Hollibaugh, Director L E T T E R of G R A N T March 1, 2022 Sandra Newkirk 111 Bennett Road Carmel, IN 46032 Re: BZA Docket No. PZ-2022-00007 V: Newkirk Front Setback Variance Dear Ms. Newkirk: At the meeting held on Monday, February 28, 2022, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 111 Bennett Road: APPROVED with Condition: Docket No. PZ-2022-00007 V, Development Standards Variance approval for: Minimum 35-ft front yard building setback required, 34-ft granted, with the Condition of gaining approval from the Board of Public Works & Safety (BPW) for the additional driveway cut (via working through the Carmel Engineering Dept.). Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is February 28, 2025. Please include a copy of this letter with any permit application.
