1. THE CONTRACTOR SHALL FURNISH ALL LABOR, MATERIALS, TOOLS, EQUIPMENT AND RELATED ITEMS REQUIRED TO COMPLETE THE DEMOLITION WORK AS INDICATED BY THE CONSTRUCTION DOCUMENTS. 2. REMOVE ALL BUILDING PARTS AND/OR OTHER ITEMS AS REQUIRED TO ALLOW FOR THE INSTALLATION OF THE NEW WORK, INCLUDING REMOVAL OF SUCH EXISTING MECHANICAL AND/OR ELECTRICAL EQUIPMENT, FIXTURES, PIPING, CONDUIT, WIRE, ECT., NOT REQUIRED IN CONNECTION WITH THE WORK. 3. THE DEMOLITION DRAWINGS INDICATE BUILDING CONDITIONS PER EXISTING DRAWINGS. THE CONTRACTOR SHALL ANTICIPATE POSSIBLE DEVIATION FROM THE DRAWINGS. REFER TO THE DRAWINGS AND DETAILS FOR EXTENT OF DEMOLITION. 4. THE CONTRACTOR SHALL SUPERVISE AND DIRECT THE WORK, USING THE CONTRACTORS BEST SKILL AND ATTENTION. CONTRACTOR SHALL BE SOLELY RESPONSIBLE FOR ALL DEMOLITION MEANS, METHODS, TECHNIQUES, SEQUENCES AND PROCEDURES AND FOR COORDINATION OF ALL PORTIONS OF THE WORK UNDER THE CONTRACT. 5. ANY QUESTIONS CONCERNING OWNERSHIP OF SALVAGEABLE MATERIAL SHALL BE ANSWERED BY THE OWNER. 6. THE CONTRACTOR SHALL PAY FOR ALL PERMITS, FEES AND INSPECTIONS REQUIRED FOR THE EXECUTION OF THE WORK. 7. PROTECT ALL EXISTING FINISHES, DOOR FRAMES, EQUIPMENT AND MATERIALS THAT ARE NOTED TO REMAIN IN PLACE. 8. TAKE SPECIAL PRECAUTIONS TO PROTECT EXISTING ITEMS AND MATERIALS THAT ARE TO BE REUSED DURING THEIR REMOVAL, HANDLING, AND STORAGE. 9. REPLACE ALL ITEMS TO BE REUSED IF THEY ARE DAMAGED AND CANNOT BE REPAIRED TO THE SATISFACTION OF SJL DESIGN GROUP. 10. PROTECT ACCESS TO OCCUPIED SPACES FOR CONTINUOUS OPERATION. 11. COORDINATE ALL WORK WITH THE OWNER IN ORDER TO AVOID INTERFERING WITH THE OWNER'S OPERATION. 12. REMOVAL OF THE BUILDING PARTS SHALL BE PERFORMED IN A SAFE, ORDERLY, AND CAREFUL MANNER, WITH CONSIDERATION AT ALL TIMES FOR THE SAFETY AND WELFARE OF THE PUBLIC, TENANTS, AND PERSONNEL OF THE CONTRACTOR AND/OR SUBCONTRACTOR. 13. MAINTAIN THE UTILITIES TO OCCUPIED SPACES AT ALL TIMES DURING BUSINESS HOURS. 14. AREAS INVOLVED SHALL BE KEPT CLEAN DURING WORKING HOURS AND SHALL BE SWEPT BROOM CLEAN AT EH END OF EACH WORK DAY. 15. ALL UNSALVAGEABLE MATERIAL DEVELOPED DUE TO THIS DEMOLITION SHALL BECOME THE PROPERTY OF THE DEMOLITION CONTRACTOR AND SHALL BE REMOVED FROM THE SITE UNLESS NOTED OTHERWISE OR PER OWNER REQUEST. 