PRIOR TO RECEIVING FINISHES VERIFY SURFACES TO RECEIVE FINISHES ARE CLEAN TRUE AND FREE OF IRREGULARITIES. DO NOT PROCEED WITH FINISH WORK UNTIL UNSATISFACTORY CONDITIONS HAVE BEEN CORRECTED. 2. WOOD DOORS, STAIN GRADE ARCHITECTURAL MILLWORK AND CABINETRY SHALL BE SHOP FINISHED. 3. PRIOR TO PURCHASE OR INSTALLATION OF ANY FINISH, SUBMIT (2) SAMPLES TO SJL DESIGN GROUP FOR REVIEW. THAT IS TO REMAIN PATCH, REPAIR AND REFINISH TO PROVIDE A "LIKE NEW" APPEARANCE. 5. ALL NEW AND EXISTING FINISHES SCHEDULED TO REMAIN, SHALL BE PROTECTED DURING CONSTRUCTION, ANY DAMAGE SHALL BE REPAIRED BY CONTRACTOR INVOLVED AT HIS COST, WITH NO COST TO OWNER. 6. PRIOR TO INSTALLATION OF NEW FLOORING, REMOVE ALL FOREIGN MATTERS SUCH AS GREASE, WAX, OIL, DIRT, ETC. FILL CRACKS, HOLES AND DEPRESSIONS, AND GRIND ANY PROTRUDING OBJECTS SMOOTH WITH THE FLOOR SURFACE. 7. THE LONGEST LEAD TIME PRODUCTS ARE TO BE ORDERED FIRST. NO SUBSTITUTES WILL BE ACCEPTED W/O APPROVAL OF SJL DESIGN GROUP. 8. ALL FLOORING TRANSITIONS TO OCCUR @ CENTER OF DOORS, UNLESS OTHERWISE NOTED. REFER TO FLOOR TRANSITION DETAILS. 9. CONTRACTOR TO PROVIDE 5% ATTIC STOCK FOR ALL FINISHES. 10. ALL FINISHES SHALL MEET OR EXCEED LOCAL CODES. 11. ALL NEWLY INSTALLED FLOORING FINISHES SHALL BE PROTECTED FROM DAMAGE UNTIL CONSTRUCTION IS COMPLETED. CARPET 12. CARPET INSTALLER TO PROVIDE SEAMING DIAGRAM TO SJL DESIGN GROUP FOR REVIEW AND APPROVAL PRIOR TO ORDERING CARPET. DO NOT CROSS SEAM, OR SUBSTITUTE MANUFACTURERS. 13. ALL SEAMS SHALL BE SECURED BY MANUFACTURER'S RECOMMENDATIONS. 14. INSTALL CARPET FLAT, LEVEL AND SECURE, USING METHOD NOTED ON FINISH PLAN AND MANUFACTURER'S RECOMMENDATIONS. 15. ALL FLOOR MONUMENTS OR DEVICES SHALL BE INSTALLED FOLLOWING CARPET INSTALLATION. CARPET INSTALLER TO COORDINATE CUTTING OF CARPET FOR FLOOR OUTLETS WITH ELECTRICAL CONTRACTOR. 16. ALL SIZABLE PIECES OF UNUSED CARPET IN ADDITION TO CARPET ORDERED FOR ATTIC STOCK, IS TO BE LEFT ON SITE FOLLOWING INSTALLATION, OR STORED OFF SITE PER OWNER'S INSTRUCTIONS. CERAMIC TILE 17. CERAMIC TILE SHALL BE INSTALLED IN STRICT ACCORDANCE WITH THE REFERENCE STANDARDS PUBLISHED IN THE TILE COUNCIL OF AMERICA'S "HANDBOOK FOR CERAMIC TILE INSTALLATION" AND WITH MANUFACTURER'S RECOMMENDED GUIDELINES. 