16. METHODS OF HANDLING MATERIALS, RUBBISH, AND/OR DEBRIS SHALL BE SUCH THAT THE SCATTERING OF DUST SHALL BE HELD TO A MINIMUM. GENERAL CONSTRUCTION NOTES DEMOLITION NOTES (WHERE APPLICABLE) GENERAL ABBREVIATIONS 17. TRUCKS AND/OR OTHER FORMS OF TRANSPORTATION USED FOR HAULING MATERIALS, TRASH AND/OR DEBRIS FROM THE SITE SHALL BE SUCH THAT NO MATERIALS, TRASH OR DEBRIS IS DROPPED OR SCATTERED ALONG THE ROUTE OF TRAVEL EITHER ON SITE OR AFTER LEAVING THE SITE. 18. THE CONTRACTOR SHALL REMOVE EXISTING FINISHES AS REQUIRED FOR THE INSTALLATION OF NEW FINISHES AND THE CONTRACTOR SHALL PREPARE THESE SURFACES TO RECEIVE THE NEW FINISHES. 19. COMPLY WITH NFPA CODE 241, "BUILDING CONSTRUCTION AND DEMOLITION OPERATIONS", ANSI-A10 SERIES STANDARD FOR SAFETY REQUIREMENTS FOR CONSTRUCTION AND DEMOLITION", NECA ELECTRICAL DESIGN LIBRARY "TEMPORARY ELECTRICAL FACILITIES" AND "MANUAL OF ACCIDENT PREVENTION IN CONSTRUCTION" OF THE ASSOCIATED GENERAL CONTRACTORS OF AMERICA. 20. MATERIALS NOT REINFORCED INTO THE WORK AND NOT INDICATED TO BE SALVAGED BY PROPERTY MANAGEMENT SHALL BE REMOVED FROM PREMISES ON A REGULAR BASIS AND DISPOSED OF IN A LEGAL MANNER. 21. SERVICE CONNECTIONS SHALL BE SAFELY REMOVED, CAPPED OR PLUGGED IN CONFORMITY WITH LOCAL LAWS AND ORDINANCES, REQUIREMENTS OF PUBLIC UTILITY COMPANIES, AND THE NATIONAL BOARD OF FIRE UNDERWRITERS, AND IN SUCH A MANNER AS NOT TO INTERFERE WITH THE USE OF THE OCCUPIED SPACES IN THE BUILDING. 22. SALVAGE ALL EXISTING DOORS AND FRAMES NOT SCHEDULED FOR RE-USE AND STORE AS DIRECTED BY OWNER. 23. CONTRACTOR TO INSTALL DUST BARRIERS AND COVER ALL SMOKE DETECTORS PRIOR TO START OF DEMOLITION. REMOVE COVERS AT THE END OF EACH WORK DAY. 24. PRE-FILTER, AIR FILTER MEDIA SHALL BE PLACED OVER EXISTING AIR HANDLER UNIT AIR FILTERS AND OVER AL RETURN AIR DEVICES PRIOR TO ANY DEMOLITION. THIS FILTER MEDIA SHALL BE CHANGED ON A REGULAR BASIS DURING THE CONSTRUCTION TO ENSURE CLEANLINESS OF THE HVAC DUCT WORK AND EQUIPMENT. 25. ABANDONED TELE/DATA CABLING SHALL BE REMOVED FROM WALLS, CEILINGS AND FLOORS. 26. LINES SUCH AS WATER, SEWER, OR SIMILAR UTILITIES THAT ARE TO BE ABANDONED IN SPACES SHALL BE CAPPED OR PLUGGED AS NECESSARY IN AN APPROVED MANNER. 1. ALL CONSTRUCTION SHALL BE DONE IN ACCORDANCE WITH ALL APPLICABLE BUILDING CODES AND ORDINANCES. 2. ALL WORK SHALL CONFORM TO THE CONTRACT DOCUMENTS AND SPECIFICATIONS 3. THE CONTRACTOR SHALL COMPLY WITH ALL BUILDING REGULATIONS SUCH REGULATIONS ARE HEREBY MADE A PART OF THESE CONTRACT DOCUMENTS AND BY REFERENCE ARE INCORPORATED HEREIN AS FULLY AS IF REPEATED AT LENGTH. 4. SJL DESIGN GROUP HAS NO KNOWLEDGE OF AND SHALL NOT BE HELD LIABLE FOR ANY ASBESTOS OR OTHER HAZARDOUS MATERIALS ON THE JOBSITE. IF ASBESTOS OR OTHER HAZARDOUS MATERIALS ARE DISCOVERED DURING CONSTRUCTION, THE CONTRACTOR SHALL ISOLATE THE CONTAMINATED AREA AND CONTACT THE OWNER AND TENANT FOR FURTHER INSTRUCTIONS BEFORE PROCEEDING. 5. CONTRACTOR SHALL COMPLY WITH APPLICABLE LOCAL, STATE, AND FEDERAL CODES, REGULATIONS PERTAINING TO SAFETY OF PERSONS, PROPERTY AND ENVIRONMENTAL PROTECTION. 6. THE CONTRACTOR SHALL OBTAIN ALL PERMITS AND INSPECTIONS AND COMPLY WITH ALL CODES, LAWS, ORDINANCES, RULES, AND REGULATIONS OF ALL PUBLIC AUTHORITIES (FEDERAL, STATE, OR LOCAL) GOVERNING THE WORK. THE MOST STRINGENT SHALL APPLY. 7. THE GENERAL CONTRACTOR WARRANTS WITH HIS BID THAT HE HAS VISITED THE SITE AND ACCEPTS ALL EXISTING CONDITIONS UNLESS CONCEALED. 8. THE GENERAL CONTRACTOR SHALL FIELD VERIFY ALL MEASUREMENTS, LOCATIONS AND CHARACTERISTICS OF ALL WORK AND EQUIPMENT COORDINATE WITH THE MANUFACTURER OR SUPPLIER PRIOR TO THE START OF RELATED WORK. IF CONFLICT OCCURS, CONTACT SJL DESIGN GROUP. 9. CONTRACTOR SHALL NOTIFY SJL DESIGN GROUP OF ALL UTILITIES DETERMINED IN COURSE OF CONSTRUCTION, AS BEING NECESSARY TO BE REMOVED WHICH HAVE NOT OTHERWISE BEEN NOTED FOR REMOVAL IN THE CONSTRUCTION DOCUMENTS. CONTRACTOR SHALL REMOVE SUCH UTILITIES FOLLOWING CONSULTATION WITH SJL DESIGN GROUP AND OWNER. WHETHER PRE DETERMINED IN THE CONSTRUCTION DOCUMENTS OR LATER IN THE FIELD, DISCONNECT, CUT BACK TO SOURCE, AND CAP ALL UTILITY SERVICES REMOVED. SEAL ALL PENETRATIONS CREATED BY REMOVAL OF UTILITIES TO MATCH ADJACENT CONSTRUCTION AND FINISHES. 10. THERE SHALL BE NO CHANGES WITHOUT WRITTEN APPROVAL OF SJL DESIGN GROUP. 11. ALL PARTITIONS ARE DIMENSIONED FROM FACE OF STUD TO FACE OF STUD, UNLESS NOTED OTHERWISE. ALL DIMENSIONS MARKED CLEAR OR HOLD SHALL BE MAINTAINED, AND ALLOW FOR THICKNESS OF ALL FINISHES INCLUDING CARPET, CERAMIC TILE, VCT, ETC. 12. ANY VARIATIONS FROM INDICATED DIMENSIONS OR CONDITIONS SHALL BE BROUGHT TO THE IMMEDIATE ATTENTION OF SJL DESIGN GROUP. THE WORK IN THE AREA IN QUESTION SHALL NOT PROCEED UNTIL APPROVED BY SJL DESIGN GROUP. 13. WHERE DESIGN INTENT CANNOT BE DETERMINED FROM THE CONSTRUCTION DOCUMENTS, THE CONTRACTOR IS RESPONSIBLE FOR OBTAINING A CLARIFICATION FROM THE DESIGNER PRIOR TO PROCEEDING WITH THE WORK IN QUESTION. 14. THE CONTRACTOR AND EACH TRADE IS RESPONSIBLE FOR REVIEWING AND COORDINATING ALL EXISTING CONDITIONS AND WITH ALL OTHER TRADES. NO FIELD ORDERS WILL BE APPROVED FOR ANY CONDITIONS OR CONFLICTS THAT COULD HAVE BEEN AVOIDED BY COORDINATION BETWEEN CONTRACTOR AND EACH TRADE AFTER AWARD OF CONTRACT. 