18. OTHER TILE TYPES: GLASS, PORCELAIN, ETC. SHALL COMPLY WITH THE MANUFACTURER'S/DISTRIBUTOR'S INSTALLATION RECOMMENDATIONS. WALL COVERING 19. ALL WALL COVERING PRIMERS, SEALERS, ADHESIVES, SIZING AND INSTALLATION METHODS SHALL BE PER WALL COVERING MANUFACTURER'S RECOMMENDATIONS. 20. INSTALL WALL COVERING TO BE SECURE AND FLAT, WITHOUT WRINKLES, GAPS OR OVERLAPS. SEAMS SHALL BE TIGHT AND SECURE. CLEAN WALL COVERING TO BE FREE OF DIRT AND GLUE. 21. WALL COVERING SEAMS SHOULD BE NO CLOSER THAN 6 INCHES FROM OUTSIDE CORNERS AND 3 INCHES FROM INSIDE CORNERS. HORIZONTAL SEAMS ARE UNACCEPTABLE UNLESS OTHERWISE NOTED. ALL SEAMS SHALL BE VERTICAL AND PLUMB, WITH PATTERNS MATCHED TO GREATEST EXTENT POSSIBLE WHERE PATTERNS OCCUR. PAINT 22. COMPLY WITH APPLICABLE FEDERAL, STATE AND LOCAL REGULATIONS GOVERNING THE USE OF PAINT MATERIALS. 23. COMPLY WITH MANUF,RECOMMENDATIONS FOR ENVIRONMENTAL CONDITIONS UNDER WHICH COATINGS & COATING SYSTEMS CAN BE APPLIED. 24. PROTECT FLOORS AND ALL ADJACENT SURFACES FROM PAINT SMEARS, SPATTERS AND DROPPINGS. USE DROP CLOTHS TO PROTECT FLOORS AND ITEMS NOT TO BE PAINTED. MASK OFF AREAS WHERE REQUIRED. 25. CLEAN SURFACES FREE OF DUST, DIRT, OIL, GREASE AND OTHER FOREIGN MATTER PRIOR TO APPLICATION OF THE PRIME COAT. 26. REPAIR ALL VOIDS, NICKS, CRACK, DENTS, ETC. WITH SUITABLE PATCHING MATERIAL AND FINISH FLUSH TO ADJACENT SURFACE. 27. DO NOT APPLY FINISHES IN AREAS WHERE DUST IS BEING GENERATED, OR WHEN ROOM TEMPERATURE IS BELOW 50 DEGREES F. 28. ENSURE THAT HARDWARE, COVER PLATES, AND SIMILAR ITEMS ARE REMOVED PRIOR TO PAINTING, AND REPLACE ONLY WHEN PAINT FINISHES ARE THOROUGHLY DRY. 29. UNLESS NOTED OTHERWISE, PROVIDE MINIMUM 2-COAT SYSTEM AS SPECIFIED FOR EACH NEW SURFACE. FOR EXISTING SURFACES, APPLY NUMBER OF COATS TO INSURE COMPLETE COVERAGE OF PREVIOUS COLOR AND SURFACE REPAIRS AND/ OR PATCHING. REFER TO FINISH PLAN FOR COLORS AND SHEENS 1 PRIMER/2-3 FINISH COATS PER MANUFACTURER'S RECOMMENDATIONS. 30. ALLOW EACH COAT TO THOROUGHLY DRY BEFORE ADDITIONAL APPLICATIONS. 31. IN AREAS OF HIGH HUMIDITY, SUCH AS ROOMS WITH BATHTUBS AND SHOWERS ADD AN APPROVED FUNGICIDE TO PAINTS. 35. PAINT VISIBLE DUCT SURFACES BEHIND VENTS, REGISTERS, AND GRILLS WITH FLAT BLACK INTERIOR PAINT. 36. LEAVE PAINT STORAGE SPACES IN A CLEAN AND FINISHED CONDITION. ALL EXTRA PAINT TO BE LEFT AT JOB SITE IN TIGHTLY SEALED CONTAINERS CLEARLY MARKED WITH CONTENTS AND LOCATION WHERE USED. 37.