15. GENERAL CONTRACTOR AND SUBCONTRACTORS TO FIELD VERIFY ALL EXISTING SIZES, LOCATIONS AND CHARACTERISTICS OF EXISTING EQUIPMENT BEFORE CONSTRUCTION AND TO FULLY COORDINATE TO DESIGN DOCUMENTS TO CORRECT ANY FIELD CONDITIONS OR CONFLICTS AS REQUIRED. PROPER MAINTENANCE AND SERVICE ACCESS TO ALL ABOVE CEILING EQUIPMENT IS TO BE MAINTAINED, AND GENERAL CONTRACTOR AND SUBCONTRACTORS ARE RESPONSIBLE FOR CONFIRMING ALL ROUTING OF PLUMBING, DUCTWORK, AND OTHER SERVICES AS APPLICABLE. ANY ABANDONED ELECTRICAL AND/OR VOICE/DATA CABLING TO BE REMOVED BY THE GENERAL CONTRACTOR. 16. CONTRACTOR SHALL COORDINATE INSTALLATION OF UTILITIES WITH WHERE EXISTING ACCESS PANELS CONFLICT WITH NEW CONSTRUCTION, THE OWNER OR TENANT. 17. WHERE EXISTING ACCESS PANELS CONFLICT WITH NEW CONSTRUCTION, CONTACT SJL DESIGN GROUP FOR CONSULTATION. 18. WORK AREAS ARE TO REMAIN SECURE WITH TEMPORARY PARTITIONS, AND LOCKABLE DURING CONSTRUCTION. CONTRACTOR SHALL COORDINATE WITH TENANT AND OWNER TO ENSURE SECURITY. 19. THE CONTRACTOR SHALL MAINTAIN FOR THE ENTIRE DURATION OF THE WORK ALL EXITS, EXIT LIGHTING, FIRE PROTECTIVE DEVICES AND ALARMS IN CONFORMANCE WITH ALL APPLICABLE CODES AND ORDINANCES. 20. THE SCOPE OF WORK, EXISTING CONDITIONS AND ADJACENT AREAS (INCLUDING PATH OF ACCESS) SHALL BE PROTECTED FROM ANY DAMAGE THAT OCCURS BECAUSE OF NEW WORK. ANY DAMAGE THAT OCCURS SHALL BE THE FINANCIAL RESPONSIBILITY OF THE CONTRACTOR. 21. ANY CONSTRUCTION THAT PRODUCE EXCESS DIRT AND/OR NOISE FROM POWER EQUIPMENT SHALL BE PERFORMED AFTER BUSINESS HOURS AND PLANNED FOR. 22. CONTRACTOR TO COORDINATE WITH BUILDING MANAGEMENT FOR RULES AND REGULATIONS REGARDING CONDUCT OF CONSTRUCTION PERSONNEL AS WELL AS PROCEDURES, SCHEDULING OF DELIVERIES AND ANY OTHER CONSTRUCTION ACTIVITIES, AS WELL AS TO ASSURE THAT ADEQUATE STANDARDS OF CLEANING PROCESSES ARE MAINTAINED. PROTECTION OF EXISTING FINISHES THROUGHOUT THE BUILDING IS REQUIRED AT ALL TIMES. ANY DAMAGE INCURRED TO WALLS, FLOORING, ETC. MUST BE FULLY REPAIRED. 23. ERECT AND MAINTAIN DUST PROOF PARTITIONS AS REQUIRED TO PREVENT SPREAD OF DUST, FUMES AND SMOKE, ETC. TO OTHER PARTS OF THE BUILDING. ON COMPLETION REMOVE PARTITIONS AND REPAIR DAMAGED SURFACES TO MATCH ADJACENT SURFACES. 24. WHERE EXISTING SURFACES ARE CUT OR DAMAGED, PATCH AND FINISH TO MAKE PATCHING AS INCONSPICUOUS AS POSSIBLE A. FOR CONTINUOUS SURFACES: REFINISH TO THE NEAREST OFFSET, INTERSECTION, OR OTHER EXISTING POINT AT WHICH WORK CAN BE NEATLY TERMINATED. B. FOR ASSEMBLIES: REFINISH ENTIRELY. C. WHERE NEW WORK ABUTS OR FINISHES FLUSH WITH EXISTING WORK, MAKE TRANSITION SMOOTH. D. IF SMOOTH TRANSITION OF NEW WORK TO EXISTING FINISHED SURFACE IS NOT POSSIBLE, TERMINATE EXISTING SURFACE ALONG LEVELING COMPOUND COMPATIBLE WITH SCHEDULED FINISH MATERIAL TO ACHIEVE FINAL LEVELING. E. PROVIDE APPROPRIATE SUPPORT OF SUBSTRATE FOR PATCHING OF FINISHED SURFACES. F. WHERE REMOVAL OF EXISTING CONSTRUCTION EXPOSES ITEMS WHICH WERE PREVIOUSLY CONCEALED, REWORK SUCH ITEMS TO BE CONCEALED IN FINISHED CONSTRUCTION. G. DO NOT CUT OR REMOVE EXISTING STRUCTURAL MEMBERS OR FINISHED SURFACES, OTHER THAN TO THE EXTENT CONTAINED IN THE CONTRACT DOCUMENTS, WITHOUT WRITTEN PERMISSION OF SJL DESIGN GROUP. H. ANY QUESTIONS CONCERNING OWNERSHIP OF SALVAGEABLE MATERIAL SHALL BE ANSWERED BY THE OWNER. 26. ALL WOOD BLOCKING SHALL BE FIRE RETARDANT TREATED. PROVIDE WOOD BLOCKING IN ALL STUD WALLS OF MILLWORK AND SPECIAL ITEM ANCHORING POINTS. WOOD BLOCKING SHALL BE MOISTURE TREATED IF LOCATED IN DAMP LOCATIONS OR ADJACENT TO CONCRETE OR MASONRY CONSTRUCTION. 27. CONTRACTOR SHALL COORDINATE AND PROVIDE METAL BACKING PLATES OR SOLID WOOD BLOCKING (FIRE TREATED) IN PARTITIONS FOR ALL MILLWORK AND WALL MOUNTED HARDWARE AS REQUIRED. 28. ALL MANUFACTURED ARTICLES, MATERIALS AND EQUIPMENT SHALL BE APPLIED INSTALLED, CONNECTED, ERECTED, CLEANED AND CONDITIONED PER MANUFACTURER'S RECOMMENDATIONS, WHEN DIFFERENCES BETWEEN THE MANUFACTURER'S INSTRUCTIONS AND CONTRACT DOCUMENTS OCCUR THE CONTRACTOR SHALL NOTIFY SJL DESIGN GROUP BEFORE PROCEEDING. 29. UNDERCUT ALL DOORS TO CLEAR TOP OF FLOOR FINISHES BY 1/4" MAXIMUM, UNLESS NOTED OTHERWISE. 30. ALL HINGED SIDE OF DOOR FRAMES ADJACENT TO A PERPENDICULAR PARTITION AND/OR ANGLED PARTITION ARE TO BE 6" FROM OUTSIDE EDGE OF DOOR FRAME TO FINISH FACE OF PARTITION, UNLESS NOTED OTHERWISE. 31. MANUFACTURERS' NAMES, TRADEMARKS, LOGOS, ETC., SHALL NOT BE VISIBLE TO THE PUBLIC. 32. IT IS THE INTENT OF THE DRAWINGS THAT ALL EXPOSED SURFACES RECEIVE FINISHES AS INDICATED ON THE DRAWINGS OR IN THE SPECIFICATIONS UNLESS SPECIFICALLY NOTED OTHERWISE. ANY SURFACES WHICH DO NOT HAVE A SPECIFIC FINISH NOTED, OR ARE NOTED TO REMAIN UNFINISHED, SHALL BE BROUGHT TO THE ATTENTION OF SJL DESIGN GROUP AND FINISHED PER SJL DESIGN GROUP INSTRUCTIONS. 33. REMOVE FROM SITE AND LEGALLY DISPOSE OF DAILY ALL REFUSE, DEBRIS, RUBBISH, AND OTHER MATERIALS RESULTING FROM DEMOLITION OPERATIONS. BURNING OF DEBRIS ON SITE SHALL NOT BE PERMITTED. 34. ALL SUBCONTRACTORS TO CLEAN ALL AREAS DURING AND AFTER CONSTRUCTION AND TO MAKE READY FOR OTHER TRADES TO FOLLOW. AT FINAL PHASE, CONSTRUCTION AREAS TO BE FULLY CLEANED FOR OCCUPANCY, INCLUDING DOORS, FRAMES, WALLS, CEILINGS, LIGHT FIXTURES, MILLWORK, WINDOWS, WINDOW TREATMENTS, HVAC DISTRIBUTION, GRILLES, MULLIONS, SILLS, ETC. 35. DISPOSAL OF DEBRIS: A.. REMOVE AND DISPOSE OF WASTE MATERIALS OFF SITE. B. STORE ITEMS DESIGNATED TO REMAIN PROPERTY OF TENANT OWNER IN BUILDING WHERE DIRECTED. 36. ALL WORK NOTED "BY OTHERS" OR "NIC" SHALL BE PROVIDED BY OWNER AND SJL DESIGN GROUP UNDER SEPARATE CONTRACT. CONTRACTOR SHALL INCLUDE "BY OTHERS" AND "NIC" WORK IN CONSTRUCTION SCHEDULE AND COORDINATE AS REQUIRED TO ASSURE ORDERLY SEQUENCE OF INSTALLATION. 37. "ALIGN" SHALL MEAN TO ACCURATELY LOCATE FINISH FACES IN THE SAME PLANE. 38. "TYPICAL" OR "TYP" SHALL MEAN THAT THE CONDITION IS REPRESENTATIVE FOR SIMILAR CONDITIONS THROUGHOUT, UNLESS NOTED OTHERWISE. DETAILS ARE USUALLY KEYED AND NOTED "TYP" ONLY ONCE, WHEN FIRST OCCUR. 39. "SIMILAR" OR "SIM" MEANS COMPARABLE CHARACTERISTICS FOR THE CONDITIONS NOTED. VERIFY DIMENSIONS AND ORIENTATION ON PLANS AND ELEVATIONS. 40. ITEMS NOT NOTED ABOVE OR CLEARLY INDICATED IN CONSTRUCTION DRAWINGS TO BE SUBMITTED TO SJL DESIGN GROUP FOR CLARIFICATION. NO SUBSTITUTIONS TO BE MADE FOR ANY SPECIFIED PRODUCT TO BE MADE WITHOUT EXPRESS WRITTEN APPROVAL BY SJL DESIGN GROUP. 41. THE TERM "BUILDING STANDARD" AS NOTED ON DRAWINGS AND AS SPECIFIED HEREIN REFERS TO ALL MATERIAL, LABOR INSTALLATION, FABRICATION, ETC., PER BUILDING OWNERS CRITERIA. 42. THE CONTRACTOR SHALL SUBMIT SHOP DRAWINGS FOR ALL FABRICATED ITEMS INCLUDING CUT SHEETS FOR ALL FIXTURES AND EQUIPMENT, AND SAMPLES OF ALL FINISHES TO SJL DESIGN GROUP FOR REVIEW. SJL DESIGN GROUP SHALL HAVE TEN (10) WORKING DAYS FOR REVIEW OF SHOP DRAWINGS. 43. THE CONTRACTOR SHALL PERFORM NO PORTION OF THE WORK REQUIRING SUBMITTAL AND REVIEW OF SHOP DRAWINGS, PRODUCT, SAMPLES OR SIMILAR SUBMITTALS UNTIL THE RESPECTIVE SUBMITTAL HAS BEEN REVIEWED BY SJL DESIGN GROUP. SUCH WORK SHALL BE IN ACCORDANCE WITH ACCEPTED SUBMITTALS. 44. THE CONTRACTOR SHALL NOT BE RELIEVED OF RESPONSIBILITY FOR DEVIATIONS FROM REQUIREMENTS OF THE CONTRACT DOCUMENTS BY THE ARCHITECTS REVIEW OF SHOP DRAWINGS, PRODUCT DATA, SAMPLES OR SIMILAR SUBMITTALS UNLESS THE CONTRACTOR HAS SPECIFICALLY INFORMED SJL DESIGN GROUP IN WRITING OF SUCH DEVIATION AT THE TIME OF SUBMITTAL AND SJL DESIGN GROUP HAS GIVEN WRITTEN ACCEPTANCE TO THE SPECIFIC DEVIATION. THE CONTRACTOR SHALL NOT BE RELIEVED OF RESPONSIBILITY FOR ERROR FOR OMISSIONS IN SHOP DRAWINGS, PRODUCT DATA. SAMPLES, OR SIMILAR SUBMITTALS BY SJL DESIGN GROUP ACCEPTANCE THEREOF. 45.
